My former roommate and I rented an Evans Realty property our freshman year of college. When we received our keys and entered the apartment for the first time, it was filthy. There was hair all over the counters, spilled & rotten food in the fridge, disgusting carpet, and furniture piled up in the middle of the living room floor. It was obvious the place had never been cleaned after previous tenants moved out. We immediately went to the onsite manager who reimbursed us about $30. It was NEVER cleaned...we had to completely clean the entire place ourselves. When I say it was filthy, I can't even begin to describe the level of filth! It was unlivable. We were disgusted. Needless to say, we moved out a year later as soon as our lease was up. Despite the condition we found the apartment, being the ethical people we are, we left the unit SPOTLESSLY clean. It was move-in ready for the next tenant, and looked like a different apartment compared to how it looked when we moved in. Still, they "nickel and dimed" us out of our deposit citing about 10 different "fees" most of which were from minor wear-and-tear, or problems that were already there when we moved in! Some of the fees we were charged were just outright lies...stuff that was made up just to charge us so that they didn't have to reimburse us our deposit. We both received less than $40 each back on a $250 each deposit. It was AWFUL. I don't recommend anyone using Evans Realty. We have since had great experiences with both Porter Properties (Weichart Realtors) and Northcutt Realty. My boyfriend (now my husband) made the mistake of renting from Evans during college even after my warning, and he experienced the same problem - lost his ENTIRE deposit even though he and my Dad left his apartment immaculate! They are terrible! Use Porter or Northcutt!
