as a former employee DO NOT RENT FROM THEM. I chose to quit the company because it is so unethical and unmoral. Do yourself a favor and if you move in make sure you check every inch of your apt for any little damages, even a scratch in the tile and mark it down on the property condition report. The company purposely fails to do this hoping they can charge you for damages you did not do. And when you move out make sure to be there for the final walkthrough of your apartment. Also know that maintenance guys are known to steal and ""borrow"" from tenants. And know that there is a group of former tenants seeking out media attention for the things that happened to them while living on a Lanzce Douglass Property. Prairie Hills, Rock Creek, Eagle Point, Trestle Creek, Hilby Station are all Lanzce Douglass Properties. And know that if you do ANY damages they are EXTREMELY expensive charges. I saw a former tenant coming in upset for a ""loose towel bar"" and they charged him $75. They are outrageous with the prices and they will charge you for missing light bulbs as well as splash plates for the stove. And please realize if you cant pay them right away they WILL take you to small claims. And please realize to that every legal notice they serve you costs you $30. So have a noise complaint (the walls are thin and you can hear EVERYTHING) $30. please realize too that they have no grace period for rent. So normal places its due the 1st late by the 5th...NOT HERE. Its late on the 2nd and they charge you a percentage of your rent plus $30 legal notice posted on your door and $30 for the one the send you in the mail ON TOP of the late fee. Everytime your even a day late on rent it will cost you about $100 EACH TIME. Please just be aware of all this and if your still ok renting from the company go for it. But I cant stress enough how wary you should be if you do. Really the best thing you can do is stay away from Lanzce Douglass Properties. They are beautiful and nice but its not worth all of what you have to go through. Just be warned, and read other reviews. I guarantee most of them have complaints similar to what Im trying to warn you and protect you from.
