Have rented a property from this company in St. Ann within the last 2 years and couldn't have been happier. Although I was skeptical at the initial onset since like others on here say he has no actual office. As it turns out was a non-issue. House needed a few repairs during my stay and he took care of everything like he should have. All I had to do was cut my lawn ,. works for me. If I had to rent again in the future I would not hesitate to call him up and see what he had available. The house was nice, clean, and update. next to tiemyer park in st . ann nice nerighbors and like I said the house was nice. Also was able to get ALL of my security deposit back, I cleaned up and he walked through with me , cut me a check and we parted ways.. more

Just concluded a two year lease with Mr. Beaver of Elite Property Management. Mr. Beaver, the owner, operates on low quality customer service, sub-par ethical practices and will speaks to you rudely. The company has NO LOCAL BUSINESS OFFICE and only operates out of postal boxes located throughout the area. A the conclusion of our lease we contacted Mr. Beaver who was unavailable for a walk-through. He refused to speak to us on the phone. Even though we are a professional family with dual jobs and graduate degrees, Mr. Beaver is not skilled in working with corporate managers. We chose to rent when we moved to St. Charles since we already owned another home out of state and it made the most sense to us. He is slow, does not answer his phone, and had to be contacted many times concerning one issue we had with our property where the garage flooded when it rained. Think about it, if you had a major problem, you would have no way of contacting him or going to his office for a solution. It took us talking with a lawyer and then contacting John Beaver to get it straightened out. On another occasion he lost our rental check, blamed us for his fault, only to be corrected when it ""suddenly"" popped up in his records. His response to this event confirms his low-level communication skills. Tenants beware and read your lease carefully, we did and it saved us big time! Owner find someone who provides a service, has follow up, a good record, and a local office with history in the community. In fact, look up his company on the Missouri State judicial website and you will see his many legal issues. This should cause enough caution to stay clear of this company and John Beaver. more

GOAL TO SCREW YOU OVER!!! 5/9/2012

We've been in a rental house for a year now. I wish I read these reviews before settling with this company.I have a feeling once our lease is up we wont get our deposit back especially after reading the bad reviews. No professional cleaning was done prior to us moving in and the house is in cleaner condition now than when we moved in. I can relate to everyone who was/is disappointed by the lack of professionalism by John Beaver. Not returning calls or emails but getting a letter in the mail letting us know our rent is increasing without the common decency of a phone call or face to face meeting. He threatened my husband he'll call the cops just because we constantly called to get a leaky faucet repaired. Overall he's a terrible property manager! more

Sueing Them for Stolen Deposit Double Damages 9/27/2011

My roomate and I rented a house from them and had a similar experience to many of those on here. We are sueing for the return of our stolen deposit (after 4-1/2 years of our on time rent in full with no service). If anyone is angry enough to help us describe how wonderful this mismanagement company really is to the court (or if anybody out there wants two more witnesses when they sue the Beaver) please contact us! more

Elite Property RIPOFF, Management - NONE 5/28/2011

We were looking for a house to rent as we were moving from our house in TN (that we are renting out) to MO for a new job, now if I treated my renter the way we are being treated now by EPM, I would ask someone to beat the living day lights out of me, several times. EX: no one answers the phones, replies to voicemail, replies to emails (maybe 1 of 30, ok), complains that you call about repairs, etc... so you should have a clear picture now.\r We had issues day one about the lease of a rental house (how they would accept the type of money, then the place wasn’t cleaned when we got the keys. EPM said they don’t do that, come on seriously. By the way, there are no offices where you can meet anyone or bring paperwork its mailboxes, I guess they are saving you money now by them not renting a legal office building and paying utilities; right?\r After the walkthrough and several pictures a long complaint list, it took some time to get items fixed and they wanted us to do the repairs as well (without taking off our rent), another red flag (also the maintenance people feel like coming into your house without calling or knocking first only after complaining - bonus. \r As time goes on - (only in 2.5 months of a 12 month lease), water appears from 3 basement walls after the first rain (while we're there), calls and calls and emails and nothing from EPM, nothing accept, ""we sent pictures to the owner"", HA right. \r Mold has been growing (behind sheetrock walls and under the tiles and on the floor joist as well) even after the 80 year old maintenance man shows up (once) to spray something (unknown) while my wife and kids are in the house too. Almost 2 months from first contact about the water leaking and mold, Still no reply from EPM and water flowing every time it rains, it’s understandable that basements can leak, but when it’s in the contract and Rental Ad that the basement doesn’t leak, there’s a bit of an issue. \r So now water and mold growth are such a factor that we contacted a lawyer as these items of health risk are the major issue of EPM's lack of responsibility and communication as I believe they know nothing of human feelings, just that you get the Rent in on time.\r Please beware and do not use this company, of course it could change overnight but that’s when pigs fly and the devil himself gives me a millions dollars without taking my soul. I could go over the other items as well like the sparking light switches, etc..., but just the way they make you feel when you call in (like it’s a huge burden and that you brought it upon yourself is BS).\r Again do not get pulled into this company’s leash of money hungry antics.\r more

Worst Managemnt Ever!!!! 11/12/2010

To future rentals, PLEASE do NOT rent from this company. Been there done that. It takes months to get anything back. John Beaver is the RUDEST & has zero personality. He will not give back security deposit & will make any excuses of why we don't get it. We treat it like our own & did our own many updates. It is old and falling apart. He is an ASS! more

Never again... 11/20/2009

They claim to be a ""property management"" company but all they manage is the money you're paying them. The whole time we lived in our house we would wait weeks for things to get fixed, sometimes breaking down and fixing things ourselves. I'd like to particularly mention Erin Zilch, the under-worked, over-appreciated office manager for the company. One of my last conversations with her I brought up how long things would take to get fixed and she acted like this was the first time she had ever heard this criticism. Oh, and it must be our fault because had she been told she would remember or have some record of it. Please. Post-it notes...tossed. Messages, emails...deleted. People don't just forget to tell their landlord somethings broken. Very rude. Beware. Pros: I'm not currently renting from them Cons: They don't do anything more

I have never talked with such belligerent individual as John B. / Eliete Property Management. His service is very questionable , beside the tantrums and the screaming everytime someone calls in for a simple question. I would not recomend his service to anyone. As you can see from other comments his demeanor is extremely umprofessinal. Besides the very questionable business practice. If you have ever felt that someone was going to ripe you off ....this is the guy. If you feel the urge, you must do busines with him , please do yourself a favor and have a laywer look over the contract. Keep good records! Question all paperwork! Review it, be vigilant .... because it will come !!! without you knowing it . Do not understand how this guy is still doing business this way. Thanks for posting! Elite is not Elite! I was relieved to see that others were experiencing what I had gone through because I knew it wasn?t just me. They do not handle any portion of their business practices in a professional manner. Every part of contact with them is a hassle and you walk away wondering what you did wrong!! They were always RUDE (for no explainable reason expect stupidity) and they never deliver what they promise! Post your experience, too, in order to help others avoid a company like this. :) Pros: ZILCH! Just like the property ""manager"" Erin Zilch- WORTHLESS!! Cons: You name it!! more

Money Hungry!! Empty Promises! And VERY Unprofessional!! 7/22/2008

Avoid at all costs from renting a property run by Elite Property Mgmt. I have asked multiple times for things to be fixed (10 months ago) and still waiting. Finally, when I did fix it myself & deducted the supplies from the following months rent, Erin Zilch property manager, threaten lawyers if I didn't get the money to her by 4pm. One of the issues involved a lot of BLACK MOLD!! Elite Property Mgmt had no concern for my child who lives in the home. I haven?t seen a maintenance person & doubt one even exists. \r \r Pls if there is anyone out there who has similar stories send to EliteComplaints@gmail. I am putting a case against them together so they stop treating people the way they do. They should not be allowed to do business in the state of Missouri. \r \r Attention to other renters doing business with Elite, BeaverRealty Co which is owned and run by the same people. \r \r Erin Zilch whose name is particularly appropriate because that is what she offers- ZILCH! Her emails and written responses were that of an uneducated teenager and ALWAYS unprofessional!\r \r The house is registered to H & L Investments which is registered to a BRUCE GOLDFORD & ERNEST L. NISWANGER but that fictitious name was cancelled in 2004. \r I wonder if the guy is getting away with TAX FRAUD too?! Pros: Nothing except it's a house and not an appartment. Cons: Everything. They're techiniques, approach, follow through, do not maintain property- EVERYTHING. more

Could be better 8/9/2007

I thought this was a good idea, renting a house. But the staff is so rude and the maintenance is slow. The emergency number doesn't ever get answered. How is that a good thing when your air goes out in this 101 degree weather. They do not fix things the first time they come and then you feel like you are ""bothering"" them by asking them to do it again. So from now on, I am not even going to ask them to fix anything unless it is a necessity to live. When the lease is done, so am I. It does beat an apartment though!! more
