I've rented from Sunshine for a while now. If you're considering renting from them, just don't do it. The only good thing they have is the location of their apartments. Everything else is a loss.
Their maintenance is horrible: They won't replace rotting wood, the tennis courts are completely abandoned, their lawn servicers completely skip large chunks and it doesn't get addressed, etc... Inside the apartment is just as bad: Garbage disposals are cheap and break easily, the wallpaper is completely overdue for replacement, the interior paint is done poorly and it shows, and the carpet is worn down. They will not replace or fix anything until it completely falls apart, and even then they will only address it when absolutely necessary.
As far as rent goes, Sunshine will absolutely do anything they can to make money, even if that means the renter gets the raw end of the deal. For example, even if you've been renting with them for years, if your rent goes 14 days overdue they will immediately turn it over to an attorney's office for collection. A $650 rent will blossom into a $1050 bill on the morning of the 15th day you're late. I understand it's within Sunshine's contractual rights to do that, but that doesn't make it morally right. To them, money is very much more important than the renter and they make that abundantly clear in their actions.
Pros: Their locations are nice (woodchase/rockcreek)
