Folkerson Property Management

DO NOT RENT FROM THIS COMPANY. Folkerson evicted my two young kids and myself when I was 6 month pregnant because I did want I was suppose to do. The day I signed my lease I have him on video asking what I need to do to add my fiancé/ kids father to the lease because he was in a different state. He told me to write a letter and he has never seen anyone get rejected, there isn't a issue with thag. The same day I turned the letter into the office. He replied back no roomates, I wrote back stating he isn't a roommate, does he need to fill out an application, what do you need and the next letter was eviction notice and court date. I signed my lease July 24 the eviction was for July 10, we went to court the judge sided with him because they are buddy buddy. There isn't a real office to go inside and talk to someone all you can do is call the number leave a message and no one will ever return your call. You have to do everything in writing l, he doesn't come out and fixed anything as promised. I've lived in that house for a month and a half and already have to leave. Not because rent was late, not because of pet violation, but because he didn't want to add anyone to the lease after he told me it was ok.  Read all the review I wish I would of  believe them when I read them . more

I wish there is a Zero or negative rating for Folerson Property Management. I never knew there is a place like this about this property management, would never have tried renting from them. I searched for an apartment near fort hood and it popped out. I struggled before I had the place. Every communication was through email they never answer phone or call back. The first day I had the place, the carpet was very dirty, some outlets were not working and the top toilet was choked. I complained about it and the man threatened to give me back my money so since I needed a place badly I accepted it. When I was about to deploy to Liberia, I sent a check for my monthly rent and stated that I am deploying so I needed a check out form. the man sent the form, after that he sent me to the court that he never received my rent. the court after finding that he was lying saw that i did not owe but i should just pay the court fees. after deploying, instead of him sending me my deposit of $400, he rather sent my name to the collection agency that i owe him. before i returned from the deployment, he succeeded in spoiling by credit score. PLEASE Military Personnel, Do not rent from this property, if you want peace. i wonder why his name is not published on post to help the vulnerable ones. the man is a Satan in disguise. I have are just about every review on here about Folkerson and honestly, and unfortunately, they are True. The service is terrible. They do not answer phone calls or emails and will try to charge for things they cannot. They are uncooperative to tenants and just collect. If their is an emergency repair, they do eventually get someone out without your knowledge of date and time. If it is non emergency they do not repair. These guys are going to need a lawsuit to nudge them in the right direction and I may be that person as I have everything documented with pictures dates and lease to back things up. Honestly I do not know who wrote those positive reviews, but I am very neutral in these situations unless I experience these things first hand. The majority of these reviews are very honest and real. If you can avoid, do so. It is a terrible company with extreme lack of communication. more

Flat out sucks more

Folkerson Property is the worst company that l have ever dealt with. I can not understand why anyone would rent from this company. They should be out of business and not allowed to rent properties. But their properties are great prices for what your getting. I would think that home owners would pick a better real estate company to represent them. You can never get in touch with the office(like they don't want to be bothered) and they never return your calls. I hope this helps anyone trying to rent a house. I am a single parent and l feel that this company should be on a DO NOT CALL LIST.... more

Very unprofessional, never returns phone calls, will only deal with you thru emails, doesn't have an open office due to so many irate customers, when you finally do get him on the phone he will hang up on you when you bring up any issue rather than work out the conflict, he tries to charge you for things that should be the owners expense, we have been out of the rental for 3 months now and have yet to get out deposit back after he sent us an itemized statement showing that he owed us money. He is a fraud and a cheat...STAY AWAY!!!!! more

When I first met the owner I was very impressed he seemed very nice. Right up until he met my boyfriend who is a different race. They closed their office for "repairs" a month after I signed my lease. They have now been closed over a year. Then during the summer my AC kicked out - They repaired it (relatively fast actually) and then when my lease came to renew they gave me 3 weeks notice that they were raising my rent by $100. When I asked why he told me they had fixed the place up. I tried to rent a different property from them that had cheaper rent and EVERY property I asked about I was told had a pending lease. But a friend of mine rented the apartment I was interested in 4 months later (which was still on the market - how convenient). I had mold under my sink. The only thing I was asked was if there was standing water. Now when I call I get no response. I had to open a new email address and conceal my identity to get a call back from this "attentive" property management company. Once he found out that I was connected to this email address he does not answer emails from it. more

DO NOT RENT FROM Folkerson PROPERTY MANAGEMENT OR HIRE THE TO MANAGE YOUR PROPERTY. FOLKERSON PROPERTY MANAGEMENT HAS THE LOWEST RATING SCORE WITH THE BETTER BUSINESS BUREAU DUE TO THEIR DISHONEST BUSINESS PRACTICES AND OBNOXIOUS BEHAVIOR TOWARDS PROPERTY OWNERS AND TENANTS. Mr. Folkerson is rude and WILL over charge you for repairs or make up excuses to take a majority of your security deposit. PLEASE WARN OTHERS TO AVOID FOLKERSON PROPERTY MANAGEMENT. more

They started good and progressively got worse, they mismanaged our home after we fired them they came up with some pretty funny charges! The guy takes advantage of military people because they think we will just pay his charges and forget about them! But the truth is he Lies for work he say's he did, but actually there is proof he did not do it. They are sore losers, once you fire the that is when the whole show begins, it is pretty funny, I would not recommend them at all, they LIE, CHEAT,AND MOST OF ALL STEAL FROM YOU! In the recent past we have heard that a bunch of property owners have left because they have simply bitten more than they can chew! more

Two homeowners write rave reviews - Five homeowners on various sites could strangle Folkerson's and ALL renter reviews are poor to horrible. So, one rave-owner says few people write good comments and that is why the reviews are so one sided...oh I do not think so! Your logic is illogical and you must be a Folkerson person without doubt...yeap, I just got taken for thousands of dollars! Therefore we sall see each other in court! more

I own two rental properties with one being in San Antonio and the other in Harker Heights. I have used Folkerson Property management now for 12 years and they have always been outstanding. My house rents like clock work and it is always maintained well by this company. This company is far superior to the ones I have used in San Antonio. I read all the reviews before I wrote this one. Honestly, most people will not take the time to write a good review, but they certainly will complain loud and clear when they feel they have a beef. I decided that it was my duty to reward Doug Folkerson (after 12 good years) with a good review that is honest and sincere. more

Folkerson must have had his staff write the other 2 reviews in this thread. They answer work orders quickly. But they are too cheap to actually fix the problem. My family lived in one of their properties for 5 years. The only reason we did not move out sooner is because we could not afford to move with the $300 a month electricity bill for a 1600 sq. ft. house. The air-conditioned was crap and Folkerson refused to replace it. The unit was more than 15 years old. The ac tech that came to fix it said the unit had not been manufactured for over a decade, and on 3 occasions told us that it needed to be replaced. Two times he stated that the attic was insufficiently ventilated. After calling the assessment into Folkerson the tech would say well sorry we’re just going to clean the coils and we’re not adding ventilation. We kept the house at 80 in the summer and in July and August our bill was still $500. The fence in the back yard began to list about 1-year after we moved in. Our son could not play in the back yard because it was dangerous. When we informed Folkerson of the problem he stated that it was not his fence. WHAT! The fence eventually fell down completely section by section. The office staff made comments to my wife the made her cry because of their racist nature. Additionally there was a busted water pipe on one side of the house that Folkerson refused to fix. The whole side of the house was saturated. They stated it was from a pipe leak at the neighbor’s sprinkler system. But, the neighbor did not even have a sprinkler system. Additionally, the house was 3 ft higher in elevation than the neighbor and water does not run up hill. So if you like a land lord that fixes problems with duct tape, is racist, and imho dishonest, then please rent from Flokerson. Also realize that the other posts here are written by Folkerson’s staff. more

This property management team is on the ball. They take care of your work orders immediately. They have a great office staff, who are very friendly. They are professional, but at the same time went the extra mile to make sure I was taken care of when my husband was deployed. The maintenance is very fast and efficient as well. more
