The management in this apartment has decided that all tenants must pay for cable, internet and telephone whether you want the service or not. No exceptions - so for someone like me who gets internet on my smart phone, I'm paying out extra money for a service I don't want and will not use. Also, I haven't owned a land line in over 10 years but I'll be paying for that too - this is a ridiculous and unheard of policy for an apartment complex. Also, if you have unruly or loud neighbors and complain, management will do NOTHING. I've been living here a few years and it is getting worse by the month. Some of the 1 bedroom apts. have 4-5 people living in them. My neighbors slam their doors and my whole apartment vibrates. People leave trash and dog poop in the grass, make noise all hours of the night and maintenance is NONEXISTENT. This will be my last year. When the lease is up - I'M GONE. So if you still wanna move here there will be a vacancy very soon. more

Management is difficult to get a long with, is not helpful, and will lie to your face. Prices are rediculous, already raised rent within this year and now they are adding 80$ to rent for internet and cable services that you must pay whether or not you want these services. Parking is horrible, never enough spaces, too many cars, and tight. Maintenance - does nothing. Neighbors all around are very unhappy. Apartments look nice from outside and are spacey, but the walls are thin enough to hear my neighbors conversations from nextdoor and underneath, and plenty of times I hear them use the bathroom. During the summer the pool is overcrowded with people who do not reside there. Manager picks and chooses who she likes and will do anything and make up anything to get you out once she has made up her mind. Some pretty unlawful stuff going on, however she has befriended the law enforcement in the area and so nothing is done as far as that goes. Hear neighbors complain of bug issues, and broken appliances or a/c. We can have not but one single light on for half the day and our air set at 75, about 2 loads of laundry a week, and still come out with a $165 electric bill. more

Although I have not had all the problems he has I will agree that this complex leaves a lot to be desired. They have a lot of rules but no one ever enforces anything. With cars I can never get a spot close to my home, the few times I have said something about it one of the girls will come around and put stickers threading to tow cars but I have never actually seen a car towed. They have rules for animals but that is also not enforced, you see plenty of dogs over their so called weight limit. Maintenance used to be really good but since the main guy left a while ago it's a bunch of teens and kids in their twenties doing the maintenance and they have no idea what they are doing, I just fix stuff myself anymore. I also agree about the price hikes, they raised rent earlier this year and as of September 1st it is going up another 80 bucks. You now no lover have a choice on your service provider in your apartment and have to pay for the services regardless if you want them or not. I know I will be so glad when my lease is up and I can move, don't make the same mistakes I did. more

Worst Apartment's Ever 7/18/2011

Oaks apartments in sanford is worst apartment I ever lived in! They care nothing about the people that live their and even though they supposedly have many rules to help keep tenants happy do absolutely nothing to enforce the rules. Parking is a complete joke. 2 cars per unit my ass, two neighbors had 3 cars the other two had four. I had to park in vistor parking and walk to my apartment and no one did anything about it no matter how many times I complained. Maintenance takes forever, my AC went out took two moths to fix at the cost to me of 200 per month in electric bill and office wouldn't adjust bill. Had to hire an attorney to get them to adjust rent for time waiting for maintenance. If you do complain to the office they retaliate against you like you are the one at fault. Donna is a complete bitch. No choice on communications service, windstream provides service, have to pay for it even if you don't want tv, internet and home phone. They change your lease anytime they want and because 90% of law enforcement lives in the complex no one will help you when they try to enforce their illegal activities. My neighbor was one of the girls that worked in the office, could always smell weed being smoked in her apartment, called the law and they said their was nothing they could do. Stay away at all cost! more

I JUST CANT SAY ENOUGH GOOD THINGS ABOUT DONNA (THE MANAGER) WHAT A NICE WARM PERSON SHE IS.. ALWAYS SO FRIENDLY AND HELPFULL.. SHE SURE DOES KNOW HOW TO MANTAIN A GREAT PLACE.. THANK YOU DONNA AND THE OAKS FOR MAKING SUCH A GREAT PLACE FOR ME AND MY FAMILY TO LIVE.. I'LL BE THERE YEARS TO COME !!!!!!! more

The Oaks Apartment is where you want to live! 12/17/2008

The Oaks is an awesome place to live! The Office ( Donna and Amy) are always on task with everything they do! Donna always listens to people problems and helps them threw anything. People can say all they want about her, but she is just doing her job. The apartments are so big and are very clean! There are cops that live there so I'm not worried about people breaking in my apartment. No teenagers that have parties on the weekends. It is a wounderful place to live! I was able to see an apartment the first day I came to the oaks! I would tell everyone to come here!! Pros: everyting Cons: nothing more

The Oaks are a great place to live! 7/10/2008

The Oaks is an awesome apartment community. My husband and I lived there 2-3 years ago for about a year and a half and we didn't have any problems. Donna was a great manager and anytime we had any problems(which was rare) she was eager to help us. I think she's a great manager and really cares for the tennants (sometimes allowing them to slightly bend the rules, to make them happy). The apartments themselves are great, in great shape and very cute and liveable. The area is well lit at night for walking but not too bright. My husband and I loved to go for walks in the evening, and the complex is very safe with plenty of sidewalks. We never had any problems with our neighbors and parking was never an issue. My favorite thing about living at the Oaks was the homey feel of the apartments (they look more like little houses on the inside than apartments) and sitting on our balcony. Most apartments do not have balconies like this one and it was a little paradise with all my plants and lawn furniture. Also it is very convienient to 15-501 and US-1. I drove to Chapel Hill everyday and got there in about 35-40 mins, and my husband commuted to Holly Springs in about the same time. In-other-words GREAT location! Biggest con...I can't think of one :) Pros: Great apartment, location, hassel free living, good management Cons: can't have fish tanks..other than that none more

No major problems for me. 6/30/2008

Hello everyone. I have read all the comments here concerning The Oaks and while I have heard my share of complaints concerning the management. I personally do not have any complaints. I have lived here for over 4 years with my two kids. And have nothing to complain about. I have had numerous neighbors in that time. And no one has ever been rude. I am not sure about any lighting problems outside at other buildings, but I have a street light right in front of my building and it has always worked. As for the vehicles getting towed. There was a time when the tow truck was here quite often. but that has not happened in quite a awhile. And since then. There is more parking. So that tells you that there were cars being parked here that did not belong. My only complaint if I had to make one. Would be for the non residents trying to come and use the pool. It has gotten quite annoying this summer. But even Donna is trying to correct that problem. And I think its working. So while you can see that there are more complaints than praises about The Oaks. All I can say is that I have been here for 4 years. the rent is more than fair. I feel safe living here. Its very convienent to US1 and the new bypass. So if your thinking about moving here. Take a visit. And ask some of the people around the apartments. None of us are forced to live here. more

The Oaks Apartments 6/10/2008

I lived there 3-4years ago and I guess if you are not a northerner then Donna has no respect for you. I was treated very disrespectful by her. I would like to thank you (Donna) for making me the person I am today. Before moving to the Oaks I never dealt with such ignorance that she displayed. But now that I have experienced it I know how to deal with it in a manner that wont get me arrested. The community was wonderful until the wicked witch of the North came along. I still love the area, the apartment floorplans, but I moved because I felt as though if I didnt I would have made some decisions that would have affected my life drastically. So to management (Donna) I say do what you do best which is try to make some peoples lives a living hell. Try to keep peace on Peaceful Lane or better yet just change the name! While I am sure that violet 01 appreciates comments, you have no right to tell him or her to move from the apartment complex. She or he has every right to habitate in an apartment where he or she pays rent. In fact, your comments were extremely rude and I am quite disappointed in your disposition and lack of respect for the residents in the complex. I have talked with several residents who have also complained about the noise level in the apartments. Of course, it all depends who your neighbors are in any apartment complex, but these walls I am told are very thin. I have rented in another apartment in the community and am very happy there, so you might want to think twice before renting here. Pros: Nice exterior Cons: Rude residents more

Worse place I ever lived 1/7/2008

I lived at the Oaks and I moved because Donna was crazy. I saw her hiding behind the mailboxes one time watching people. Crazy as a loone. She used to follow me around to make sure I cleaned up after my pet. Come on she had nothing better to do. The outside was always flooded with water. The apartments were super thin walls. If you wanted to sleep past 8 oclock in the morning forget it they were always cutting grass. They found things to charge you for. Cons: Alot more

DON'T MOVE HERE!!! RUN DON 10/2/2007

Do you like having your car towed, talking with insensitive management, and hearing your neighbor urinate? If so, this might be the place for you! Sure, while these apartments look nice on the outside, the inside is a totally different story. I recently relocated from Greensboro and came upon these apartments. Rent was cheap and they looked nice. But, I had to sign the lease before seeing the apartment because of ""policy."" When I moved in, there were terrible stains and the fridge didn't work. I made note of the stains, I was told the carpet was already cleaned. The fridge was replaced after 3 days after excessive pestering of management. My car was towed at the request of management because I did not have a sticker. I recently purchased a new car, and because the leasing office is only open during regular business hours, I did not get another sticker. Management, Donna specifically, never even apologized for the towing. I had to pay a lot of money and lost valuable time from my job to get my car out of the tow lot. Plus, my car was towed without even a warning. The outside lighting is horrible, so consider safety if you are a female. I have to pay for my own outside lighting. The walls are super thin, and I can hear my neighbor use the bathroom. How disgusting!!!! So sure, the rent is affordable, but are you willing to pay the consequences? My advice, move somewhere else. A Beautiful place to live for very reasonable money and management/maintenence are the best! 9/25/2007

We have been living here for 2 months now and so far it has been a blast, if something breaks they get right on it, they are very nice at the office and the neighbors are super friendly, which is something us northerners is not that used to.\r \r despite the rumors that this place was horrible loud on Friday nights, I can say that it is not true, while we have the occasional kids gathering on the parking lot, it is far and in between and I do not think you can find any places in America where that doesn't happen now and then. \r \r We also have a food lion across the street, it takes us about 4 minutes from we leave our apartment till we step into the store, there is also a gas station located nearby and we got easy access to US1 which takes us literary anywhere we need to go.\r \r Our rent is $525 for a 1 bedroom with air conditioning, which I dare you to find any cheaper and in that tip top condition.\r \r To sum it all up, we love the Oaks and I do not foresee us moving anytime soon. Pros: Great Service, Cheap Rent, Central AC, Washer Drier Hook-ups, Padio, Pets allowed, up to 2 parking spots per apartment, swimming pool, work-out room Cons: You might have to walk a bit to get your mail and get rid of trash more

Violet 1:\r I don?t know where you are talking about but I know you are NOT talking about the Oaks Apartments in Sanford. Donna, Anita & Steve go OUT OF THEIR way to help everyone and are always polite to everyone. Even the RUDE people. I have a question how long did you have your ?NEW? car before it was towed?? I bet it was several weeks or months, because I know for a fact that Donna goes out of her way to find the owner of a car before it is towed!!! The stickers are for the tenants benefit!!! So when we come home we have a parking place in front of our homes and not down the street. As for the ?Noise? & ?Stains?. I have lived at the Oaks for 4 years now and I have NEVER experienced the problems that you are talking about. My daughter has lived her for 7 years in a separate apartment and she has NOT experience the problems you are talking about. We LOVE it at the Oaks and we are STAYING, my advice to you if you are so miserable there MOVE!!!!! Plain & simple, get a moving van and MOVE!!!! But don?t talk about the management at the Oaks; they go OUT OF THEIR WAY to help the tenants there. Pros: Management & Price Cons: NONE!!! more

Great Place to Live 3/1/2006

The management is friendly and very eager to help you. The location is perfect for traveling to Raliegh and Chapel Hill. Nice outside appearance and inside is nice too. Large closet in the largest bedroom. Great price. I was paying $200 more for a much smaller apartment than I am in now. Overall just a wonderful place to have a home more
