I have been using Rudulph Real Estate to manage my rental properties since 2002. They have always done a great job for me and been honest. I would recommend them to anyone.

Worst

It is obvious that they are a stereotypical landlord. They rip off the tenants and they rip off the homeowners. I would use someone else. Rudy's dad must have taught him the sluml...

Very nice and reasonable! If you need something fixed, then they will get to it asap. In addition, their properties are beautiful and you get what you ask for. As long as you go in and are reasonable, then they will be too. more

Read between the lines 10/17/2011

This is in response to several of the previous posts. You were correct when you said you had heard we were making changes. We have recently replaced the entire staff at Rudulph Real Estate. I apologize to our tenants and our clients for not making this move sooner. The new staff is ready to take things to the next level. Please introduce yourself to Paula (bookkeeping), Brittany (maintenance, front desk), Mindy (maintenance), Amy (front desk) and Jeanne (leasing) the next time you call or come by the office. We are currently working on a plan for online bill payments as well as direct deposits for our property owners. I am hoping to have this in place by 1 January. We are also working on a monthly newsletter. Again, we are targeting 1 Jan as the start date. The new marketing contract is in place and you will all be happy with our new focus. We are no longer using the Bham News for advertising. You will see an increased online presence from 1 Oct forward. As you can see above, I rated us a 3 star. This was simply because we can always improve and provide a better service to both our tenants and our clients. I am always available to discuss any questions/comments/concerns you may have. Its funny when you look on here and compare the good reviews v. the bads ones. The good ones are usually short like... "it's been very smooth'" or "very personable and friendly" or "great experience." Further, the short, good reviews come several in a row like someone just wanted to get some good reviews on here really fast. In contrast, the bad ones are very detailed as to why it was bad and the time periods are spread out.... funny huh? more

Good while it lasted...... 7/21/2011

We wrote down everything that was wrong with the place before we got there; scuffs on the walls, holes on the walls etc. When we got our security deposit back, we got back $20. We have the place professionally carpet cleaned and gave them a receipt.... they charged us for another cleaning. There were scuffs on the walls when we got there and they were noted. Paint charge. The place was SPOTLESS when we left (though it wasn't when we got there) and we had a cleaning charge. We paid out rent on time every single month, so they had no reason to complain about us because we left the place better than when we got there... The list would continue for a while... all I can say is DO NOT RENT HERE. The deposit is easy money for them. more

Good: I've heard they are making changes to improve the business. i hope for their sake that this is true. They are a laughing stock in Bham's Property management & real estate circles.. Bad: My husband & I are nurses at UAB. We have been tenants with Rudulph through 3 leases. The office staff has always been rude & abrasive. The 20 something working the desk seems more interested in txt'ing than the customer. Half of the time there isn't someone at the desk. They expect us to simply drop our $1,500.00 check in a basket. They don't provide a receipt unless asked & then they act as if we are causing them a major inconvenience. They don't offer any sort of online bill pay.. Improvements: Fire the office staff. Hire people who know how to deal with customers. We are paying them $18,000.00 a year to rent a house and they have continuously treated us like crap.. more

Would rent again 9/29/2010

We have been in a house rented from Rudulph Real Estate for almost a year now, and have not had the issues these others have had. After about 3 months of living there, we noticed a roof leak. We called right away and while it did take a little bit of time, they completely replaced the roof, no excuses. They even hired a new roofer to do the job and he was fabulous, only taking 2 and a half days to get the job done. Also, not long ago during a rainstorm, a limb fell off a tree in the front yard onto one of our cars and blocked the driveway. It was after office hours –about 8pm. I called the office and got the afterhours number to report the issue and got Mr. Rudulph on his cell phone. When I explained the situation, (the driveway was blocked by the limb and we could not get out the next day for work), Mr. Rudulph came himself, chain saw in hand, to remove at least part of the limb. He worked in the dark and the rain to get the job done. While it did take a couple of days longer to get the rest of the limb cleaned up and off the property, it was done. So far Rudulph has been ok to deal with and the level of service has been good. This is my first experience renting a house and I would rent again from Rudulph. more

Rudulph Real Estate has been very responsive to our needs as a landlord for several years. We have always entrusted them to find good, quality tenants and they have never disappointed us. Repairs are done as quickly as possible and they have always seemed to attempt to be fair to us as well as our tenants. Often, we have been so glad to have a mediator between us and our tenants. Rudulph is able to make the decisions and give answers we find difficult to do as the owner of the property. We recommend this well-respected and long-standing presence in the Birmingham rental market. more

Office has been spectacular for renting. Broken water heater was taken care immediatly by office. hotwater leaked on Saturday and new heater was in first thing Monday morning. Have not had any complaints with office. They came highly recommened from my realestate agent when I decided to unlist my house more
