I had just moved to the area from out of state and rented a house from them sight unseen long distance. There were a few problems during the move-in, but it was more the fault of the owner being out of the country then a lack of response from the company. They went out of there way to make everything work for me. Considering how many properties they deal with, their customer service is excellent and are always great about getting back to me when I have a problem. The office staff is always patient and helpful, even when I have not been. I recommend them highly. more

We have been tenants in a property run by S and L for four years in Murrieta. When we first required about a place we were a bit skeptical because we have had some less than desirable situations in the past regarding property managers. However, they were very upfront and to the point which made us relax a little bit. Once we were approved and finally moved in we were cautiously optimistic that they would be as professional as they had been during the application process. They have met each issue with straight forward responses and quick response times. Not only do they respond within 24 hours of contact, but his crew keeps us abreast of what is being done. They also answered all of the questions that I emailed them when I first moved in about various issues. We cannot stress how much this is appreciated. after being perfect tenants...paid rent on time and left the house in excellent condition.... we did NOT receive full deposit back.\r This place makes you get the house professional cleaned, even though they do NOT do it for you when you move in. They also make you replace all light bulbs even though this is NOT done when you move in. They make you pay for a carpet cleaning even when it is NOT needed. \r I did everything that they wanted...down to every light bulb- and I still got charged for light bulb replacement. They misplaced my initial walk through report and are still cahrging me for things, such as broken receptacle- missing door stop... pull string on fan...they cannot prove that these were not already missing. Even though I wrote them on my walk through. I was 9 months pregnant when I moved in and did NOT make a copy for myself. They are now not getting back to me. They are disorganized and unprofessional. The response that I got from Diana Martinez was her laughing. And now- no response.... I recommend using another agency. If you are tennat that pays on time and cares for a place like it is your own...don't use this place, no matter how hard you try they will not refund your money! Also they break down rent by the number of days in the year NOT the number of days in the month. I called them out on this and was told that I am in the right and I should be getting a refund...yet to see it since they do NOT return emails. Not happy! more
