A George Pilat Home Inspection

Abe: Your review is odious. My clients do not ,ever, have less than 100% of my attention. I always have and will continue to do more than ASHI or the state of Maryland require. You have (if you were a real client) in your possession, a report for every room in the home. You also have a report for every major system. That would be a minimum of 15 pages or more. I do not go into an attic without a floor, for safety reasons. I am not there to hurt myself or damage a home. On occasion I cannot safely enter a crawlspace, because of dangerous debri. I tell that to my clients when they call to schedule, and before I begin my job, my clients sign such an agreement. I answer every question my clients ask,If there is an answer, short of destructive testing. I work for the person who hires me and do so with the proper attitude. I am also a customer many times a day, I know how I like to be treated and that is always a priority in how I care for my clients. For whatever reason you are not happy, In twenty five years I have encountered only three folks such as yourself. Call me and YOU will receive a refund. more

I think the other reviewers on here have extremely overrated this guy. He served as the home inspector for my house and I was not happy with his service. He showed up on time and seemed honest, but those are the only good things I can say about him, hence the two stars instead of one. He was not thorough in his inspection. He did not actually go up into the attic, and instead just poked his head up there, and complained about having to even do that. In fact he complained a lot. He did not go on the roof either. He took no pictures, and made very few notes. Our realtor was visibly shocked at the sparseness of the report, which was barely legible. He used canisters for the radon check and overcharged for that particular service. He did not explain things clearly, and when we would ask a question he sometimes failed to respond and sometimes would just talk about something else entirely. Some things he didn't even seem to notice until I pointed them out. He really just seemed scatterbrained. When I called him a few days later to ask him questions about his report (which he invited me to do at the time of the inspection) he told me he couldn?t remember the house and that we?d know better than him anyway! We have not taken possession of the property yet, so only time will tell if he missed something big that will cost us or that would have changed our decision to buy. If I had it to do over again I definitely would not use George. more

This guy is great! George was so funny and had a great attitude. When you first meet him, you think...oh god! This should be interesting. But, I have to say...he was the best. George took three hours to inspect the house. He was very thorough and checked EVERY inch of the house. Not to mention, I loved this guys attitude. When you meet him you will understand what I mean. He was very honest and told us how it was. I would highly recommend using him if you ever need a home inspection. The guy is worth every penny! more

We called George to address a repair to our dormers by the builder. All three dormers filled with snow during the Maryland blizzards last Feb. The builder added drip edge and the put roofing tape on a new house and told us we were good to go. Tape seemed to be an unacceptable and cheap repair to 1/2 ""gaps in all the dormer walls We needed a professional to inspect the work, George not only found their repair to be problematic, he also found many other issues with the entire roof that we need to address with the builder before more damage can be done. George is very through and went above and beyond. Thankfully we found him! He is truly an honest man! Pros: Truly thorough! more

I called several home inspectors and I am glad I did. Most just told me a price for the new rental inspection in Baltimore co. The owner George spent time telling me the problems he has found and said fix it so he would not have to fail it or charge me for a return inspection. How few people would take care of me and not worry about their wallet? I respect honor. He saved me money and made his fee honestly! Pros: honesty Cons: there are none more

I used george to inspect my home in anne arundel county over 13 years ago and since then my hubby and I bought a weekender on the eastern shore. I knew I wanted george to inspect it and happily found him these many years later. I knew an honest guy like george would be around. I am glad he is and he did a excellent job once again. I recently put a contract on a home in Harford county. My brother told me to get this home inspected and he suggested George Pilat. I was happy to hear my agent knew this man and spoke highly of him. I knew my brother said he was thorough but I was also happy my agent was not upset ( my brother said some agents do not like a inspector who checks all he can and takes time to do it). I rarely take time out of my busy schedule to review anything or anyone; however I was so impressed by the home inspector George Pilat that my wife and I are writing. I am a loan officer and hear all the good and bad. I heard about A George Pilat home inspections many times in the last 8 years that I knew he would be the man I would call. I am here to tell you that my 11 year old house I am trying to purchase had problems that I am surprised George found. His patience astounded me. I am not good with mechanical!! When my wife and I left I had no questions but yet he offered to answer any question about the home or report any day week or month. I wish my family doctor took as much interest in my well being. I have checked Citysearch and found some good people. when I went to purchase a house I got a refferal from a friend. I trusted him but thought I'll see who is on city search. My friend never used city search and there was A George Pilat home inspection Co. He said he works for me and will tell me everything about the house. after 3 hours I was exhausted but what a lesson. I got the major issues ( lower price) fixed and am working on all the small stuff as fast as I can find other excellent craftsmen. A big thumbs up to George. George was so informative about the house what needed immediate repair and what should be done "" a to do list "". I was able to get a reduced price and I fixed all items George suggested. I did due diligence an called 4 or 5 home inspection companies. I was so impressed with the first Inspector I called I wonder now why I called 4or so. I recently purchased a large home and what a lesson. I learned the most important thing, condition, I thought; until George the inspector walked me around ( he told me on the phone I had to be there). I learned costs to fix and most important to me that some simple suggestions would save me money. I did not do all he suggested quickly and now I know why he told me. Lucky I only wasted a small amount of money replacing a bathroom floor.He told me i'd ruin it, complaining nope he told me, do it and be safe and I didn't. I highly reccomend him. I recently went to buy a home in Anne Arundel County and a friend suggested a Home Inspector. I always try to find a recomended person so I called George Pilat. He had me convinced before I could ask what he does. I spent 4 hours following george around, I hoped to see the problems when I put in an offer but what I saw and what he explained were issues surprised me. I bought the home and will now correct the problems before they get more expensive. I was amased by his ability and very highly recomend him. In 3 minutes he found several items that more than covered his fee which was one of the lower ones. Pros: Was available any time I called and a true pro more

I am a recently retired widow and am in the process of buying out my sisters half of the house I line in. We thought we needed a roof and after hearing 13,000 we were told to getr an inpspection. As it turns out the roof has 6 more years according to the inspector but he found other issues which were needed and more. I would call him the columbo of homes he was a blessing and looked at the entire house in out up and down. I wish the roofer new as much .. This guy was great. Based in Baltimore but he was recommended to me here in Anne Arundel county and now I am passing it on to anyone that needs an honest inspector. He found several large issues of concern and suggested solutions to avoid a future problem. I ended up saving a lot of money and frustration. I live on the Eastern shore of Maryland in a subdivision called Ocean Pines and customer service normally leaves quite a bit to be desired here. Contractors seldom show up when they say they will and the work is mostly inferior. I was very pleasantly surprised with the georgepilat home inspectors company I found on the internet because they exceeded my expectations by far. The inspector showed up exactly on time, and he walked me through his whole inspection every step of the way. He went out of his way to explain things so that I could understand everything. I would highly recommend this company! Pros: Professional, friendly, helpful, ontime! Cons: Nothing bad at all more

I was pleasantly surprised for a change that the person did what they said they woukd do. First they showed up on time which was unexpected thesedays. Second, the home inspector named George was very personable. Third, he was about 50 years old... not some green rookie kid, and he really knew his business area. He took his time and explained everyhting he was going to do for my home inspection. He actually insisted that I be there so that he could show me what he found. Overall one of the best contractors I have had work for me and for that reason he is very highly recommended. A hard commodity to find these days for sure.
