Hilby Station Apartments

I personally had a very positive experience while renting at the Hilby Station apartments. From the beginning and as a renter and up until my departure I was treated with complete professionalism and care. Erica is the best. She made each step of the process for me absolutely seamless. She truly loves her job and wants to see that is tennant is happy, she goes above and beyond. more

as a former employee DO NOT RENT FROM THEM. I chose to quit the company because it is so unethical and unmoral. Do yourself a favor and if you move in make sure you check every inch of your apt for any little damages, even a scratch in the tile and mark it down on the property condition report. The company purposely fails to do this hoping they can charge you for damages you did not do. And when you move out make sure to be there for the final walkthrough of your apartment. Also know that maintenance guys are known to steal and ""borrow"" from tenants. And know that there is a group of former tenants seeking out media attention for the things that happened to them while living on a Lanzce Douglass Property. Prairie Hills, Rock Creek, Eagle Point, Trestle Creek, Hilby Station are all Lanzce Douglass Properties. And know that if you do ANY damages they are EXTREMELY expensive charges. I saw a former tenant coming in upset for a ""loose towel bar"" and they charged him $75. They are outrageous with the prices and they will charge you for missing light bulbs as well as splash plates for the stove. And please realize if you cant pay them right away they WILL take you to small claims. And please realize to that every legal notice they serve you costs you $30. So have a noise complaint (the walls are thin and you can hear EVERYTHING) $30. please realize too that they have no grace period for rent. So normal places its due the 1st late by the 5th...NOT HERE. Its late on the 2nd and they charge you a percentage of your rent plus $30 legal notice posted on your door and $30 for the one the send you in the mail ON TOP of the late fee. Everytime your even a day late on rent it will cost you about $100 EACH TIME. Please just be aware of all this and if your still ok renting from the company go for it. But I cant stress enough how wary you should be if you do. Really the best thing you can do is stay away from Lanzce Douglass Properties. They are beautiful and nice but its not worth all of what you have to go through. Just be warned, and read other reviews. I guarantee most of them have complaints similar to what Im trying to warn you and protect you from. more

This apartment complex is terrific! I moved in 4 months ago from a 4 bedroom house and was concerned about moving into a smaller space. My apartment is over 1,000 sq ft and overlooks the wetlands. The neighbors are quiet and respectful and any time that I need something, Erica, the apartment manager, is right there. They even accept my UPS packages! I think that, with all of the negative reviews in the past, and then nothing since, things must have changed. If you are going to live in an apartment, this is the one to pick. more

I am always skeptical of the negative reviews you see on here. I mean, if the person would have just paid their rent, moved their stuff out, etc etc then they would have nothing to complain about. However, for the first time in my 10 + straight years of being an apartment renter, I had such a horrible experience with Hilby Station and Lance Douglass Property that I felt that I owed it to myself and to all of you reading this to let you know about my experience and then let you make your own call. I have not once in my 10 + years of renting had a problem with any of my landlords. Not once. Never in my life have I thought about writing a review such as this b/c I have always had a very positive experience with my landlords. You hear horror stories about landlords, and you view such stories with skepticism, but once you experience (and hopefully you wont) you realize that there are a few such landlords out there. And in my second to last rental before I finally became a home owner I had the worst luck and fell upon this type of landlord at Hilby Station. And let me be more specific, it is not so much the landlord that lives at the complex that is the problem. It is the management and employees that work at Lance Dougalss that you have to deal with after you move out. I promise you, after you move out you will receive a bill in the mail for something or the other, it could be small and it could be big. But whatever the bill is for, it will leave you scratching your head in confusion, and then that will lead to wonderment (really? they are really trying to suck every single penny they can out of me?). If you rent here, you will experience more of a hassle than it is worth. There are a number of other properties NOT owned by Lance Douglass in the area, and I would recomend renting from one of those. I had a very wonderful experience at a place right down the street from Hilby Station, when I moved out it was simple, the management was reasonable and they didnt all of a sudden stop treating you well just b/c you are now moving out. That is what Hilby Station and Lance Douglass does: they (the landlord on site) treat you well, they deal with you honestly, they treat you friendly and with respect. Then, once you move out, they (the office worker at Lance Douglass headquaters) treat you horrible, treat you with disrespect, deal with you very dishonestly, so much so that it really leaves saying to yourself, ""Is this real? Did that really just happen? Who does that?"" If you can find a place to rent other than Hilby Station I personally promise you that it will be worth it in the long run. My husband lived here for a few years before I moved in after we were married. We had no complaints about the managers or any thing with the property. They were even nice enough to hold my husbands mail while he was deployed. And after one of his deployments they even made a huge wood sign welcoming him and another military individual home. I have never see anyone do something that big for a tenant. We enjoyed the company of the landlords, and thought they did a great job. This was a great place for us to live at on the South Hill, close to things, and was a nice community. more

Yes all of these reviews are correct, do not rent from them at any cost or special they may offer you. They will put you in collections for anything they can think of. Not only the managers on the site do not do their work, but the douglas management is doing everything to squeez the last penny you have. They put me in collection for not taking out my trash (christmas tree packed), i didn't even live there, yes i left it, thinking that they may donate it to someone, i'm sure the manager kept it for herself. now they are claiming that i staied there 2 extra days, yeah sure, i wouldn't stay at that dump for my last months of the rent contract, but they are saying that i staid 3 extra days after my contract was over. I cleaned out my apartment even though they kept my $350 deposit, and they still didn't apreceate me cleaning it from top to bottom they still put me in collections. Rent an apartment that has good reviews, not bad, no matter how much they cost, they will actually save money after you move out. more

This people are very mean and very wicked.They will uses every opportunuty to steal your money. for instance I live here for 6 months paids all my bills and rent on time. But four months after I packed out the sent a bill of 500 dollar for damagies, I was still aguring with then , the increase the bill. Everyday the will sleep and wake up to add more to the list. more

She is the one who thru a fit because I asked her to do something and she did not want to be inconvenienced. Second, we do not take a damage deposits. We take Non refundable move-in fee's. If Kris was really moving into Hilby Station she would of know this. Third, Kris and her husband never had an application on file with me to rent an apartment. I have never met Kris until the day that I asked her to move her vehicle, which wasn't that much to ask. As you can see, her statement above just untrue. My apartment community is a beautiful complex and I work very hard to keep it as such. I enjoy my tenants and I am not rude to them as Kris (who is not a resident) mentioned above. Come in and personally meet me..you will see after meeting and dealing with me that I am not the person Kris is making me out to be. I can't believe how rude the management is there. If ever go there do not park in the parking by the office. She will scold you like you are a child. There are no signs that specify who can park there and who can't. I can't read minds but I can read a sign. The thing is I was waiting for my husband to get off work so we could put down a damage deposit so we could move in next month. Not now no way! more

THEY WILL SCREW YOU ON ANYTHING THAT THEY POSSIBLY CAN!!! If you like having money stolen from you, then by all means move into a Lanzce Douglas property. I never had parking, my neighbors cigarette smoke was always pouring into my apartment, and the other neighbors liked to have domestic disputes and call the cops on each other. They will charge you for anything and everything that they can possibly think to charge you for!!!! I would have been better off in my last apartment in ghettoville that I payed $200 a month LESS for. These people are thieves! more

THEY ARE THUGS!!! BEWARE!!! DO NOT RENT FROM HILBY STATION OR LANZCE G. DOUGLAS PROPERTY MANAGEMENT!!! The managers duped me, they claimed that I would receive the $750 a month special if I resigned my lease (the apartment normally $775). I continued to pay the $750 for nine months. Now that I have moved out, and two months have passed, I am being billed for $211.67 because I failed to pay the entire amount of $775. HILBY STATION AND LANZCE G. DOUGLAS PROPERTY MANAGEMENT IS CORRUPT. DO NOT RENT FROM THEM, THEY WILL LIE TO YOU AND TAKE YOUR MONEY!!! more
