Really bag management and no security 4/9/2012

I moved 3 years ago to Memphis. Lived two in Collierville and one already in Mud Island - Estates at River Pointe. I recently moved from Estates, not renewing my leasing, here is my honest opinion: I didn't have any problem at all with Estates at River point, inside of the complex building, people living there are really nice and during the summer is OK. BUT, management and the NO security on the apartment complex, leave this apartment complex really low what you will expect. Stolen my motorcycle, value $8,000. Management rejected to worked with the police and insurance company in order to get information. The last thing I can tell you about this BIG issue, the left the front gate open... no security at all. I'm not consider a special person, just when something is broken in your apartment, want to be fixed as soon as possible, NOT in Estates at River Point. Management NEVER and when I say NEVER... is never reply your emails and being no polite. Recently in the Estates at River Pointe, in the parking inside of the complex, had been committed a handgun robbery. THREE TIMES already in the past month. Three times in 1 month. As you can read, not safe at all. They know when you are out of your apartment and they will break into your home... how they know the thief's? difficult to prove inside job... BUT here is my story with my $8,000 motorcycle, recently moved in the estates, just living one month... last year. I don't think its to difficult to keep happy the people is paying at least $1,000 / per month for 1 bed/bath apartment. Estates at river point is the most expensive in Mud-Island and is not reflected in the attentions for living there. I will not recommend anyone to live here. Specially if you want to live your life thinking when they are going to break into my home. more

RATS 9/30/2010

I have lived here for three years, with no problems. However, I have a big problem now. RATS Seriously, they are everywhere. I have been calling the office for over a month about the problem, and I'm getting blown off. I'm being told that they are baiting the dozens of rat holes around the dumpster and in all the bushes...but I still see at least one rat a day, usually more. The tipping point came when I noticed two brand new rat holes less than a foot outside my bedroom window, and actually witnessed a rat crawling up out of it. The response when I called the office' ""Well, you do live by the river..."" Tonight, I stepped out on to my porch and into piles - yes piles - of rat poop. It's all over our door mat, which means the rats are right up against my back door. I can't even sleep here tonight. Like I said, for three years, I had no problems living here. In fact, I recommended it to two friends who now live here too. However, I am disgusted by the place I live now. I pay too much for this to be an issue. And the worst part is the management doesn't seem to care. Don't move in here. It's gone severely downhill, and it's getting worse. Unless, of course, you don't mind rats. And stray dogs. Oh, I didn't mention the diseased stray dogs who camp outside my door each day' Yeah, there's three of them. But don't worry - I've seen them eat the rats. more

BEWARE! A Sham. 12/14/2009

Lots of the residents in my building appear to be undergraduate students, or very, very young graduate students. Beware-perhaps NOT the best place to be if you are a serious student who wants plenty of peace and quiet to study. The quality of the craftmanship of my apartment is very SHODDY. Not sure there is a 90 degree angle in the place. Called to have the shower fixed three months ago: still waiting on that. Horrible rotten egg smell most nights from either the fertilizer plant right around the corner (didn't see that behind the forest when I came to look at the apt), or from the waste treatment plant just north of the apartment complex (at least I think that's what it is according to GoogleEarth-also didn't see that). Noise: walls VERY thin. As in, can hear people talking beside me on both sides and above. Safety: iffy. Complex had four daytime robberies just two weeks ago. Parking: meh. Appearance: great on the outside, so-so on the inside. Office staff: meh. Maintenance: arbitrary. Got my sink drains fixed right away, but still waiting for that shower from three months ago. Condition of unit: lots of ""soggy/mushy"" spots on the bathroom wall. Lots of ""soft"" spots on the floors. I'm certain the sub-floor is rotting in the bathroom-the floor totally slopes and bows. Overall rating: Just so-so overpriced frat-boy haven. Pros: Close to beautiful walking trail along Mississippi river. Cons: Do yourself a favor and shop around. more
