Anthony Peden is the WORST home inspector in all of Middle Tennessee. His 38+ report contained so many false items, that I cannot believe he is licensed in the state of TN. He did a home inspection on our home, and claimed to have seen a gas leak, inaccurate electrical outlets, a non-working HVAC unit as well as reported light fixtures and outlets that were not working. Within less than 24 hours of receiving that report, Piedmont Natural Gas came to make sure we did not have a gas leak. After checking it multiple ways, no gas leak was found. In addition, a certified electrician came who checked every item on Anthony's list. All items were found to be up to codes and in working order. Anthony needs to get re-educated on how electricity works within a house. Not to mention that the majority of the lights he said were ""non-working"" required the simple flip of a switch. If you want an accurate and reliable home inspection, do not use Anthony Peden. He cost us the sale of our house b/c he scared the buyer with a ""gas leak and electrical concerns"" which in less than 24 hours were proven false. I cannot believe home inspectors in the state of TN have such poor training. He should go back to school and be re-trained on what a home inspector does.
