Absolutely AWFUL. Absurd. \r \r ??Avoid renting from a property management company; the property management companies in New Orleans are managing many properties, have few repair/maintenance staff members, and simply do not care about the tenant. ??\r \r Superior Property Management is by far and away the WORST. \r \r ??The ""realtors"" (a more apt title would be, ""liars"") do nothing but get the lease signed, they do NOT maintain a relationship with the tenant or the landlord and will not advocate on behalf of the tenant under any circumstance. ??\r \r My move-in date was postponed for 3 1/2 weeks for no apparent reason. The unit was vacant for that time and Superior Property Management did NOTHING to clean or repair it. When I finally was allowed to go inside, the realtor, Kim Joseph, was a half hour late arriving with the key, and when she opened the door, the condition of the unit was frightful. Among the problems: the unit was filled with cigarette butts, filth and dead roaches, 4 of the 5 windows had panes of glass fully punched out and the side door was detached. It took 3 more weeks for Superior Property Management to address these issues. \r \r ??In addition to asking Kim Joseph to at minimum, replace the door and fix the windows, I asked her several times what was the square footage so I would know whether to take furniture out of storage and more importantly, who were the tenants on the other side of the double shotgun, i.e. are they smokers? a family? children? pets? Instead of answering these common questions, the answers to which every tenant has a right to know even before signing the lease, she simply ignored me and finally told me, ""You signed the lease, I don't have to talk to you anymore.""\r \r ??It turns out, my neighbor is an incessant indoor smoker (the smoke comes right through to the other side of the double shotgun) and worse, an unpredictable, insane drunk who is prone to violent outbursts. Since I moved in, I have had to call the police 3 times: once when he was violently and loudly brawling with someone at his house at 3am and I thought he might murder that person; next when he was pounding on my window at 1am on a Monday night, threatening me and shouting obscenities because I had asked him to turn off his music, and finally, when he was banging something into the floor/wall in the middle of the night. He was arrested and he violated his peace bond. ??\r \r Of course, I made Superior Property Management aware of every single thing that happened, including that he leaves the laundry room and the washer and dryer so filthy I must clean them before every use, his house is so dirty mice are running around, and he abuses his dog. Despite him threatening me, being arrested and failing to pay rent timely, and the landlord's request for Superior Property Management to repossess his unit, Superior Property Management did not evict him. ??\r \r Finally, my landlord got wise to the situation and fired the company.??\r \r Among the many problems I had to fix myself because Superior Property Management NEVER responds to maintenance requests, Superior Property Management failed to come to my house to service the heater for the entire winter. After only 4 hours of use in November, particles were coming out of the vents, covering my furniture, walls and floors and I was inhaling them. It took until March for Superior Property Management to finally reveal the heat company's name and contact information. They were unable to identify the particle but agreed it was likely toxic. Yep, in addition to this madness, I had no heat all winter long.??\r \r If you read this far or you didn't, the bottom line: RUN! DO NOT RENT FROM SUPERIOR PROPERTY MANAGEMENT. RUN! more

They are managing my rental property and doing a very good job. Always in contact with any issues and everything is running smooth. I also had their help to purchase my own home a few years ago and that was also a very good experience. more

Over the past five years, Superior Property Management has provided us with excellent service. We have a townhome in Metairie which has been occupied by the same tenants for almost five years. Once they moved out, Superior had new tenants for us in under a week and at a higher rent. They also got everything cleaned and replaced that needed to be and had them moved in within three days of being chosen. I couldn't be more pleased with their service. more

RUN AWAY! 2/3/2012

Horrible. I didn't have hot water for the first week of living there (in a bizarre 35 degree cold snap for New Orleans). I never had a working stove. When I moved in, I was told that a single mother and her one child lived on the other side of the shotgun. In reality, a single mother and her eight children and one grandchild lived next door. Trash was left on the shared front porch and I swear I complained at least once a week about the noise coming from that house at all hours. Superior's answer was to ""call the police"". In the most bizarre twist: the water next door was shut off in July, I informed Superior in late August (after bags of human waste starting appearing in the gutter in the front of my house) and nothing was done until January. At first, Superior even refused to believe me until they sent a maintenance man out (who promptly gagged on site). After Suprior swore to me that the neighbors had their water turned on, I noticed my water bill higher than usual and then witnessed said neighbors filling up gallon jugs with the water spigot in front of my house. My house was full of termites. The wall in the second bedroom fell down at one point and it took Superior over two weeks to come fix it. Someone tried to rob the property at one point. My dogs fended them off, but Superior seemed entirely confused at why I would want my window fixed immediately. I finally lost all pretense of politeness and that seemed to do a better job of actually getting them to do things. Everything is a fight with these people; from actually getting something fixed to actually getting them to answer the phone. My last six months at the property were simply unlivable. DO NOT RENT from them. Run away. They are slum lords. It's not worth it. Read the reviews! more

Inferior Property Mismanagent 12/1/2009

The concept of customer service is completely lost on these people. But why should they care? They already have your security ""deposit"". The leasing manager Kim is by far the most adolescent of the bunch, but at least she tries to make her lies sound pretty. Pam is the talking head she transfers you to when the stories on TV are getting to good to hold the phone to her ear. When you do finally get some resolution to a problem, it turns out the ""fix"" only multiplied into smaller, more annoying problems. 1 Broken burner on a stove top turns into 5 weeks of back and forth on the phone and 2 large men bringing a washing machine up the stairs. Superior management without communication seems to be an oxymoron to me. Plan to waste a lot of time, go buy a bottle of aspirin, and kiss your security deposit goodbye! Pros: They'll smile while they rob you Cons: Lying, Sandbagging, Rudeness, ""Disconnected phone calls"" etc more

Superior to what exactly? 3/31/2008

Superior is the absolute worst. Terrible customer service: condescending, negligent, rude, and often abusive. They've left tenants with water pouring through holes in their roof. Others have been without hot water or heat for months. They don't maintain the properties that they manage, including repair of safety features like railings and stairs. When they perform maintenance, it is shoddy, but what can one expect from a property company that asks on its lease applications whether tenants are carpenters or plumbers? Aren't they supposed to have some of those guys available? Pros: ""Only"" $800 a month! Cons: All the rest more
