I moved in here thinking that this was a nice little quaint place with a lovely view of the woods, enough lawn for my son to play in. In the first year my apt was almost burned down by my drunken neighbor who fell asleep while smoking, the new neighbor grows and smokes an abundance of pot. I've had my sink fixed 7 times in the past 3 months for the same issue...now awaiting for them to come for the 8th time. My closet doors are still broken, I've called and left messages, the closet doors they refuse to fix. I was told by a maintenance man, they will replace/fix the doors, once I move out, until then, I'm to deal w/them hanging ajar. The walls are so thin here I can hear my neighbors doing their everyday menial chores, the ones that in any other apartment, you would not be able to hear w/proper insulation. I tried to get out of my lease early, which to be honest, I wasn't surprised when they said no, even though I requested that or to move to a different apartment to avoid the po more

Happy To Call Home 10/28/2010

I'm not sure just where the other locations are, which are mentioned in the other reviews, but I certainly have no such complaints about Ranch Village, in Parma Heights. It's clean, quiet and I've never had an issue with getting any service requests addressed right away. They even take the time to call and ask if there is anything they could do. The rent is reasonable and I don't see myself needing to look for anything new. Any large complex will have its issues, but I havent experienced anything that would be cause for any concern. The windows can be a bit drafty, during the colder Winter months, but the heating bill doesn't really reflect that. In my five years there, my neighbors have changed several times, in each apartment around me, and there haven't been any problems yet. The smaller buildings help keep things a bit more private and the location, near the park, makes for a nice wooded setting. I would recommend it to anyone. more

One Step Below Living In a Cardboard Box 11/25/2009

If you are looking to live someplace to get you out of your cardboard box on the corner of Broadview and Pearl, I'd suggest you hang tight and avoid Goudreau Management like the plague. Anyone with kids, elderly parents, pets, morals, etc. would have better chance of survival if they were being hunted by the mob. This hidden away community has its share of criminal activity. One of the leasing agents told me while I was filling out my application to "check 'no' to the felony question" (even though I have a spotless record) otherwise, they would do a background check. Apparently, they only do background checks on people who openly admit that they are felons. There are drug busts there daily along with numerous break-ins and theft, loud music and parties constantly, broken water pipes in the winter, terrible insulation, vandilism, etc. There was a woman a few winters back that slipped on the ice because Goudreau Management was "cutting back" and refused to salt the sidewalk. Not Secure 11/23/2008

There have been too many incidents in the apartments that are owned by Goudreau Management. I have known three families that have lived at more than one location, and incidents have happened with all of them and with others that never make the news. The buildings are not secure, and anyone can walk in off the street. I have heard that many years ago a teacher was murdered there. The parking lots are also not secure and vehicles are frequently broken into. Background checks are not done on all of those who live there, and you don't know what's moving in next to you. Nothing ever gets done to improve this situation nd this has been going on for decades. I would never live there and it is a blight in the neighborhood to those who own homes around these apartments. Goudreau Management can be considered borderline if not actual slum lords. more

  • Goudreau Management was founded in 1948 by George J. Goudreau, a pioneer in the both the Single Family and Multi-Family Industries. With more than twenty years of home building experience behind him at that time, he embarked on the development and construction of several hundred apartments. Again, he broke with tradition and created a new Property Management Model that hinged on the strengths of two types of individuals ...... those with good people skills and sales ability to lease and those with good technical and mechanical abilities to provide service.
