I was looking for something to occupy my time this evening, so I went surfing on various issues and was taken by surprise when I came upon some pretty harsh words aimed directly at a business associate of ours. I’d like to give a view from a property owner’s perspective. This is only the beginning of our story & our relationship with MACE Property Mgmt and Jennifer Stewart.\r

We bought our first rental property in 2007, a single family dwelling with a small yard and increased the number of single family dwellings to three(3) by the end of 2008. We had previously employed a property management company for four (4) years to manage each property from renovation to leasing & ongoing management. Each year, it became a necessity to supplement the rental account with personal funds to support the managing, operation and upkeep of the rental properties. \r

We were close to calling it quits as Landlords about the time we were introduced to MACE Property Management. They took over managing all three properties in mid-2011. We noticed the positive difference in management style immediately, and subsequently, we began noticing improved results reflected in our monthly rental statements. MACE has been successful in the overall management, maintenance, and continued occupancy of our properties since 2011. \r

Jennifer Stewart, Asst Property Mgr at MACE, is the driving force behind the positive changes in our situation. She turned our rental woes into a positive cash flow in a relatively short period of time while managing to bring the units to code and in good repair.\r

Jennifer has been our primary property manager at Mace, and has handled the majority of our rental issues from clean ups to clean outs to repairs and to evictions and back to reoccupancy. \r
Jennifer has represented us (as the property owner) on multiple occasions at hearings for violations by negligent tenants. Some violations have the potential to carry fines of $300.00/ day and higher for the property owner, even though the negligence originates with the tenant. (high weeds & grass, trash, debris, animal issues, loud, disruptive behavior, ).\r

I sense, from some of the harsh, accusatory, and downright mean comments aimed at Jennifer, the author(s) had most likely, ended up on the opposite side of a Courtroom blaming Jennifer for their situation, or was just a “player” tenant who was feeling exposed at a particular point in time. \r

I notice the lack of substantiating comments or specific examples that would support their unfounded attacks which appear to be on a more personal level. Jennifer works for the owners of MACE as well as the actual property owners. If she is attending a hearing or an eviction – she is usually there just doing her job. If she is attempting collections on past due rents, again, just doing her job, Nothing personal – all business. Jennifer is easily able to recognize when a good tenant may be going through a temporary tough period and has worked things out with the tenant in an effort to avoid additional worry and concern for them. \r

In ANY situation out of the ordinary, communication, planning, and fulfillment of committments or promises is key to a success story. \r

Jennifer Stewart was (& still is) our saving grace, whom we trust managing our properties and appreciate for all the effort and hard work that has been producing positive outcomes for clients. \r
