I've lived in a building managed by Lapham for about 6 years and I've never had any problems with them. Maintenance issues are taken care of promptly, and the response time is very fast. Everyone has been absolutely professional and I'm very happy to be living in a Lapham apartment. more

Lapham manages a property I own. The management and staff are absolutely professional. I've found them to be extremely competent and very responsive to my inquiries and they give sound advice. They react promptly to tenants' maintenance calls and use professional and competent contractors. They anticipate issues that come up and solve them before they get out of hand. Staying with Lapham has been among the best decisions I've made for my property. more

we had a heater with a stubborn pilot 5/23/2012

we had a heater with a stubborn pilot light and finally called Lapham to come and fix it. They arrived in a few hours and got the problem fixed. I am glad to be writing this from a warm bed tonight! more

Organized and Professional 5/9/2012

I have lived at a Lapham apartment for about 1 1/2 years and I have found the staff to be very organized and professional. The common area is kept clean and I have had very few of the problems that I'm used to with apartment life. I've lived in complexes where management is virtually absent, but it's not like that with Lapham. They are there for us when we need them. more

Successful Management 4/4/2012

Because I live outside of Oakland, I thought it would be difficult to manage my properties and deal with a third party. Lapham has proved to be anything but difficult, and is now an essential part of my success in property management. more

Excellent for my apartment building. The management of this company has made a complete change for the better among the building and tenants. It is because of the Lapham Company that I am able to keep my building, when I was on the verge of selling. more

Easy to work with 10/6/2011

I was moving to the Bay Area from Phoenix and so I was looking for a place online while still in Phoenix. I found a unit that looked pretty nice and was within my price range. It turned out to be managed by The Lapham Co. They were able to accommodate my busy schedule and set up a showing that worked for me. They were very kind in every conversation I had with them over the phone and never seemed annoyed that most of our communication took place while I was back in Phoenix. I ended up renting the unit and I am happy with the place and the people I have been dealing with from Lapham. more

After handing management over to Lapham I have had great results, both with keeping the unit occupied and taking care of it. I tried to do this for years with the help of another company that I realized wasnt doing anything for me. Now that Lapham Company is taking care of it I really have a great income property that is easy for me. Well worth the expense to avoid the hassle and still benefit from the property. more

Excellent 8/29/2011

As an investor, and resident of San Diego, I feel that the Lapham Company has done a phenomenal job at managing my units in the Bay area. The have really catered to my specific needs and have managed to keep in communication with me despite the fact that I live out of town. It was a major decision I had to make hiring them over 5 years ago, but not a day has gone bye that I regret making that decision. more

Easy to rent from 8/16/2011

I signed a 2 year lease with The Lapham Company and they were great during the entire lease! Very easy to work with and get in touch with. When I moved out, to my surprise I got a good percentage of my initial deposit back. Highly recommended! more
