ASM Properties has been a first class property manager for our current rental property. When researching homes, I was extremely nervous to deal with property managers due to all of the negative feedback people write online regarding these types of companies in general. However, from the moment I placed the call on a property my husband and I were interested in seeing - ASM Properties has been ON THE BALL. \r \r On our designated move-in date, the interior had a fresh coat of paint, the carpets had been cleaned, and the chance to inspect the house for the first ten days of living there was encouraged (as well as reporting any issues we found... BTW, we didn't find one issue). \r \r Due to the age of the house and plumbing, we have experienced a few plumbing issues. ASM Properties was QUICK to respond, sending a plumber out that very same day. When the diagnostic of new bathroom sink & tub piping was brought to light, ASM Properties once again knocked the ball out of the park by quickly discussing the options with the property owner and supplying the fix within 24 hours of the discovery. \r \r I must say, I am shocked to read the negative reviews below. It does sound like some of the issues may come from the actual homeowner not pulling the trigger on updates and ASM Properties has to get approval from them first and foremost.\r \r In short, ASM Properties rents homes in Williamson and Davidson county, and I highly recommend renting from them and/or utilizing ASM Properties if you are a homeowner looking to take the burden of property management off your plate. \r more

Very Poor communication and lack of customer service. When we first moved in our AC was broken in June. We had a baby in the house and it took 4 days to get it fixed while our house burt up to 95 degrees. After many emails, something was done, but it was impossible to talk to someone on the phone. Now we are moved out one year later and have been waiting on our security check. I have called many times in the past month, sent emails, and just finally got an answer today. We have been out for over a month. Very poor business and communication. I would be embarrassed if I was the owner of this company. If you are moving into a property make sure you get every ding and damage in writing and MAKE SURE THEY GET IT CLEANED!!! The shower was gross, dirt everywhere, and spent 3 days disinfecting before we even moved in. They also had the Handyman (who was very nice) come fix things that he even said should have been done BEFORE we got there!! We have been disappointed with this company from day one. Overall, I would not rent with them again. We spent over 1,190. per month so I would have expected much better. more

This is a very poorly run company. After a verbal agreement was established, they renigged. They will wring every dime out of you in an attempt to make themselves look good to their clients. I never received service after repeated (6 or 7) maintenance calls. Please do not list your property with this company and do not rent from them! more

We have had issues with ASM Properties since the day we moved into the house we are in now. The dishwasher was not working and it took them a month and a half to repair the problem. When we made our report on the house after a week , they did nothing to take care of any issues. The large blinds in the dining room fell and struck my wife just below her eye leaving a deep gash. We have water under the crawl space when there is a heavy rain. Last night , my wife was watching TV at 9pm and a large window panel just shattered out of nowhere. When we reported the issue today , they told us in an email that we would have to pay for the broken window. We had a specialist from a window company and they explained that it was house settling issues. ASM refused to come out right away and look at the window. Now our family has to stay out of the living room until they look at it with another window specialist. When I called the owner to complain. He argued with me and basically called me a liar. Then he hung up on me. Cons: Rude and dont seem to care for property. more
