Never sign a contract with this man! 3/15/2012

If you are a property owner, do not sign a property management contract with this man, Dave Wells. It is basically a license for him to hijack your property. He will secure lease agreements without consulting you regarding terms or rent. We attempted to participate in lease negotiation and he completely ignored our wishes and locked us into the worst potential contract for the longest period possible. He defends himself by stating his contract gives him the right to. He even ceased communicating with us. We now have an atty, complaint to BBB and NC Real Estate Board in process. more

UNRELIABLE, UNPROFESSIONAL, DO NOT USE 12/6/2011

This company is the worst property management company in the Swansboro area. From my past year, Dave, Wendy, Wayne, Kenny, and Janet have not done thier job as they advertise. All my rent deposits were late, from 1 week to 3 weeks. They will never call and let you know that you will be receiving a late rent payment. My home received damage in a hurricane. The damage took over 6 weeks to fix, I was told it would take 1 week, I never was notified that it was going to take longer and then when it was completed I never got a confirmation email or call. If you are looking for someone to maintain your home, these people are not the right ones to choose. Dave never communicates anything, if anything he trying to go around your back just to make a little extra money. The rest of his staff are lazy and never follow through with any requests. They do not do proper inspections and they will work for the tenant not for you, the LANDLORD. Please look for another company. Your property will suffer with this company. more

Worst Experience I've Ever Had 11/25/2010

From the get-go I began having issues with SPM. They took 6 months to get screens into my windows that were not there when I moved in. They took even longer to get the fan fixed in my bathroom which did not work at all. One time, our mail carrier put all of the cards that notified of an inspection for my house and the surrounding houses in my mail box. I distributed them to the other tenants as soon as I checked the mail. Even though this was not my job, I was chastised by Wendy for not handing them out sooner, when I had only gotten them that day. Another time, my AC compressor had fried and it was the middle of the summer, with110 degree, or hotter, days. After a run around with Wendy, who tried to find any possible way it could have been my fault or just me not knowing how to use it, I sat in a BURNING HOT house for a week and a half waiting for a repair. After our lease was up a few months later, they wanted to either charge us 50 dollars more for month-to-month or 25 dollars more for signing a new lease. When I asked why it would be more to sign a new lease, they said 'because of repairs that the home-owner has made to the house'..(the only repair being the AC compressor that fried because it was old..) Under the landlord/tenant law in NC, that is not the tenants responsibility to pay for. After all of this I became fed up and my husband and I purchased our own home. We moved out of the rental with SPM on Oct. 8th and had the final walk-through on Oct. 18th. I offered to pick up my Security Deposit to quicken the process, but still had to wait until NOVEMBER 22. When I showed up to retrieve my deposit, there were things on the repair list that had not been gone over in the final walk through. I ended up being charged a great deal more than I thought and left very unhappy. I would not recommend renting from SPM at all. They have been rude and deceitful to me from the beginning, and as a military spouse, I am disgusted that this is the way they treat their armed forces members and their families. more

Great Realty Company 5/5/2010

Swansboro Property Management is an excellent organization. I worked directly with Dave and he was extremely helpful and assisted me in renting a home while I was still in Texas. He is extremely knowledgeable and assisted in nearly all of my requests. My only complaint, which is admittedly minor, is that when I requested additional photos of a property I was looking to rent, he never followed through. I wouldn't let that worry you about using this company, Dave definitely came through with flying colors. Highly recommend. As for any so called ""doesn't support the military"" talk, let's end that debate here: I'm a U.S. Marine, he's a former Navy Corpsman, and he's still taking care of Marines to this day. Good Company, Reliable and Professional 3/17/2010

The way I ended up working with Swansboro Property Managment was through a friend. When I was still in the Marine Corps a friend of mine had a great rental home for a good price. When my friend left the house Dave notified my friend that he had to take some money out of the security deposit because they had broken Ta chandelier (i.e. - they take care of the properties). I was leaving town and so I needed to find a property Managment group that would take care of my property and be able to consistently get the rental money to me. Dave has done an excelent job of keeping my houses rented out over the last 2 years and if anyone thinks they are special enough to keep a house reserved without any current down-payment; Please Don't Wast My Time. Swansboro property Managment defines professionalism and is by far one of the best rental companies throughout that Jacksonville area (based of rates and services especially). Do Not Use This Reality Company 8/27/2009

My advice is not to use this realty company. We dealt with one of their realtors when considering renting a townhome in Pirates Cove, Swansboro for my son, and his wife. My son is a Marine stationed at Camp Lejeune. The realtor told us that if we placed a deposit at the first of the month they would hold the townhome for at least two weeks. When my son later spoke with someone named David, who said he was the property manager, about placing the deposit on the townhome at the first of the month and holding it for two weeks, he would not honor what the realtor told us. When I spoke to him trying to resolve the situation, detailing what the realtor had told us, he said that they didn't hold any of their properties for two weeks and he didn't care what the realtor told us. He said that the realtors had no authority and that what he said is ""the only thing that matters"" when it comes to renting one of their properties. He was extremely rude and belligerent and spoke to me in a very unprofessional manner. When I stated that I was going to go online and write a review on all the apartment websites telling any Marine stationed at Camp Lejeune not to do business with Realty World because the business is not military friendly and will not honor what an agent tells you, he really became ""unglued"". Anyone renting property that is managed by this company will have to deal with this unprofessional rude person once you are locked into a lease. You will never be able to depend on information anyone there gives you. Cons: They do not honor what their agents tell customers more
