Golden State Home Inspections was excellent. Phenomenal! And they were professional for sure! First of all, the first thing I look for is how a person is dressed, and when they came to do the inspection they were dressed professionally. After they did the home inspection, they were very patient with me in terms of showing me everything they had done and what needed fixing. When they got done, I asked them for recommendations and they were very forthright about it. I was amazed at the integrity of the company! more

I hired Golden State Home Inspections at the recommendation of my realtor to inspect a home I was considering purchasing. What I really wanted was for them to inspect the pool and spa, and though they were able to inspect most of it, they couldn't evaluate a few things that weren't hooked up. This was the only drawback. Otherwise, they did a thorough job, and had good customer service. It worked out just fine. more

I found Golden State Home Inspections on the internet. Basically, they inspected the home I was buying. They seemed to do a pretty fair job, at first, but after I bought the home I realized something that they could have done a better job on. The inspector called out a wire going through the attic to a vent. I was led to believe that it was just a TV cable, so I had it cut off. Well, it turned out to be a wire to the sprinkler system, and could have just been left alone. I wish the inspector had been more specific, because it would have saved me a lot of trouble. Otherwise, I guess he did a decent job, all in all. more

Missed key components: 1)Damaged ductwork under the house 2)Inadequate and incomplete description of water problems that will cost thousands of dollars to fix 3) Electical problems including outlets and fixtures that have no power 4)Inadequate reinspection of contingent items including repairs to water heater to bring it to code. Water heater died, and we were charged $$ to bring these same items to code because the work wasn't done properly. 5) Supposed home warranty offered by Golden State will not even respond to items that have been submitted for coverage. Mr Iden refuses to accept any responsibility for any of these items. RESPONSE FROM Golden State Home Inspections: I was very displeased and confused that this client of mine was not satisfied with their inspection as many of his issues were, in fact, described in detail on the report. The client was not present at the inspection so it was very important that the report outlined the conditions and included many pictures to inform him of his future purchase. I even went back to the house, free of charge for a re-inspection of some of the repairs made by the sellers. I also included a 90 day home warranty with the inspection. The warranty did not cover his complaints because the issues were clearly stated in the home inspection report as defective. We strive hard to exceed the expectations of our customers, but I guess after 12 years of business, this is proof. You can't please everyone. more

Golden State Home Inspections was on time, actually he was there before we got there. He was great. We ran out of time and had to leave, so he actually finished the inspection up with our Realtor which was very convenient for us. There was an issue with moisture with our walls, and he took care of it for us using his cool infrared equipment. He figured out what it was and explained it all to us. We bought the house and everything went really well. more

The inspector from Golden State Home Inspections showed up on time with no problem. He did an inspection, then he took the time to walk me through every inch of the house. I enjoyed working with Golden State Home Inspections. Craig was very professional, was on time and respected our property by not getting any dirt on our new floors in our home. We had to schedule and reschedule several times due to our home builder rules for third party inspections. My agent sent me several inspectors to call but after doing a little research on my own I found Golden State Inspection on Kudzu (a customer based site advertised on HGTV). I liked the review and after speaking to his lovely wife (how answered my many questions) I decided to use their services. The inspection was thorough and I had questions answered and was given pertinent info on the spot. I even got to eat popcorn (he tested the microwave). I would definetly recommend Craig Iden and Golden State! more
