DON'T BOTHER! I've never experienced such unprofessional, rude, and nasty customer service in my life! Even if you pay your rent on time, and cause no problems, they act as though you're there to serve them...not the other way around. I won't get into the specifics of my situation because I fear retaliation, but I wanted to post the information that I SHOULD have looked up before renting. Please do not take this lightly. My former roommate and I rented an Evans Realty property our freshman year of college. When we received our keys and entered the apartment for the first time, it was filthy. There was hair all over the counters, spilled & rotten food in the fridge, disgusting carpet, and furniture piled up in the middle of the living room floor. It was obvious the place had never been cleaned after previous tenants moved out. We immediately went to the onsite manager who reimbursed us about $30. It was NEVER cleaned...we had to completely clean the entire place ourselves. When I say it was filthy, I can't even begin to describe the level of filth! It was unlivable. We were disgusted. Needless to say, we moved out a year later as soon as our lease was up. Despite the condition we found the apartment, being the ethical people we are, we left the unit SPOTLESSLY clean. Still, they "nickel and dimed" us out of our deposit citing about 10 different "fees" most of which were from minor wear-and-tear, or problems that were already there when we moved in! Some of the fees we were charged were just outright lies...stuff that was made up just to charge us so that they didn't have to reimburse us our deposit. We both received less than $40 each back on a $250 each deposit. It was AWFUL. I don't recommend anyone using Evans Realty. We have since had great experiences with both Porter Properties (Weichart Realtors) and Northcutt Realty. My boyfriend (now my husband) made the mistake of renting from Evans during college even after my warning, and he experienced the same problem - lost his ENTIRE deposit even though he and my Dad left his apartment immaculate! Evans realty is a prety good realty. I lived in one of their apartments one time. They are very friendly if something is wrong with the house they will fix it. I think because they don't have as much properties as the oher realtors they actually give good attention to their apartments. They always come and spray the house. the pretty much do whatever you want them to do to make the appartment better. Compared to Northcutt realty, this one is way better. I recommend everybody to go there. more

Evans Realtys office is located on Glenn Road, which is close Kroger. Its application fee is $ 25. If you have roommates on the lease, everyone has to pay$ 25. Last year I moved to one of their town houses. I was bitten by fleas. After almost one month they solved the problem. Later my apartment faucet was leaking. It took them two months to fix it. I paid more than $180 on one-month water bill. more

If you need to rent an apartment or house, I highly recommend this company. The staff is friendly and responsive. Anytime we've called with any questions or concerns about our rental property, they've responded immediately to help. Our a/c stopped working and it was fixed the same day. They even had a new industrial size microwave delivered in the middle of a hurricane. Their payment policy is very fair. Rent is due in full by the 6th. If you've mailed payment and they haven't received it, they're willing to work with you without necessarily charging a fee. PROS: reasonably priced properties, great staff, very dependable CONS: none more
