Please save your self headache and hassle ! I moved in in August 2012 and moved out after a year there. I couldn't wait to get out of there. where should I start. The staff is out right rude and very unfriendly. Primas is the management company. the front desk person has changed 3 times while I was there. The manager especially Prasad is very rude to say the least. the apartments are falling apart b/se the don't keep up the maintenance. make yourself a favor and especially do not move to the ones that has basement (they are in ruins). so I requested for repairs while was there and their response is ignore me first and then when I insist, the manager always tells me "" write it down, we won't charge you when you move out"". yeah that is a joke. I want it to be fixed while I am living there. The electricity bill was very high b/se the house leaked around windows and doors. they told me they would not fix that (it wasn't their responsibility). it was just me and my wife and in winter we kept the house at 68 and did other measures to save electricity. often times our bill was around $200. some how our water bill doubled from 25-30 dollars to 45-54 dollars even though our water usage didn't change a bit. Man ! it didn't end when I moved out. I just received statement saying I owe more than $200 after my $99 deposit was used. the Charges are for cleaning the carpet ($209), changing the dripping pans, and changing the blinds. the funny thing is we asked a walk through with a staff but they refused so we can avoid this. I left everything very neat. I have videos and pictures. when did landlords started charging for wear and tear. I am over my disgust with Sawbury Commons and its management Primas b/se I will not let them consume me with anger anymore. but they will not get a dime from me and I will not let them ruin my credit and don't mind going to court and paying more. Please avoid headache by not moving or otherwise expect the worst ! other forums also suggest the same thing. I wish I looked at them before I moved. more

Worst Management ever!!! BED BUGS STAY AWAY! 11/7/2011

I lived here with my wife and infant child. Two months into our lease, one of the townhomes in our building got bed bugs. The health board states that it's mandatory for the landlord to treat every townhome that connects to the infected unit, they didn't do this and the bed bugs came to our unit. The Management told us to throw all our belongings away and go through insurance, but insurance doesn't cover bed bugs. We did what was asked of us and threw our belongings out and asked to be reimbursed for the damages caused by their neglegence, and they refused. We asked to be moved to another unit and they refused. Then when we finally got out of our lease, they wouldn't let us have a moving truck on the premesis to pack our things! more

There just isn't enough and some of us are forced to park on the road. But all in all this place just *doesn't* deserve all the negative press anymore. more

Do NOT rent from this ""umbrella"" company. Not only will you NEVER see your security deposit back, you will be charged for additional cleaning and repairing. Put it this way....you could rent an apartment from them, NEVER LIVE THERE, and when your lease is up they will spend HOURS cleaning and repairing your place and charge you. Don't want to pay? Deal with their own ""collections agency."" YES, THEY OWN THEIR OWN COLLECTIONS AGENCY! Convenient? NO. FRAUDULENT. Want to know what that is? One man, on his cell phone, yelling at you calling you stupid and telling you to shut-up (even though you can't get one word in.) Call them what you will, CROOKS, FRAUDS, RIP-OFFS. I can't believe the state of Ohio lets these people do this................ Pros: NONE, and I'm being GENEROUS Cons: EVERYTHING more

Dont rent with Ardent/Triangle 1/27/2009

So I lived with these properties for a little over 2 years, everything was fine with the office and things. When it comes to moving out, they charge you for basic ware and tare! They kept my 99 dollar deposit and are still trying to charge me 366.00 more dollars! So I called the collections person and he was THE RUDEST person i have EVER delt with. He wouldnt let me speak and everytime i tried to, he told me to SHUT UP over and over and over again. My mom tried to call and talk to him and he told her to SHUT UP over and over again too. Then, he just hangs up. He hung up on me, my mom and my dad. I deal with people and their troubles on a regular basis at my job and i have never been rude to anyone like this guy was! He makes ardent/triangle horriable. Dont live with them because they will charge for EVERYTHING and then the person you have to deal with is a nightmare. Please, for your sake, dont live with them!!!!!!! Pros: cheep rent Cons: they screw you and tell you to shut up more

Stay away from anything owned by Ardent Property Management 1/7/2009

Fieldstone Trace (Westerville) is a joke. Originally, they were owned by Triangle Real Estate & ended up as Ardent due to many complaints filed against them. This company is also run by a bunch of monkeys. First, windows were horrible. U had to layer on the window insulation during the winter or else UR furnace ran constantly. Second, U was charged for water & electricity as a ""unit"". Regardless of how much or how less used, it was divided by the number of apartments within UR ""unit"". UR electric was under ""American Power & Light"" & water under ""Columbus & Central Ohio Systems."" Both companies R owned by Ardent & R simply electric & water resellers (they buy electric & water services, then charge U extra to buy it from them.) Then U was left feeling like U paid for someone else?s usage. Third, the move out sheet is not clear. I followed the move out sheet given to me only & the paint store mentioned (they only used a certain brand/color) was ""out of business"". I painted, cleaned & did everything as noted on the move out sheet that wasn't considered ""wear & tear"". I moved 11/15/08 & on 12/12/08, I rec'd a packet from Ardent & inside was a damage bill for $4,200. They ""claim"" base boards thru out the entire apartment; doorframes & moldings were replaced. Labor (93 hours) was $2,100 alone. They charge for every little thing they can find including $100 for ""additional cleaning"" & ""carpet"". Since when can a place charge for carpet after 4 years of residency? It's called ""wear & tear"". It?s not like the carpet was imported Egyptian wool. I feel robbed & taken advantage of. These apartments R almost 30 years old & R showing horrible signs of aging; it's not the Taj Mahal. My roommate & I found ALOT of complaints regarding Ardent on the internet PLUS, obtained copies of complaints from the B B B & Attorney General's office. Seems the longer u rent from them, the more they screw...I mean, ""charge"" U once U do move out. I will fight this company & look for my day in court. Do NOT Rent 10/14/2008

I just received from Ardent Property Management on Friday Oct 10, in the mail, a claim saying I owe $98 and they already took away my $100 deposit. I lived at Waterford Pointe in Columbus Ohio, and moved out August 2008. The claim states I owe for painting and cleaning, and when I left the place was in good condition. It is ridiculous that they want to charge for something (normal cleaning and painting) that is done after EVERY tenant moves out. Of course when you call the person's number on the card her voicemail says she is frequently away from the office so of course they can't help you. I am getting ready to dispute this and do whatever else is necessary to get rid of the charges. I rented from Edwards Communities prior to this and had a GREAT experience. Every review here is right. this company screws you in the end. also there is mold in the water at camron ridge. We ""owe"" them almost $500 in ""damages"". I have tried to make payments but they will not accept them because they want half the money upfront but i simply dont have it. My appartment was clean after i moved out and they carged me for unknotting the cords in the blinds. they also changed the fees cleaning that are stated in the lease and charged me more. more

do not rent from this company or anything associated with it. they are scam artists. check the business reports(this site filters out the non-profit group's name) on them. hundreds of filings. check the attorney general's office records; again, tons of bad reports. no one renting from them has ever gotten a security deposit back. more

Avoid at all costs!!! 4/25/2008

No matter how close you pay attention to all of the rules and regulations they have stipulated in the lease they find loopholes to fine you $25 very chance they have. They have also renigged on oral aggrements that were upheld for over 7 months. Another thing is their very intimate relationship with the electric company AP&L. If you are even a couple of days late (with payment in route) they notify you that they have the right to evict you from the premises. Plus, the water bill is not your own. It is a total building bill (8 units together) that is divided by the office depending on how many people riside in your specific apartment, and it will get raised if you have a baby since that is considered a whole other person. Get a copy of the lease BEFORE SIGNING ANYTHING!!! There are many small details that they do not inform you about until it is too late. e.g. grill covers can only be black nothing else and if the grill cover isn't on the minute the grill is cooled down from cooking they will fine you $25 for leaving it an ""eyesore"". If I could undo the one star I had to rate it at I would. Negative 5 stars for them! Pros: no pros to mention Cons: everything more

My son and another college young man rented this place for a year. Upon leaving, they cleaned and did everything to make it like they left it except for anything not in their contract. They cleaned all the appliances and left them in good condition. Thus they were not expecting a huge bill in a month saying how bad the apartment was when they left it. i know what they went through trying to be good tenets and being fair. Pros: 2 Bedroom townhouse Cons: potholes always in driveways. Services not always productive or timely. more
