I am buying a HUD owned house, and this company is so slow, they promise they will close it within 45 days. And it has been 100 days since the day I am under contract. Called them a lot of times, every time they say it will be closed this week or next week. But then nothing... Keep postpone for no reason. Keep telling me to wait. They just want you pay for the extension fee and rip you off! Every extension cost $150, and you will need to pay even you did nothing wrong. more

I have been a Private Money Lender for over 12 years and I have used GBS Partners to close several loans. This is the most inefficient closer I have ever used. They lost one of my borrower's earnest money checks. Their response was ""we have verified receipt of the envelope, but cannot verify receipt of the check"". If my office did not put the check in the envelope, don't you think a pro-active employee would contact the sender of the ""empty"" envelope to tell the sender the envelope did not contain the necessary check. Secondly, they take a very long time to close and they have forgotten who the the customer is. It seems they either have too much business or not enough employees. more

GBS should absolutely make some changes. They should orient their clients to the system they're about to be processed by. They should give each client a ticket that could be checked on online. They should mention in their initial documentation that even if you're ready to pay cash for the home you're about to buy today they're still going to take 45 days at minimum to process your case. They claim this is because they process homes for the entire state of Washington and have 100,000+ cases to process at any given time and they're processed in the order they're received, no exceptions. We agreed to purchase a home from HUD for cash on May 2nd and just signed papers with a courier who came to our home today, June 14th and the actual close will probably be June 20th. We did everything in our power to speed the process up. We tried to get GBS and BLB and HUD talking to one another and it amounted to naught. Bottom line is, accept that this is going to be like going to the DMV on a Saturday. Accept that multiple agencies have to orchestrate, HUD, BLB, your financier, property HOA, insurance companies, the county, realtors and GBS is largely just playing the same waiting game you are while all these parties come together for the transaction. We always found GBS responsive to inquiries. That doesn't mean they did everything right or in a timely manner but they did try to give us correct information and help us understand the process as best they could. more

We are trying to close on a HUD home and GBS is handling the closing. I see that a lot of people are having issues with this company. Does anyone know if they have had a lawsuit filed against them? We are seriously thinking about filing a lawsuit. more

Not liking GBS Escrow at all! 9/2/2010

I have sold real estate for years, but this is my first (and last) experience with selling a HUD home and dealing with this type of escrow company. Normally Buyers and Brokers get to choose the escrow company and normally the escrow company tries to work WITH you and they are helpful and the Buyer and Seller get to choose the closing date, and closing is not such a hassle. Well, with these guys escrow dictates closing, so if you buy a HUD home, forget the closing date, because you are going to get 2-8 extensions (15 days each) and who knows what interest rate you'll have at closing or even if you still qualify!? Oh and I have complained to HUD, but so far I'm not closed and doing yet another extension, because escrow can't keep up with the files... more

GBS has had my paperwork for 25 days with no sign or inclination of setting a closing date. They will not accept any documents from my bank, and in two days, I will pay an extra fee to my bank to keep my interest rate. GBS says to me, my lender, and my Realtor: don't call us, we'll call you, basically. Next will be the fees to HUD. more

These gals at this small hole in the wall office had the nerve to tell me during my closing process that they could not offer me any assistance until everything came in on my file from the seller...WELL I bought a house before and was never treated like I could not ask a question or did not exist until certain papers were in their possession!!! This escrow company should not even be in business. I signed my contract over a month ago and I still do not have a closing date. They are rude and very unhelpful almost to the point you think they do it on purpose. Unfortunatly if you buy a HUD foreclosure you have no choice. They SUCK Cons: too many to count more

Escrow services for HUD 5/4/2010

Worst escrow company ever! After working in the business for 10 years, I have never seen an escrow company not do its job like this one. They don't pay off lien able utilities and don't pay off assessments, even though the contract says that Hud will pay off all assessments. Communication is horrible, they don't care and don't get the job done in a timely manner like any other escrow would do. Frankly, I don't think their one escrow officer even knows what whe is doing. Unfortunately, if you buy a hud home you don't have a choice but to use this escrow company. Cons: Too long to list more
