This company is unscrupulous & poorly managed. Any investor would be wise to hire another property management company to manage their property.

DO NOT RENT FROM THEM... unless you're some sort of repairman. \r \r They took ONE MONTH to fix my AC in the middle of summer. It was over 90 degrees in my apartment for over a month. \r \r Getting them to fix anything is like pulling teeth - I have to call at least 4-5 times before people come out. Things do get fixed, but when you have to pester them so many times, and wait anywhere from 2-5 weeks, it makes it a huge hassle.\r \r I've been with them for 2.5 years, and they've been the same the whole time. It's awful. I signed up on here JUST to complain about them, since I hate dealing with them so much.\r \r Don't rent from them, unless you don't mind doing all your own maintenance. more

Be Forewarned! 5/16/2012

I live in an apartment building of medium midtown size which is (mis)managed by Kismet. My year's experience with them is that they do not give one rat's ass about their tenants. First, there was a bad spot in the ceiling when I viewed the apartment. I was assured the leak was an old one and that it had been fixed. FALSE. The first rain it leaked like a seive and so did several other new spots, ruining my new, professional paint job. Kismet has never repaired that damage. Second, the A/C went out. It took several days of 100+ degree weather before the outside unit was replaced. It did not cool like the old one and now doesnt cool the apartment at all on mere 85 ' days. Third, I started having problems with my refrigerator. After three half hearted attempts at repairing it Kismet finally replaced it with a refrigerator that is missing parts, drawers, shelves, etc.. It looks like something they picked up that morning off a curb in North Memphis, but, at least its not ruining my food. Trying to get them on the phone is an entirely distinct problem. You are placed on hold until you have to hang up and call back. If you call after hours the voicemailbox is ALWAYS full. Word of God! Try it right now if you dont believe me, I mean, as you are reading this, while after hours. 901-272-8658. Hit any of the options, or ALL of them, and see for yourself! The building I am in is owned by a lady who lived there for decades. It was good place to live then. She moved out and Kismet took over. It seems to me they are on an avowed mission to turn the place into ghetto property. DO NOT RENT FROM KISMET! more

THE WORSE EXPERIENCE EVER! (Very Rude,Unprofessional Staff ) 5/5/2012

I wish I had never crossed paths with Kismet Property it's agents and especially the staff at their office,this has to be ""The Worse"" property management you could lease from! very unreliable,the staff in office is very RUDE,GHETTO,and takes nothing that you bring to their attention serious.From day one I had nothing but trouble dealing with this company,they avoid phone calls,place you on hold for 25 minutes 10 seconds.The staff is the office takes everything as a joke (especially the lady at the front desk over maintenance) they'll tell you you're on the list to have something repaired (I'll say don't hold your breath because they won't come) everything is funny to the girl that take payments at the window,I don't see why/how Kismet let someone like this represent their company (Bad Choice) Save yourself a Headache,a lot of red tape and getting the Run Around and don't rent from this place,if you I promise to GOD who art in heaven you will regret it as I do(Please go somewhere else) they'll put in one of their properties and ignore any repair request,it states in their LEASE that their properties are ""AS IS"" hmmm (I'm going to have a good talk with the BBB about this place.They don't keep up the maintenance,lawns at none of their properties.The red flag to me should have been most of their properties they don't even put For Rent signs on the properties.I see there are a few FAKE reviews on here about how good they are ""Don't Believe It"" (I'm sure the fake reviews where done by that girl in the office,seems she likes the computer and facebook) You'll learn the Horrible truth if you lease from them....Save yourself a headache and stress find something else most of their properties are run down and have numerous code violations.I don't see how this place is still in business,the way it's managed is a joke...that's not funny truly sad! If I could rate it a negative zero I would,that's just how awful Kismet and it's staff,agents are. more

Love my home 1/24/2012

I have lived with kismet for about 3 years. I Love where i stay, it feels safe and thats a plus in my book , for i have kids that i have to protect. The property is well-maintained and the maintenance is handled in a timely manner.As long as i have lived with them, i have never had any problems. The staff is wonderful. They work with me to help me out if i needed any help. Overall I am a satisfied tenant.. more

I have been with Kismet for 2 years now and I have only the best things to say about them!! They have been managing my home and have done a fantastic job. They are hones, hard working and dependable. If you call the manager at any time he returns your call and always provides the best customer service. I would recomend them 100% and I think they are the best property management company in Memphis!\r more

Rude. Irresponsible. Nasty 12/2/2011

Stay far away from Kismet. The hot water in my apartment does not work. I wait upwards of 30 minutes for it to get warm- if it gets warm at all. I have had to boil water to wash dishes for 8 months. I call, they claim to be sending someone out. nothing gets fixed. It took weeks to get them to come fix a plug that shot out sparks. The ceiling in my bedroom is wet from a leak on their roof and they couldn't be less interested. The people in the office are angry, thoughtless, rude and lack any sense of personal responsibility. DO NOT RENT FROM KISMET. more

Great Experience 11/3/2011

I find the negative reviews hard to believe. I have been leasing from Kismet Property Management for over two years and I have had nothing but excellent service and rapid responses to any maintenance issues or requests. I would recommend Kismet Property Management to everyone. The office staff is top notch and very professional and I love their tenant portal where I have the ability to pay online and send electronic maintenance requests to the office. Kismet Property Management gets a five star rating in my book. more

Don't do it if you can help it! 6/19/2011

First off let me say this, I think that it is very skeptical that about four 5-star reviews were written on this company in one day. Not a coincidence! Let's start at the beginning. When I first looked at the house, even though the house was in a fairly bad neighborhood the houses on the street looked decent and the house looked good. I think the first bad sign of poor management was that the door was unlocked even though no one was working in the house. I took a look inside and decided that if was decent enough for the price ($675/month). The assistant in the front (Lisa) was the type of person that would put on a facade for clients to get them reeled in but she was actually pretty rude from there on out. We were told by Marvin that we could move in Labor day weekend and then we could sign the lease at the house instead of waiting and going to the office after the weekend. This was the 2nd mistake. We booked U-Hauls and had cleaned out our previous residents ready to move in all to find out that Marvin had not considered that that particular weekend was a holiday and that he was going out of town. After going back and forth with him about us getting keys to the house as he promised he finally called a maintenance man and got him to give us a key even though we would not have signed a lease at the same time. Once we got in the house their was no refrigerator. The utility bill was sky high in the house b/c we had to keep the thermostat down on 60 for the house to even be cooled to 75 degrees. After submitting a letter of things we wanted fixed, it took a while for us to get anything fixed. They only fixed some things and said that we would have to fix other things b/c the manager would not pay to fix it. This process took weeks after we moved in. Back to the horrendous air problem. After suffering through the rest of the summer, we were finally told that since it was about to get cold they would not worry about fixing it until it got back hot again around March '10. I complained that we would have the same problem during the winter with the heat because there was only 1 small unit that was responsible for air and heat. They would not be moved on their decision insisting that the heat would not be affected. But as I thought, the heat did not warm the house to a comfortable temp unless we kept it on 85-90 degrees. Our MLGW bill was 400-500 a month for a fairly small house. Now lets talk about the maintenance men. They had 1 main guy that would bring his cousins and friends to help him fix things or though it seemed that way. I'm sure he was not certified to be doing half the things that he was doing. Lets skip toward the last 3-4 months. My ceiling sprung a leak and things were falling from the it. Of course it took them days and days to come out to look at it. They did something but did not fix the problem so the ceiling continued to leak. They NEVER patched the ceiling back up or painted even after multiple calls and visits to the office. One time I went to the office because no one was returning my call or responding to my needs as a tenant and when I got there I saw a group of the ""managers"" and maintenance men going to the pub next door to their office. When I got inside the rude ass lady, Sarah, said that their was no one their for me to talk to because they were at a ""business luncheon"". BS! And of course again no one called me back to address my issues. I have plenty of horror stories that I could tell but I think just one more would suffice. We wanted to get the hot water heater checked out. When the maintenance men got their they didn't fix our problem but caused another one. Apparently, they had messed with the gas line and caused a leak. That night when we got home the house was filled with gas and we had to call MLGW. THIS COMPANY IS NOT WORTH THE HEADACHE! PLEASE STEER CLEAR FROM THEM UNLESS YOU ARE A TENANT THAT IS USE TO LIVING IN SUB-PAR CONDITIONS! HEED MY WARNING! THEY ARE INCONSIDERATE AND MONEY HUNGRY! more

Very Poor Management Company - Don't Do it. 3/3/2011

I used Kismet for about 3 years. They started off strong, grew too fast (as did their ego) and really continually dropped the ball.\r \r I am still contemplating taking them to the Tennessee Real-Estate Commission and suing them for damages.\r \r They left properties vacant for extended periods of time, failed to return prospective tenant calls timely, mis-informed owners that vacant property was repaired and rent-ready and repairs had not even started, loss of rent was immense.\r \r Repair bills were inflated and quite suspect at times. The monthly management reports are extraordinarily confusing and nearly impossible to follow. They even have difficulty following them to explain what they were doing.\r \r Bo Jordan is the primary contact for the company, Mr. Kismet appears to do nothing. more

Top notch Property Managment 5/29/2009

This company knows how to work with clients and keep the owners of the property informed. I have been utilizing their services for the last two years and they have done a lot more then I would expect. If you are in need of property management I highly recommend them. Pros: They go above and beyond the call to make things work more

KISMET'S CUSTOMER SERVICE HAS BEEN THE BEST I HAVE EXPERIENCED AS A RESIDENT. THE STAFF AT KISMET FROM THE OPERATOR TO THE MAINTENANCE STAFF HAS BEEN WONDERFUL TO WORK WIITH . IF I HAD TO REFER MY FRIENDS AND FAMILY TO A MANAGEMEN COMPANY THEY WOULD BE THE ONLY COMPANY THAT I WOULD EVER RECOMMEND. Pros: ALWAYS HELPFUL Cons: THEY MAKE ME PAY MY RENT more
