Missed key components:
1)Damaged ductwork under the house
2)Inadequate and incomplete description of water problems that will cost thousands of dollars to fix
3) Electical problems including outlets and fixtures that have no power
4)Inadequate reinspection of contingent items including repairs to water heater to bring it to code. Water heater died, and we were charged $$ to bring these same items to code because the work wasn't done properly.
5) Supposed home warranty offered by Golden State will not even respond to items that have been submitted for coverage.
Mr Iden refuses to accept any responsibility for any of these items.
RESPONSE FROM Golden State Home Inspections:
I was very displeased and confused that this client of mine was not satisfied with their inspection as many of his issues were, in fact, described in detail on the report. The client was not present at the inspection so it was very important that the report outlined the conditions and included many pictures to inform him of his future purchase. I even went back to the house, free of charge for a re-inspection of some of the repairs made by the sellers. I also included a 90 day home warranty with the inspection. The warranty did not cover his complaints because the issues were clearly stated in the home inspection report as defective. We strive hard to exceed the expectations of our customers, but I guess after 12 years of business, this is proof. You can't please everyone.
