We were looking for a house to rent as we were moving from our house in TN (that we are renting out) to MO for a new job, now if I treated my renter the way we are being treated now by EPM, I would ask someone to beat the living day lights out of me, several times. EX: no one answers the phones, replies to voicemail, replies to emails (maybe 1 of 30, ok), complains that you call about repairs, etc... so you should have a clear picture now.\r
We had issues day one about the lease of a rental house (how they would accept the type of money, then the place wasn’t cleaned when we got the keys. EPM said they don’t do that, come on seriously. By the way, there are no offices where you can meet anyone or bring paperwork its mailboxes, I guess they are saving you money now by them not renting a legal office building and paying utilities; right?\r
After the walkthrough and several pictures a long complaint list, it took some time to get items fixed and they wanted us to do the repairs as well (without taking off our rent), another red flag (also the maintenance people feel like coming into your house without calling or knocking first only after complaining - bonus. \r
As time goes on - (only in 2.5 months of a 12 month lease), water appears from 3 basement walls after the first rain (while we're there), calls and calls and emails and nothing from EPM, nothing accept, ""we sent pictures to the owner"", HA right. \r
Mold has been growing (behind sheetrock walls and under the tiles and on the floor joist as well) even after the 80 year old maintenance man shows up (once) to spray something (unknown) while my wife and kids are in the house too. Almost 2 months from first contact about the water leaking and mold, Still no reply from EPM and water flowing every time it rains, it’s understandable that basements can leak, but when it’s in the contract and Rental Ad that the basement doesn’t leak, there’s a bit of an issue. \r
So now water and mold growth are such a factor that we contacted a lawyer as these items of health risk are the major issue of EPM's lack of responsibility and communication as I believe they know nothing of human feelings, just that you get the Rent in on time.\r
Please beware and do not use this company, of course it could change overnight but that’s when pigs fly and the devil himself gives me a millions dollars without taking my soul. I could go over the other items as well like the sparking light switches, etc..., but just the way they make you feel when you call in (like it’s a huge burden and that you brought it upon yourself is BS).\r
Again do not get pulled into this company’s leash of money hungry antics.\r
