We have also gotten some of the labor done by a freelance laborer to try to save costs. We feel that Josh is Doing a good job and is responsive to what we need. more

No good for Homeowner's Either! 12/22/2010

This company likes to collect dues but does very little for the betterment of our neighborhood. We have contacted his company on a number of occasions to have issues addressed and have had little to no response. Advise against doing business with this person and his company. more

Awful 5/20/2009

By FAR the most unprofessional and rude property management company you will ever deal with. STAY AWAY!!! Impossible to get a hold of for even minor maintenance issues. Our bathroom ceiling caved in from a leak in the unit above, leaving a several foot wide huge hole. It took over 2.5 months for this issue to be fixed. Over 3 months for us to get MIRRORS IN OUR BATHROOMS! Took away our fridge when it broke, and replaced it with a mini-fridge. This only begins to scrape the surface, you cannot make this stuff up. Good luck getting your deposit back, you will probably have to take him to court... which is what we are in the process of doing. Do yourself a favor, and tell your friends and family, STAY AWAY!!! Cons: EVERYTHING more

Property Manager to AVOID 9/9/2008

I have never gone through a property manager before, but Pete Hiltz has to be the worst out there. From day one it was like pulling teeth to get a response out of him or his office staff. They are rude and not helpful from top to bottom. When I asked for a repair on the condo unit it took him weeks to get back to me and then he didn't even have a key to the property to let the service person in. No matter how early or late I mailed my rent check I was always charged a late fee. While he was happy to charge a late fee he was not as happy to return calls or actually ""manage the property""-imagine. If questioned he got confrontational. When I left he charged me to clean the carpets and a ""change the lock fee."" The guy is incredible----and terrible. Avoid at all costs. more

Bad management 7/24/2008

I rented from Hiltz for a year. They have unfriendly, unhelpful office staff, and they were impossible to deal with in getting even the simplest maintenance issues fixed. more

I chose to rent through Hiltz based on the seemingly friendly nature of the owner of the business, Pete Hiltz, and the reasonable rent and application fees. The few things that did go wrong took A LOT of persistent phone calls and requests to get fixed. Some things simply never were fixed. The office staff is rude and impersonal. I highly recommend choosing a different agency to rent through. more

Get another Property Management Firm 8/31/2007

Last year, I signed an agreement with Hiltz Property Management to manage a home here in Charlotte. He was pleasant and his fees seemed reasonable. He rented the home quicker than I expected and I thought he might be as good as the Property Management firm I have for a California property I had. I was so wrong. Although the house was rented in September of last year, the tenants had not moved in as of December 8 , but were preparing to do so. They had the water and other utilities turned on, but did not notice the dripping faucet in the laundry area for 2-3 days. When they went into the house, the carpet throughout the house was soaked, walls were wet, some flooring was buckling, so they called the property manager. Mr. Hiltz did not return their calls for about a week. (I talked the the renter today). 3 weeks after the problem, Mr. Hiltz called me. I have no idea when he called the folks to extract all the water, but seeing that the water was still being extracted and the rug being dried took until about January 15th. I called him numerous times during that time to follow up on the required painting, as well as wanting to gain access to the house to fix some closet doors from about the 3rd of January until Mid February, but he gave me one poor exxcuse after another why the painting hadn't been done, or why he couldn't provide access to the house. Finally after a month and me yelling at him about not returning any calls or keeping any promises, the painter arrived and I went over concurrently and fixed the doors. I have now terminated his services, but met the lady today who had actually rented the house. she told me that he was rude, treated her like a criminal and also never returned her phone calls either. I would suggest you run quickly whether you are considering renting a home managed my Hiltz management, or using them as your Property Manager. more
