After witnessing both my cousin and brother live in Hayes, I knew one day I would end up in Hayes. While this is only my first year living in Hayes, I have had the opportunity to see the progress on behalf of the staff to transform Hayes into an awesome place to live. At the end of the day, Hayes maintains all of the benefits of living on campus (because it is so close), with the additional perks of having your own apartment. Nowadays, Hayes is a no-brainer for students looking to move off campus. more

After 3 semesters living in Hayes, I can truly say that I will miss living here upon graduating this semester. Gail and all of the staff members are great - friendly people to talk to and quickly help with any issues in the apartments. The best thing about living in Hayes, besides the quick walk to Binghamton University, is the community that comes with living here. Hayes is a great apartment community for any student in the area. more

This is my first semester living off campus and I am happy to say that living in Hayes has been fantastic. The apartments are well furnished, clean, and just the right size for any student living in a single or a double. The best thing about living in Hayes is its close proximity to campus. Even on those cold winter days, I am able to walk to campus in under ten minutes. If I am not up for walking one morning I can always take the bus.\r The new manager in the office is caring, sensitive, and most importantly approachable. This month she held a breakfast in the office for all Hayes residents! It was so nice to come in and have a bite to eat. Hayes is the ideal living experience for any student seeking off campus housing. more

Over the years, Hayes' reputation and quality has evolved. It's safe to say we are now living in the Golden Age of Hayes. \r \r It's true, in the past there have been less than pleasant times. But it is definitely the case that Hayes is under new management. \r \r Gail, the new manager, is absolutely professional, courteous, respectful, encouraging and a delight. Everyone who has lived here the past few semesters will attest to how much a change in pace there has been. For instance, just in the past few semesters, we've gotten new furniture, wi-fi, free treats in the office (coffee, bagels, (kosher)). Things have really turned around. \r \r When we had a few issues, whether it was with the water or cabinets, Gail was entirely responsive and responsible. Whether a light bulb needed changing or the water wasn't running, Gail was on it. Gail treats us with respect. She knows that we are here to study, and to have fun, and is entirely responsive to our needs. \r \r The best thing, for me, ultimately, about living in Hayes, is the community. Nowhere else do you have such a sense of brotherhood and sisterhood with the students you live with. Whether it's cholent on Friday nights, free coffee and cupcakes on Friday morning, or a Tuesday night snowball fight, Hayes is the place for me. I wouldn't live anywhere else. more

I'm so upset that I cannot give them no star. THIS PLACE IS A SH*T HOLE. THIS MIGHT BE THE MOST HELPFUL REVIEW FOR YOU\r \r PART 1: HORRIBLE LANDLORD.\r \r The lady at the office is a effing bit*h. Other people on this page say oh please think if she was your granny, NO MY GRANNY IS NOT A BIAT*H. She doesn't respond any of your email if she gets in a bad position like when I asked her refund. I had to take the second semester off so she said I had to find someone to take over my contract, otherwise I have to pay the rest of the rent or pay 600 dollars if ""they"" find someone. So I finally found someone and the lady told me to tell the one to call the office. I did so and at the end the woman charged me 600 dollars because they found the guy to take over my contract. That was effing lie and I argued with them and they told me to provide evidence. Fortunately I had a chatting history on fb so I even had to translate it into English and provided it to her then she gave me 500 dollars back. That is not the end of it. She charge me 198 dollars for cleaning and demaging. I can say that I squicky cleaned the house and didn't break anything at all. I asked her to provide any of the receipt or invoice for the charge and AGAIN SHE's NOT RESPONDING ANY OF MY EMAILS. It is just not me, most of the residents has been through this issue. There is no proper criteria or standard to charge the fee. \r \r PART 2: NASTY\r \r WHEN I FIRST SLEPT ON MY BED I GOT SO ITCHY BECAUSE THE MATRESS IS SO DIRTY AND A SPIDER DROPPED ON ME WHILE I WAS SLEEPING AND SPIDERS GOES ON AND ON.\r \r \r PART 3: RUNDOWN HOUSE\r \r The lady at the office warns you when you make a contract that the house wall is painted with the paint which can *possibly* have lead in it and she implies it actually has lead in it.\r When I first got into the house I could smell gas leaking for a week. I brought all of my friends and they all could smell it except the crazy woman at the office. She said ""oh I can't smell anything."" BS.\r There was no lamps so I had to go to the office once, No water in the shower so I had to go twice, No gas for the stove so three times visited. You might have to visit the office more than you visit your house in the first month because there aren't things that should be there. And this building is totally not sound-proof. You can hear the guy downstair talking with his granny on the phone. You can hear the sex noise from upstairs and so on. \r \r \r PART 3. CREEPY MAINTENANCE GUYS\r \r They literally break into your house when you're in the house, outta house. When you get back from the class, you can find your carpet all messed with the dirts from maintenances' shoes'. When you take a shower, they get in. When you have sex, they could get in. decent place to live for a few years 10/15/2011

Lived here for a few years. Not a bad place to live. Bldgs 1-3 have alot of undergrads and it is a bit louder. Bldgs 4-8 very quiet and can get your work done. Bldgs 4-8 typically are graduate students. Bldgs 1-3 have some with central air 4-8 do not have A/C. Maint. staff on the ball. When first moved in had a few things that needed attention but nothing big. They fixed asap. I have had no issues here. These are 1 and 2 bedroom FULLY FURNISHED units so that is why the price is a bit higher. Free buses/shuttle to BU are right outside the front door so extremely convenient. This comes in handy when time to move out; everything stays and makes moving easier. The place was built awhile ago so no fan in bathroom and older style kitchen cabinets but fine for what you need. Smoke alarms in bedrooms and front rooms. I have found no problem with office staff. Pleasant exchanges and helpful. FEDEX and UPS deliver daily to office and office staff place sticker on your door to notify you of pkg arrival. If maint. does have to fix something you need fixed they leave 'maint. tag' on your door. Parking is free; there are some covered spots, it is never full. Grounds are well kept; snow removal good. Office gives you a car sticker for parking free. very convenient to BU, many students walk, bike or take shuttle/bus. Bus is approx 6-8 mins from Campus dropoff point. You get keys to your apt., your mailbox and the main door to your bldg. Nothing is perfect and I am sure others will have some issues but my stay has kept me safe and comfortable. The nice thing is if you want a private single furnished apt you can't go wrong here. more

I've lived at Hayes for three years, and everything has been great. I moved here because I was really fed up with noisy neighbors and roommates and wanted a place where I could just get some sleep and work done. Hayes has been quiet the entire time I've lived here, which is a big advantage over most other places I've visited. I personally think the apartments are fine for the money. My apartment has plenty of space for one person, even though I brought several of my own appliances and furniture with me. I've never had a problem with maintenance or the property manager, and after three years I've had lots of repairs. Having laundry in each building is also a great convenience. Campus and University Plaza are both a short walk away. The apartments are in a very safe residential area, and each building is locked 24/7. The only thing about the apartment that wasn't perfect for me was the kitchen space. I cook a lot, and the kitchenette is really a hallway- zero counter space. To me, the trade-off was worth it though; I would much rather have my own tiny kitchen than share a big kitchen. Another thing worth noting is that some buildings can be noisier than others. I've found that buildings 4-8 are quieter than buildings 1-3, probably because they're about half the size of buildings 1-3 so there's just less people. (I did live in both types without a problem, but its something to bear in mind if you have an option when leasing.) Hayes is not luxurious, but if you're looking for a small one bedroom in a quiet place, then it's one of the best options around. more

Would Not Recommend This Apartment 2/21/2011

My daughter has not had a working oven for the past 6 months since she moved in. We have contacted the office and they keep promising to fix it--still not fixed. She had a major leak in her bedroom ceiling. It looked like it had leaked before. The apartments are very small and overpriced. The heating unit is in the bedroom, so the bedroom is hot and the rest of the apartment is cold. The ONLY positive about the complex is the location, and it's not worth it. In addition, they had a ""snow storm"" (would not be called that in Upstate NY). It hadn't snowed since 4:00 am and they still had not plowed out the parking lot at 5:00 pm. It was sunny most of the day The kids repeatedly called maintenance, no one showed up. The kids went out to shovel the parking lot themselves. I'm sure some of them had to be at work, but couldn't get their cars out of the lot. DO NOT RENT HERE, YOU WILL REGRET IT. As an add-on, the oven finally got replaced, after I got nasty with the office (after not having a working one for six months). more

First, the lady in the office is not rude you just have to treat her with respect. Imagine your grandmother worked in an office working with college age kids all day and try and treat her well. Pros: Location: close to campus Cons: Ugly, Dirty, Run Down, Poorly Run, and Expensive more

Terrible 7/23/2008

I stayed here for a summer while Interning. It came highly recommended by the company so I figured it was a good clean safe place to stay. I learned very shortly that was not the case. Early on I had asked the landlady about prices for another person- she told me that the company was paying for my stay so why was I so concerned about lowering the rent. I wasn't concerned at all- I was just a far way from home and my friend and I thought it would be nice to hang out for a summer. This should have been my first clue. The land lady is a little old very unfriendly lady, who really does only care about money and medleing. The apartments were ridiculously dirty, and overpriced. Sometimes I got hotwater, and sometimes I didn't. There are laundry facilities - but they use a card that can only be filled on a machine- located in her office. Which when she isnt there- isn't open or available. She sends around notices if you are using too much utility- which includes trying to cool your apartment down during hot summer months. There is no ventilation system- so pretty much any cooking sets off the fire alarm as well as showering makes the whole apartment moist- which of course leads to mold. I dont even know if legally this place would pass building codes. Worst of all is that eventhough it says in the lease that the maintainence person( who she uses to spy on you) or the landlord cannot go into your apartment without prior notification or unless there is an emergency. However, I found that on numerous occasions they went inside my apartment while I was at work. The great part is that if something gets stolen in your apartment they are not liable-which gives them pretty much free rein. I did not feel safe. Beds were terrible and ended up sleeping on the couch for three months. DO NOT STAY HERE! It's a terrible place, and one of the worst living situations I have ever had to put up with. Horrible 4/27/2008

If you want a place to live where the maintenance crew and land lady can care less about you, and more about your money this is the perfect place. This community exploits the tenants, and if you're a student watch your pocket. They come up with ridiculous charges, that honestly, make absolutely no sense at all. Furthermore, the damages in my room that I claimed in the beginning of the year, were unmet and still damaged. The building is constantly awake, blasting music, and shouting. It is upsetting that a student must pay a large sum for so little. DO NOT LIVE HERE. Cons: everything you could think of more
