Anthony Peden Home Inspections

Our recent experience with Anthony Peden Home Inspections was very positive. We were on a tight schedule and Anthony promptly worked us in. He spent several hours at the house we were buying. He did a thorough inspection of the entire house, from the roof to the crawl space. The next day we received a very detailed report complete with pictures. The pictures were very helpful so there was no doubt what the report meant. We have bought several houses through the years, and we have had many inspections, but Anthony's was the most complete, detailed and clearly stated that we have ever had. Our realtors were really impressed with his report and said they would recommend him to future clients. I highly recommend Anthony Peden for any home inspection. He was recommended to me and I would most certainly pass it along. Anthony Peden did a wonderful job inspecting our home. He was timely in returning our initial call as well as prompt in arranging an appointment to accommodate our schedule. On the back end, he provided us with a very thorough document outlining any and all interesting or concerning elements about the house complete with photos. What impressed me the most about Anthony was his patience and thoroughness of the job. It was apparent, as I was there for a portion of the inspection, that he was willing to take the time to do the job well. It was an older home with lots of areas to improve and he didn't miss a thing! He was also willing to discuss specifics with me face to face by answering any questions I had, no matter the content of the question or the length of time it took to discuss it in simple but obviously very knowledgeable terms. Anthony Peden did a fantastic job with his inspection on our home in Hendersonville in June of 2011. He was prompt, courteous, fair, and accurate. I also found his price for the service to be very competitive and more than fair. After requesting the inspection he completed it within 24 hours and he was able to email me the report the next day. A lot more work goes into these reports than one would think. I was able to read and view photos of every area of concern so that I could make a good decision on the repairs needed. I would recommend Anthony to every buyer out there and I will definitely use him again. more

Anthony Peden did our home inspection. He did an awesome job. He was very thorough and provided a detailed report that mentioned many items that would need attention in the near future, but were not a problem at the time of the inspection. This allowed us to have these items fixed by the seller prior to our purchase of the home. Thus, saving us several thousand dollars in repairs. Anthony Peden is the WORST home inspector in all of Middle Tennessee. His 38+ report contained so many false items, that I cannot believe he is licensed in the state of TN. He did a home inspection on our home, and claimed to have seen a gas leak, inaccurate electrical outlets, a non-working HVAC unit as well as reported light fixtures and outlets that were not working. Within less than 24 hours of receiving that report, Piedmont Natural Gas came to make sure we did not have a gas leak. After checking it multiple ways, no gas leak was found. In addition, a certified electrician came who checked every item on Anthony's list. All items were found to be up to codes and in working order. Anthony needs to get re-educated on how electricity works within a house. Not to mention that the majority of the lights he said were ""non-working"" required the simple flip of a switch. If you want an accurate and reliable home inspection, do not use Anthony Peden. He cost us the sale of our house b/c he scared the buyer with a ""gas leak and electrical concerns"" which in less than 24 hours were proven false. I cannot believe home inspectors in the state of TN have such poor training. He should go back to school and be re-trained on what a home inspector does. more
