My wife and I lived in Awbrey Pines Apartments for two and a half years. When we first moved into the complex the rent was $570 for our two bedroom unit, and that included cable and internet connection. The grounds were always well maintained, and for the most part all other tenets were respectful, as well as the management. However, the only major down fall to the apartments is the sound proofing and the lack of insulation. You can literally hear your neighbor sneeze. No joke!Though this issue never presented itself as a problem because the management at that time made sure that all who lived there complied with the noise ordinance. Which in no such way were the exceptions unreasonable, it just reassured that there were no off the wall and loud parties taking place. Nonetheless, there were on occasion those who thought it was an extension to the college dorms, or a spot for after hour parties when the bars would close down, and thankfully these types of individuals never lasted very long. Overall it was a nice, quiet, and fairly inexpensive place to live. Then the complex was sold to another rental agency, and their primary objective was to make as much money as possible. They eventually replaced the existing management with one of their own employees, and by doing so the standards and expectations set for the tenets dropped almost instantaneously. People moving in were now partying at all hours, those who moved in directly below us would typically start at 11 o' clock in the morning and continue throughout the night. Which made it difficult for me since I work directly out of my home.One evening I was on my back patio when the new tenet who moved into the unit to the left of us walked outside and started peeing off the poach. Unfortunately this became the standard at Awbrey Pines. We finally had enough. When our lease was up in June 2012, we decided to move out, along with a lot of other people who had been living there for years.(very high turn over rate at that time, and for good reason.)There were loud parties with music that could be heard across the complex, neglect of the grounds, broken bottles in the parking lot and dogs constantly barking. So if you are considering moving there you may want to reconsider because it's turned into a little college town/ D.R.W. That is unless you don't work and never plan on sleeping. Oh yeah, the rent is now $730, not $570 and that doesn't include cable or the internet. Enjoy! more

ex managers were great 4/26/2012

I can't believe the past reviews have been this negative with regards to the ex manager Dale, These tenants must have been either always late with the rent, or just angry individuals who wouldn't be happy even if it were free rent. Unfortunately... now that the old managers are gone... the place is going to the dogs Literally. My only complaint is that there is no dedicated parking spaces and no dedicated play area for the kids. I also think the owners shouldn't be raising the rent as far as they want to go with it due to economic conditions in the area. But... greed will destroy a great place to live. more

Past Tenant, Terrible Place To Live! 4/13/2012

I was a tenant at Awbrey Pines apartments for roughly 6 months, which was about all that I could handle. Initially I was very excited to live in these places as they are located right next to the college and in an ideal location. It did not take long for me to regret the decision I had made. These places are managed more like a retirement community. There is a 24 hour quiet policy in which I was told I couldn't talk on my phone outside, rather that I should go into my car as some of the other tenants were told. Even in the middle of the day! Forget about having a guest over on your patio! The managers live on site and often walk around the property with numerous dogs peering into windows. I found them to be invasive and rude. If you don't want to live like your in a retirement community being closely monitored and judged I would highly suggest looking else where. more

What an Amazing Place to Live! 3/24/2010

I have been a resident at Awbrey Pines Condominiums for a year and a half, I couldn't ask for a better place to live! It is conveniently located close to Downtown, and within a 30 minute drive to Mt. Bachelor and Tumalo Falls. Perfect for the outdoor enthusiast! This property offers and very quite, safe, and serene atmosphere, the Onsite Property Managers do a great job of making sure all tenants and their guests represent them selves in a respectful manner. I have been very pleased with the prompt attention they give to any issue that may arise, as well as their honest and straight forward approach to running this complex. Awbrey Pines is very family oriented, and does not welcome loud parties or ruckus, there are plenty of properties that can accommodate you with that at the bottom of the hill. In my opinion, the Onsite Managers are what make this such a wonderful place to live, I highly recommend this property to everyone I know, and I look forward to living here for many years to come! i used to live here in awbrey pines in 2007. i loved the place and how beatiful it was. but the mangment sucked. started to over pay on things. and you couldnt have pets but everyone else around me was having pets there. and rent was a litlle to expensive. Awbrey pines is evicting me although I have caused no harm. Because I am physically disabled and do not have enough cash to satisfy their greed lust they took me to court and are having the marshall come to get me out on friday. They obviously care more about money than people. They discriminated against me by clever manipulation of the subsidised housing laws. more

Beautiful place but really poor managers. Get new managers. The place could be a gold mine if it wasnt for them. more
