What's the lowest score I can give? \r \r [PLEASE AT LEAST READ THE TL;DR AT THE BOTTOM IF YOU DON'T HAVE TIME FOR THE WHOLE STORY]\r \r I could go on for hours about how horrible it was to deal with this realty company, but I'll try to keep it brief. First let me say that I consider myself pretty easy going and non-confrontational. When I was shown the apartment I asked if it would be cleaned and painted before move-in (the previous residents had been there 5 years and the place was pretty filthy), and they assured me it would. Cut to move-in day. THE APARTMENT WAS A DISASTER:\r \r -Stove: Broken and unusable\r -Microwave: Broken and unusable\r -Refrigerator: No handles on the doors and had a yellow layer of filth on the inside\r -Broken floor boards, wall sockets, garbage disposal, doors, closets, you name it\r -The walls were a yellow-ish color (clearly not painted) and the carpet was frayed, coming away from the wall, and smelled like urine\r -There are sooooo many more things I could add (for example: bathroom sink covered in hair and shaving clippings, like COVERED in them).\r \r When we made a list of the damage we observed and politely brought it to the office we were told that there was no way they would fix everything. They basically laughed in our faces and told us they also wouldn't clean/paint anything or change the carpet--that was on us if we wanted to do so (even though they had previously agreed to do it). The only thing they would fix was the appliances.\r \r We decided to just bite the bullet and deal with it (what choice did we have!?!) and were happy they would at least replace the UNUSABLE appliances. Cut to 4 weeks later, they decided to renovate our entire kitchen without our consent and without notifying us. TEAMS OF WORKERS ENTERED OUR APARTMENT DAY AND NIGHT. They stored all of their equipment and supplies in our living room so the only place we could go was the bedroom (and obviously, WE HAD NO KITCHEN). When we complained they again just laughed in our faces because they knew there was nothing we could do. THIS WENT ON FOR OVER 6 MONTHS.\r \r Finally after things settled down (6 months later) everything was fine, no complaints. \r \r Then came our move out. We obviously did not renew our lease, and we made sure the place was SPOTLESS (we had a sense they were crooks). We even took a video, pictures, and had a witness there to verify. I honestly thought we would be fine (I mean, the apartment was a shithole when we moved in!).\r \r Well, of course THEY KEPT OUR ENTIRE SECURITY DEPOSIT. I was furious; we had to clean up after the previous tenant (of 5 years) by ourselves and endure construction (without a kitchen) for over half our lease! When we pressed them for an explanation they cited things like: \r \r -missing light bulb\r -broken doorstop\r -re-paint fee (they didn't paint before we moved in!)\r -new carpet fee (they refused to give us new carpet!)\r \r In the end I was moving out of state and was just so fed up I couldn't deal anymore. So yea, I let them get away with it. But, I hope you don't.\r \r tl;dr: Moved into a filthy apartment with no working appliances (and a litany of problems); landlord refused to fix anything but appliances; landlord decided without notifying us to renovate entire kitchen; spent 6 months in heavy construction with no kitchen or access to our living room; landlord kept our entire security deposit at move-out for no reason\r more

My experience with this Company is excellent! I am a Tenant and have never had a issue every time I called they responded in a timely manner! I love the office staff .. are so cool...they go out of their way for us in our unit! excellent customer service! more

JMH Realty Concepts has been managing my condo for over a year now. Exactly the kind of management that I was looking for, hassle-free. They took care of some of the prep work prior to renting since I was moving out of state also. The experience has been so great that we are now listing another house with them. I would definitely recommend them if you are looking for a property manager. more

I was referred to JHM Realty from a friend in search of renting an apartment. I couldn't be happier with the way our search turned out. I provided the area that my friends and I wanted, certain amenities we were looking for, and a price range we felt was affordable. JHM Realty lined up showings for us and made the process seamless and comfortable. They showed us 3 places that fit our description and we signed a lease the next week. more

You know when I started to appreciate my landlord? At 1:00 AM on 1/27/11. That?s when my heat stopped working. It turned out that the heat was oil and the oil company didn?t make a delivery on time, but we didn?t know it at the time. I was pretty upset. I called the JMH office, and followed the emergency directions and someone called me back in about 10 minutes. They couldn?t fix the heat that night, but they did come out and bring me and the other tenants? space heaters until the oil company came out the next afternoon and made things right. I think they did a great job. more

First off, if you're looking at JHM properities and they seem like a good deal- RUN AWAY! JMH is staffed by lazy people who really don't give a crap about your housing situation, no matter how bad the housing is that they rent out. They would prefer to talk on the phone and play computer games and get paid for it, rather than actually do their job. So we had been at this place a few years because it is pretty tough to find apartments that are affordable, large, within walking distance of center city, and have parking. And we found one. It looked really nice and had just been fixed up when we moved in. Fixed up, but dirty. They hadn't cleaned it upon moving in. No big deal though, right? Well after several months of living there, we periodically would have new roomates. And I don't mean the people kind. I mean the furry rodent kind and the big black bug type. You know what I mean, we just can't type it in these reviews. We had to have exterminators come. Our basement leaked water all the time, and we aren't talking about little tiny amounts of water. We're talking we had like a river in the basement that would gradually get absorbed back into the dirt/cement floor. We also had a leak in our bathroom that repeatedly shorted out our neighbors' (floor above us) water heater. The longer we lived there, the worse it got. Our water heater eventually failed but was fixed in a few days. Then our oven broke, that was fixed in a week. But even though they were fixed, it required us calling AT LEAST 4x to tell them to fix it. We started developing severe allergies, headaches, wheezing, and bronchitis. Because of all the water in our basement, we thought that we probably had mold. We called several times to ask if they would come out and fix the leak in the basement and also check for mold. No one ever came. They once said they?d send someone out to fix it, but no one came and the water kept flowing, and the allergies got worse the longer we lived there. We eventually decided to give up on the mold issue and just move out. But unfortunately, we still had about a year on our lease. Before we could move out, our furry friends were back as well as the nasty critters and we had a new addition. We had an infestation of winged bugs that eat at decaying wood, which tells us that our basement was probably rotting way with mold. They swarmed in our apartment and ate away at our door frames. They came three times and we did get an exterminator for them as well after calling several times to get the problem fixed. Just before we moved out, we noticed a huge bubble in our bathroom ceiling. When we touched it, it was damp. Worried that the ceiling might cave in and cause serious damage and or/ injury to anyone in the bathroom at the time, we called them to send someone out to take a look. No one came and 4 calls later, I had to get rude to get someone sent out. This person who came was in turn rude to me. It was determined that the floor above us had an AC unit that was leaking and it could?ve caused a serious issue if they continued to use the AC unit. Luckily it was getting cool enough not to use it, so they turned it off. The bubble didn?t get worse, but it remained. Flash forward to having moved out and on with our lives. Not a surprise, it took well over 30 days and several phone calls to get our security deposit back. But we did eventually get it. Be persistent. And since we have moved out, mysteriously the bouts of bronchitis, wheezing, and awful allergies and headaches have gone away, probably because we're away from the allergen (AKA MOLD). So stay far away from JMH managed properites because you don't want to know what you have coming your way! more
