Last year, I signed an agreement with Hiltz Property Management to manage a home here in Charlotte. He was pleasant and his fees seemed reasonable. He rented the home quicker than I expected and I thought he might be as good as the Property Management firm I have for a California property I had. I was so wrong. Although the house was rented in September of last year, the tenants had not moved in as of December 8 , but were preparing to do so. They had the water and other utilities turned on, but did not notice the dripping faucet in the laundry area for 2-3 days. When they went into the house, the carpet throughout the house was soaked, walls were wet, some flooring was buckling, so they called the property manager. Mr. Hiltz did not return their calls for about a week. (I talked the the renter today). 3 weeks after the problem, Mr. Hiltz called me. I have no idea when he called the folks to extract all the water, but seeing that the water was still being extracted and the rug being dried took until about January 15th. I called him numerous times during that time to follow up on the required painting, as well as wanting to gain access to the house to fix some closet doors from about the 3rd of January until Mid February, but he gave me one poor exxcuse after another why the painting hadn't been done, or why he couldn't provide access to the house. Finally after a month and me yelling at him about not returning any calls or keeping any promises, the painter arrived and I went over concurrently and fixed the doors. I have now terminated his services, but met the lady today who had actually rented the house. she told me that he was rude, treated her like a criminal and also never returned her phone calls either. I would suggest you run quickly whether you are considering renting a home managed my Hiltz management, or using them as your Property Manager.
