I wrote the first review because I was selling my apartment in the co-operative. Everything I said about the building is true, but here are some real negatives: no pets allowed with a wink wink about cats. Insufficient parking: 75 parking spaces for 152+ units. Street parking during beach season is virtually non-existent. The building is run like a ducal fiefdom by inexperienced board members who thrive on their power trips. They pass rules and change rules to suit their own personal needs and desires and look away when some people want to bend rules and come down hard on others who flout the same rules. You can not sublet your apartment and the board can punish you by taking away you parking space after you have been on a 6-7 year wait list. My personal recommendation is to never buy a co-op. It is the absolute worst form of ""ownership"" because all you own are shares in a corporation . Then you get a lease to occupy your unit. The co-op's power in NY is almost absolute. There is a reason condos cost more money than co-ops, but, the difference is worth every penny of the price.
