I was looking for something to occupy my time this evening, so I went surfing on various issues and was taken by surprise when I came upon some pretty harsh words aimed directly at a business associate of ours. I’d like to give a view from a property owner’s perspective. This is only the beginning of our story & our relationship with MACE Property Mgmt and Jennifer Stewart.\r \r We bought our first rental property in 2007, a single family dwelling with a small yard and increased the number of single family dwellings to three(3) by the end of 2008. We had previously employed a property management company for four (4) years to manage each property from renovation to leasing & ongoing management. Each year, it became a necessity to supplement the rental account with personal funds to support the managing, operation and upkeep of the rental properties. \r \r We were close to calling it quits as Landlords about the time we were introduced to MACE Property Management. They took over managing all three properties in mid-2011. We noticed the positive difference in management style immediately, and subsequently, we began noticing improved results reflected in our monthly rental statements. MACE has been successful in the overall management, maintenance, and continued occupancy of our properties since 2011. \r \r Jennifer Stewart, Asst Property Mgr at MACE, is the driving force behind the positive changes in our situation. She turned our rental woes into a positive cash flow in a relatively short period of time while managing to bring the units to code and in good repair.\r \r Jennifer has been our primary property manager at Mace, and has handled the majority of our rental issues from clean ups to clean outs to repairs and to evictions and back to reoccupancy. \r Jennifer has represented us (as the property owner) on multiple occasions at hearings for violations by negligent tenants. Some violations have the potential to carry fines of $300.00/ day and higher for the property owner, even though the negligence originates with the tenant. (high weeds & grass, trash, debris, animal issues, loud, disruptive behavior, ).\r \r I sense, from some of the harsh, accusatory, and downright mean comments aimed at Jennifer, the author(s) had most likely, ended up on the opposite side of a Courtroom blaming Jennifer for their situation, or was just a “player” tenant who was feeling exposed at a particular point in time. \r \r I notice the lack of substantiating comments or specific examples that would support their unfounded attacks which appear to be on a more personal level. Jennifer works for the owners of MACE as well as the actual property owners. If she is attending a hearing or an eviction – she is usually there just doing her job. If she is attempting collections on past due rents, again, just doing her job, Nothing personal – all business. Jennifer is easily able to recognize when a good tenant may be going through a temporary tough period and has worked things out with the tenant in an effort to avoid additional worry and concern for them. \r \r In ANY situation out of the ordinary, communication, planning, and fulfillment of committments or promises is key to a success story. \r \r Jennifer Stewart was (& still is) our saving grace, whom we trust managing our properties and appreciate for all the effort and hard work that has been producing positive outcomes for clients. \r The rest of the story will follow – of her greatest feat.. stay tuned.\r \r PS – Thanks Jennifer – for all that you do for us. \r \r more

I have dealt with Mace Properties before when I was looking for a home. I have dealt with Jennifer Stewart in particular and she was nothing but nice and professional to me. She helped me find the place that I am currently in. Unfortunately, my landlord does not work with Mace anymore, however, Jennifer continues to this day to be nothing but helpful, kind, generous and sweet to me and my family. I am currently trying to move and everytime I contact Jennifer to see if there is anything in my desired neighborhood, she lets me know, helps me try to get it if I am interested and goes above and beyond to help me. She genuinely wants to see me happy and I am upset that Mace is no longer the property manager for my home. I defintely hope to work with Mace and Jennifer again really soon! more

I am currently renting from mace and have been for about 6 years now and have not had any real problems with this company. If I call for corrections on any issues and or repairs that are needed; I have always received response within a reasonable time frame. Jennifer Stewart has always worked with me and was never rude or aggressive on her responses to me. Mace agents have always been very kind in our communication. I have nothing but nice words for this company & I am sure it will continue this way. I continue to rent from them & have recommended to others. more

I wouldn't even give Mace a corner of a star! When it comes to professionalism they have none. The secretary, Jennifer, just yells at you for everything and will not listen to reason. I have rented from them for 2yrs, I have fixed everything that has broken or needed repair myself, I have never complained about the crack-heads and drunks that live around me, never complained about the cockroaches and I have still payed my rent on time the entire time I have lived here. Now that I sent a notice to vacate they have a problem with me. I guess the only way to treat the one good tenant you have is by yelling and making threats. Unfortunately for them I know a lot of people and will be making sure that no one I even know of takes over this apartment, that I have made a very nice place out of my own pocket. However you can live here and rack up $3,000 in back rent before they even evict you so if you're a low-life looking for a free ride this is the place to get it. more

Mace property management 4/26/2012

Jennifer steward as wll as Mace is very organized crime/carnegish like. She has a general hatred toward tenents. She maintains that she is trying to address issues profesionally but insists the tenent is at fault. She is organized crime aggressive with tenents. She maintains she has animals but hates those animals that tenets maintain more

Will Demand Money and Refuse to Give it Back 6/16/2011

My sister submitted an application and got approved. They demanded a deposit to hold the apartment. She sent the money order on June 7, 2011. On June 14, 2011 she notified them that she would not be moving in. She never even had a lease agreement put before her. The name of the woman who is her contact is Jennifer Stewart. The website and agreement stated ""If we feel at that point they are the right prospect we then will collect a security deposit in the form of a certified check or a money order and inform the tenant if they choose not to sign the lease before moving in then the deposit is non refundable."" According to Pennsylvania Code 9.50 (c) They can charge you 1st and last months rent for a deposit once you sign an agreement to move in. Code 9.50.7 (1) states that they have to return any unused portion to you within 30 days from the date the landlord receives possession of the premises. She never moved in, has never been on the property and the landlord always had possession of the premises but they refuse to give back her deposit. They stated to her in an email that ""they would give her back her deposit once they find another tenant and the tenant moved in."" This company has taken over $500 from a very young lady fresh out of college moving to a city on her own. They are a bunch of crooks. This company does not respect the laws of their state, and they do not follow their own policy. I wouldn't even give a 1 star rating if it wasn't required to post this review. more

Very slow in response, nobody answers phones 9/22/2009

We've been trying to get a hold of someone thru email and phone the last few days and nobody is getting back to us. Clearly they aren't very concerned about customer service which makes me think that perhaps we don't want to rent from them anyway since they're probably in change of getting plummers etc. in. If we're having this much trouble getting a hold of them just to view place, just think of being one of their tenants! Might be a nightmere. Pros: Nice Listings Cons: Trying to get a hold of someone there is impossible more
