I wrote the first review because I was selling my apartment in the co-operative. Everything I said about the building is true, but here are some real negatives: no pets allowed ...

I wrote the first review because I was selling my apartment in the co-operative. Everything I said about the building is true, but here are some real negatives: no pets allowed with a wink wink about cats. Insufficient parking: 75 parking spaces for 152+ units. Street parking during beach season is virtually non-existent. The building is run like a ducal fiefdom by inexperienced board members who thrive on their power trips. They pass rules and change rules to suit their own personal needs and desires and look away when some people want to bend rules and come down hard on others who flout the same rules. You can not sublet your apartment and the board can punish you by taking away you parking space after you have been on a 6-7 year wait list. My personal recommendation is to never buy a co-op. It is the absolute worst form of ""ownership"" because all you own are shares in a corporation . Then you get a lease to occupy your unit. The co-op's power in NY is almost absolute. There is a reason condos cost more money than co-ops, but, the difference is worth every penny of the price. more

Premier Oceanfront Cooperative in Long Beach 11/23/2007

This is a co-op apartment building directly on the beach at the easternmost boardwalk ramp in Long Beach. Neptune Towers was built as a cooperative in 1962 and is a poured concrete fireproof residential building. The sizes of apartments range from studios (there are 9 studio apartments) to 3 bedroom 2 bathroom units (there are only 9 apartments of this size in the building-1600 square feet of space). The overwhelming majority of the apartments are one bedroom units. The property has been completely renovated with new elevators, landscaping, etc. Amenities include a huge swimming pool, a library, fitness equipment, a pool table, ping pong table and a huge party room on the 10th floor. While dogs are not permitted, cat and other pet ownership is allowed. The maintenance includes all gas and electricity. The building is managed by an outside management company and has a staff of four employees working in the building including a resident Superintendent. An elected Board comprised of nine shareholders determines policy. The shareholders represent a broad cross-section of ages and experience. The building is ethnically diverse and offers the very best in oceanfront living. Sales of apartments are brisk and there may be a waiting list for some of the larger apartments. While the building has an indoor garage, it can only accommodate approximately 77 cars. New owners will be placed on an indoor parking space wait list. There is ample street parking. Because many of the shareholders are ""snowbirds"" winter sublet parking spaces become available annually, also subject to a waitlist. Neptune Towers remains one of the premier buildings in Long Beach. more
