My girlfriend and I recently rented a townhouse from Onyx Management Group and I must applaud the entire team, from the leasing agents Michael and Irina, but more so the service personnel. As with many move-ins, there are issues that surface, usually the day you move in. For us that was over the weekend which presents another challenge for ""non-emergency"" issues. We had a problem with our carpet that prevented us from putting any furniture on it until it was fixed. Only having a two-day window to move, this was essentially a ""non-emergency"" emergency for us. We also had a series of leaky faucets and toilets. One phone call with Christine and within hours a carpet guy and plumber showed up and fixed everything. I didn't get their names but I would like to thank them for their courteousness, professionalism, and proficiency in which they completed the maintenance requests. I hope we don't have any other issues but if we do, I know they will be addressed promptly. Thank you and I look forward to at least a year of renting from Onyx Management. more

Onyx Management has maintained my house for several months. During this time a leak occurred in the early morning. Their staff was quick to respond and repair the problem. \r \r Michael, the manager at Onyx we've been dealing with, has been great. He's been easy to get a hold of, follows up and works hard. I hope that Onyx takes care of current customers as much as their new clients. There is a room for improvement and I know you can do that, Onyx! more

I have lived in several apartments across town over the past 15 years. Onyx is by far the worst landlord I have ever had. They are not responsive, frequently rude, and seem mostly interested in taking as much of your money as possible while doing as little as possible for you. Take my advice and the advice of others on this site and do not rent from Onyx. If you do, you will regret it. more

My lease expires at the end of June and I have recently been looking at new places to rent. While researching rentals online, I came across Onyx Management website. I went to see a few of the homes that were vacant and one of the property managers met me at a few of the other homes that were occupied. I thought that was really nice because they could have just told me to wait until it was vacant. But I ended up finding the perfect home for me and my family! I just wanted to say how nice this company is and I can’t wait to pick up keys and move in!! more

Onyx Management is the worst management company I've ever dealt with. Several leaks that go without fixing for MONTHS! People show up at my house to do work that I am not even notified about... One morning I woke up with men at my window (I sleep on the 3rd floor) on scaffolding fixing the house adjacent to mine from my private backyard! They've also tried billing us with several phony invoices. They are disrespectful, unprofessional and unresponsive! Stay far away! more

Since we moved into a 3 year old rehab 1 year ago, we have had nothing but problems with Onyx Management Group. We reported mold in the FINISHED basement before we even signed a lease, and though they cleaned it up before we moved in, we soon realized it was due to a plumbing issue. We reported the leak, and Onyx sent 6 different plumbers, all of whom said that the sidewalk would need to be dug up to repair the leaking drain pipe. We never saw any of those plumbers again. They finally sent the property builder to dig up the sidewalk 11 MONTHS later, even though we complained constantly. They never returned calls when they said they would. In addition to the basement leak, this 3 year old, brand new gutted rehab had: A roof that leaked twice since we've been here, leaking windows (all floors), the second floor shower stall leaked into the first floor, and too many other small details to count! This is not the condition a brand new rehab should be in! more

When we first received a letter stating that our landlord gave management over to Onyx Management Group I must say that I was a bit skeptic. I thought that they would be very unpersonable and make our living situation a little more difficult. However, this was not the case. Onyx Management has been amazing. As a college student it’s nice to have guys that understand where you’re coming from and respect your situation. They have also been a huge help in fixing the problems around our house very promptly unlike the original landlord. Onyx Management Group manages several of my investment properties in Philadelphia so I don't have to. As an investor I want a property manager who is accessible, competant and reliable. I have already referred two of my friends and intend to refer more. Its relieving to know that I have local representation managing property that I don't have the time or means to do myself. Additionally, Onyx Management Group brings an enthusiasm to this profession that is lost on other management companies that have been in the business twice the time that Onyx Management has. I came to learn about Onyx Management Group after a friend recommended this company to help me with a real estate transaction (purchasing my home in Philadelphia). My experience with Onyx Management was positive, so I decided to continue with Onyx after I decided to hold on to my row house as a rental property. I did not research or interview any other management companies. This is my first experience renting a property, and it has been about 18 months since I rented out my rental property. The management monthly fee is reasonable to me. I am satisfied with how they screened potential tenants, perform routine maintenance (preserve the value of my asset), and verify the way my tenant has maintained the property prior to renewing the lease. I avoided struggling through a learning curve because Onyx Management handled all the details, especially the ones I hadn’t thought of.
