Do not treat tenants well. I have had no refrigerator since Wednesday they say the can't do anything about it. They don't have people who handle these kinds of things after hours...

They take great pride in keeping their properties clean and well maintained. \r \r I found that David and the whole SFPM team were available to us at anytime during the day David was quick to respond to our concerns and always had our best interest in mind. If he is wasn't available to us, he would always ensure that another team member was assisting us. He always checked in with us to see if our needs had been met. Before you believe a web site that states every review is 5 out of 5 stars, ask yourself one question - when was the last time ANY company awarded the prestigious JD Powers Award for customer satisfaction had a rating this high? You'll be hard pressed to find one! In my opinion this in itself should raise a red flag.\r \r I have multiple properties in several states so let me tell you of my experience and provide you my opinion of this experience. During my tenure, I had 2 tenants lease my property, the first left after 1 year specifically telling me it was due to the management of the house, the second was so dis-satisfied with the level of service provided, they went on a web site to vent their frustration and dis-satisfaction. I had to call 2 to 3 times to get a return call when service issues arose. The owners did not return my e-mail or take my call when I expressed my dis-satisfaction with this lack of service and courtesy. It is my opinion a company's culture starts at the top, if ownership thinks not taking the time to return a customer's call/e-mail demonstrates an understanding how a customer deserves to be treated or they believe this is an acceptable level of service and courtesy, then why expect anything more? \r \r Read the tenant's rental agreement - it clearly states ""this property is managed by an investor representing his interests..."". This can easily create a conflict of interest. There can be a difference between a Professional Property Management Firm and an investor managing property. In my opinion tenant dis-satisfaction can generate tenant turnover. In addition to the monthly admin fee I pay, I will also pay new tenant finder fees, credit check fees, lawn care fees. Additionally, this company will hold 1 month's rent before releasing my income to me where other property management companies pay rental income the same month rent is paid.\r \r Find a professional property management firm who will find long term tenants and build their business by providing a high level of customer service satisfaction and be careful of investors who manage properties. You and your tenant will be happier in the long run. more

Before you consider doing business with Stress Free Property Management, I pray that you read this review and reconsider. This company takes pride in ripping off their customers. After renting from one of their properties for ONE month, we were left with a bathroom that was completely unusable. When I say unusable, I literally mean one morning we woke up to 2 inches of water all over the floor of the bedroom due to the toilet malfunctioning. To make matters worse, the water that was draining from the kitchen sink, washer, and master bedroom bathroom, was not properly connected to the main drainage line and was spilling out waste into the yard. I'm sure if the neighbor next door was aware of this he would have called the health department. I just don't understand why a licensed company would rent out a property to someone while the house was not even close to move in ready. Why screw over good people Stress Free? We live in your rental home for 1 month, leave minimal damage if any at all, and get a measly 30% back of our initial security deposit? Was it because we voiced our complaints to frequently? Or was it because your company realized that you rented out a home that was a POS. Niether here nor there, let me tell you, GO ELSEWHERE! Don't waste your time getting ripped off people. more

I have been renting from Stress free for almost a year now, our lease is up at the end of January (THANK GOD!) I am not the type to throw a big fit about everything, when we first moved in our house was a complete MESS! There were muddy foot prints throughout the whole house from the 'cleaners', I honestly don't know what they were cleaning..there wasn't one thing that was clean about this house! Also, we moved in on a Friday, when we arrived to our house (after business hours) we soon realized we had no stove or fridge! I immediately called the 24/7 maintenance which was NO help. They said they did not have an order for a stove or fridge to be put in our house, he said he would not be able to do anything for us until the following Monday, which caused all of our food to go bad that we brought from our previous house. I thought 'well maybe they were just busy, everyone messes up' and dropped it...but things only got WORSE! Ive had a broken sink since the first week I have moved in, they have came out at least 3 times and all they do is 'tighten' the pipe, we now have water damage under our sink which I am almost positive they will try and charge us for. A more recent experience happened last week, Sunday during the day our fridge went out and we submitted a work order (unfortunately, your fridge breaking is not considered an emergency. I guess that is because they are not the one loosing hundreds of dollars in food), we did not get anyone out to our house until Tuesday mid day! Half of our food had gone bad and when I called them about it they said 'we use a vendor, you would need to contact them to have anything done'. I could keep going, anyways if you are looking to move into a dirty house with repairs that will never get fixed, please feel free to call Stress Free Property! I can not wait to move, I also can not wait to see what ridiculous fees they will charge me for moving such as the $125.00 they made me aware of for a 'changing the locks' fee. Also, their customer service is absolutely horrible, every rep I have spoken with just sounds miserable with life and they definitely do NOT care about the tenants best interest.\r more

This place is the worst. maintenance call are very slow and like the three stooges. took them 3 time out to repair a running toilet. tried to keep my whole 1000.00 security deposit when left the place immaculate. Run fast from stress free. i saw all the bad reviews and should have listened. Any good review is obviously from the company itself. Trust me, no one had a good experience here! more

I have 3 little children and we were told no fridge until Monday at the earliest and that was not a guarantee. I would not use a company that treats tenants this way. Wow this is totally posted by someone with the company. What are the odds that on another review site someone with this very name had a post removed because it violated the content guidelines. Go to Yelp dot com and search Stress Free Property Management and go down to the bottom of the page and click on 3 filtered messages and when you get to that page look at the one that says rubyrose it has been removed for violating the guidelines but it's interesting how on this review site she raves about the company being so great and it's even on the same day! more

Not Reliable! 8/8/2011

First off - I don't know any company that has all 5 star ratings on CitySearch. A little fishy..... I would describe Stress Free Property Management as a reactive company vs. proactive. Ever since I began looking for a rental property with Stress Free, I had to chase down the realtors and jump through hoops just to get what I was looking for. Also, ever since we moved in we've had a maintenance issue that they've sent people out for 4 times with no luck in fixing it (our garage door). Now it's falling apart, probably MY liability since it's been so long, and they promised the next person would be out here 4 weeks ago to get it working. Still no word. Again. Reactive NOT Proactive. However, beyond the maintenance issues it has been a decent company to work with since. Just frustrating when I have to open up my own (broken) garage door when it's pouring rain outside. more

The best agents in town, very impressive & highly recommende 6/19/2011

I have to thank Stress Free for renting my properties very quickly to great tenants. They know how the market works and were able to get top rents. As I live in Europe, it is important for me to have an agent who I can rely on to look after my properties, tenants, and deal with any issues that arise efficiently and who will cut the rent to my account on time each month along with an up to date statement. I am also impressed with the way Stress Free assesses what needs to be done to the property to ensure that it will appeal to a prospective tenant. They are happy to send photos of any work showing before and after and David and Brande are easy to contact by phone and reply to all of my emails promptly. I am happy to recommend Stress Free if you are a landlord with property to rent or if you are looking for a house to rent. more

The best property Managementin town 5/20/2011

I decided to use Stress Free for my property management needs after my unit sat vacant for almost 4 months. Once I made the decision to hire them, my unit was rented within 2 weeks to a great tenant because of Stress Free's tenancious approach to their business. The switch was easy and with this market, getting a place rented in two weeks is exciting news! more
