OMG, Never in our lives have we experienced a more unfriendly staff in our lives!!!!! We paid nine months up front, plus $300.00 deposit, we were told the apartment was move in ready... that was the first lie of many!!!! After we gave them a cashier's check in total for close to $8,000.00, signed the lease and moved in, we were told they needed another $500.00!!!!, and were bugged constantly for it. We told them ""ABSOLUTELY NOT"", our lease was signed, sealed and delivered!!\r From that moment on the unprofessional treatment was extreme. Let me give you a list: Dishwasher leaked because the water pump needed to be replaced, Dryer did not heat, Carpets were dirty, Blinds were dirty, Holes in walls, Sink and Tub had soooooo much disgusting hair in the drain that every time you turned on the water they would fill up and not drain... But of course we were told the apartment was ""sanitized"" and ""move in ready""!!!!!!!! TOTALLY HORRIBLE EXPERIENCE!!!!!!!!!!!!!!!!!!! Now for the good part...The apartment was cleaned way better than when we moved in, and carpets were professionally cleaned, (it gets better!!!), then we were told upon move out that ""they would not do a walk through"" with us....WHAT??!! The ""Management"" told us ""They do not do that sort of thing""...""Really""??!! Now we know why..THEY CAN LIE AND SAY ""THE APARTMENT WAS NOT CLEANED"" SO THEY CAN STEAL THE TENANTS MONEY..Not only did the Management try to ""EXTORT"" extra money from us, they told us when we moved out that their MB Cleaning Service had to clean the whole apartment again!!! I contacted Rosie at MB Cleaning and was told by her that apartment 303 did not need to be cleaned. . (No wonder they never do walk throughs with their renters!!!!) MORE EXTORTION!!!!!) SO VERY SAD, because most can't fight it. NEWS FLASH!!!!!!!! ""WE CAN AND WILL""!!!!!!!!!!!!!!.. AND IF THERE ARE ANY PRIOR RENTERS WHO WERE TREATED THE SAME WAY AND ROBBED OF THEIR DEPOSITS, PLEASE LET US KNOW BECAUSE OUR ATTORNEY WILL DO A ""CLASS ACTION"" LAW SUITE!!!!!! Send complaints to PO Box 286, Ruidoso Downs, New Mexico 88346, and we will turn complaints over to the ATTORNEY!!!!!!!!!!!!!!!!! more

NICE PEOPLE, NICE PLACE 5/2/2013

My husband and I really like it here. The grounds are nice, the maintenance is fastr and friendly, and the girls in the office have helped us out a couple times already, like when they came in early to take my package because we were stuck out of town, and they had their guys open our place after hours when I locked my keys in the car. We couldnt be happier :) We even added my sister to the lease so she can hang out at the pool and clubroom when we travel, no problem. Free internet too, woo-hoo. more

WORST MANAGEMENT EVER 12/22/2012

This is the worst place EVER. THEY ARE SCAMMERS AND LIERS! When you move out, they come up with bogus "move out damages" to charge you for. PLEASE PLEASE PLEASE DO NOT MOVE INTO PAVILIONS. Check BBB "National" and you will see several compaints that have been filed. You might see " R Squared Enterprises" which is tied to Pavilions. Most on "the list" of damages that did not exsit. Not returning keys....Seek out all the reviews on the internet as well. There is no management. The place is run by whomever is in the office. more

NOT MILITARY FRIENDLY 8/14/2012

Whenever I originally moved into this apartment complex, one of my FIRST questions was whether or not there was a military clause in the lease in the event that I receive orders to relocate. There in fact is, and I was told that they definitely work with military. So I proceeded with the move-in, and at the time, the staff seemed SO well-informed and SO friendly. Well, a coworker of mine who lived in the same complex received orders. He brought in a copy of his orders with a date of when he would be leaving the country. First, they told him that the paperwork he turned in weren't "real orders"... I'm SURE that of all people that can identify orders, the AMAZING staff at the Pavilions can. Then, they gave him a hard time about exactly what date he would be able to get out of his lease... because while his orders did state that he was leaving the country on a certain date, they decided to only consider the RNLTD (which, of course, was a later date). NOT MILITARY FRIENDLY! Whenever I originally moved into this apartment complex, one of my FIRST questions was whether or not there was a military clause in the lease in the event that I receive orders to relocate. Then, they gave him a hard time about exactly what date he would be able to get out of his lease... because while his orders did state that he was leaving the country on a certain date, they decided to only consider the RNLTD (which, of course, was a later date). For those of you who are unfamiliar with what a RNLTD is... it is the very latest date that you are allowed to check-in at your next base... aka report no later than date. It wasn't until one of our supervisors came in for himself threatening to get our legal office involved, because what they were doing was illegal, that they finally gave in.\r \r Well, I just received orders myself... and already, I'm dealing with the same ridiculous nonsense that my coworker had to deal with. For being in an area that has 4 military bases nearby, you would think the staff would be familiar with laws associated with the military. Not so much. In fact, one of the staff told my husband point blank that they do not honor the Soldier's and Sailor's Civil Relief Act, but that they ""appreciate our service and what we do."" Well, luckily we anticipated this, and had a hard copy of the Servicemember's Civil Relief Act, which replaced the Soldier's and Sailor's Civil Relief Act years ago (nice to see that they're up to date on what goes on in the world). It clearly states that it is MANDATORY to terminate a lease early if the member has PCS orders...\r \r Bottom line, these people, including management, will give you a hard time about anything and everything. There are other things I've had to deal with aside from the issues about being in the military with orders. You can hear every word being said in the room next to you, there are roaches in the first floor apartments... I'm truly, truly dreading dealing with the move-out process with these people. more

HAPY HAPPY 4/18/2012

We have lived at a couple places around town after moving here from Md, and we like it here. The maintenance IS good and quick, and I have only had good interaction with the office staff. I think you really do get what you pay for, and I am happy. We just renewed our contract and plan to live here another year. We decided to lease a garage this time too. My neighbors are cool for the most part, and it is better here than most places I have lived. more

WE LOVE IT! 8/9/2010

My husband and I have lived here since they opened, which is a couple of years now. We LOVE it. Haven't had any problems which were not taken care of quickly and professionally. The people in the office are always very nice to us, they even worked with us when my husband was in the hospital and he could not get the rent in on time! We wouldnt live anywhere else. more

WOULD DO IT AGAIN 10/20/2008

we moved out after about a year. enjoyed our stay. did not have a pet. we were not charged for carpet, as a previous post stated, but we did have to pay for cleaning. we had assignerd parking and the manager helped keep other cars from parking in it, so thought the staff was friendly and helpful, but then I was never rude to them so maybe that helps. we would move back to the pavillions Pros: pool, fitness, pool room, clean Cons: no month to month more

BEWARE; DO NOT LIVE HERE 1/8/2007

This complex is, by far, the worst managed, trashiest community ever. My roommate and I rented a 3 bedroom apartment and paid over $1,000/month for no parking, never being able to have more than one guest at the pool, and being charged over $3,000 upon move out for carpet that was damaged before we moved in. The office staff is absolutley the most worthless, un-helpful group of people who give you the run-around everytime you ask a question. And forget about complaining...they won't tell you who is their parent company or give you any explanation as to why they won't tell you. Their pet policy is a lie. They tell you they allow pets, but that they are at pet capacity and as soon as someone moves out with a pet, then you can have yours. Only the supposed move-out never happens and you end up never having your pet with you. Please, please, please dont' fall in the same trap as we did and choose to live somewhere much more pleasant, like the complex in Sonoma Ranch, Casa Bandera or Quail Ridge. Pros: The pool Cons: Management, Pet Policy, Pool Policy, Termination Policy more
