I've lived at Hayes for three years, and everything has been great. I moved here because I was really fed up with noisy neighbors and roommates and wanted a place where I could just get some sleep and work done. Hayes has been quiet the entire time I've lived here, which is a big advantage over most other places I've visited.
I personally think the apartments are fine for the money. My apartment has plenty of space for one person, even though I brought several of my own appliances and furniture with me. I've never had a problem with maintenance or the property manager, and after three years I've had lots of repairs. Having laundry in each building is also a great convenience. Campus and University Plaza are both a short walk away. The apartments are in a very safe residential area, and each building is locked 24/7.
The only thing about the apartment that wasn't perfect for me was the kitchen space. I cook a lot, and the kitchenette is really a hallway- zero counter space. To me, the trade-off was worth it though; I would much rather have my own tiny kitchen than share a big kitchen. Another thing worth noting is that some buildings can be noisier than others. I've found that buildings 4-8 are quieter than buildings 1-3, probably because they're about half the size of buildings 1-3 so there's just less people. (I did live in both types without a problem, but its something to bear in mind if you have an option when leasing.)
Hayes is not luxurious, but if you're looking for a small one bedroom in a quiet place, then it's one of the best options around.
