Great Place to live.\r New management has been very responsive and making the place an all around nice place. Pool is a great plus for my kids and you can't beat having a washer/dryer in the unit. more

I think this is a good place to live. I really like that the maintenance is helpful and the managers are nice. In the winter, the sidewalks are always salted and everything is plowed. That's good to know since I go to work early. It's a great place and I haven't had any troubles here. I would recommend it because where else can you find a quiet setting with all the ammenities you need? I haven't found that yet, I'm staying put. more

I live here - 5 1/2 years now - and don't understand the bad reviews. My townhouse is really big and I love having a washer and dryer. The washer broke down once and it was replaced in 2 days. I call that good service. I'm insulted that other reviews say the tenants here are trash- I am a nurse and my boyfriend is a teacher. There are a lot of tenants here who have lived here for many years because this is a great place. I think the negative reviews come from people who the landlord decided not to renew their leases because they weren't responsible tenants. I think this because one of the tenants near me was screaming that they had to move because they couldn't get another lease and they would ""fix"" the landlord when they left. So I'm guessing that resulted in the bad reviews. I don't know the managers that well because my work schedule doesn't leave much free time and we are private people but I do know that they live in a 3 bedroom unit - not a 2 bedroom as stated in some reviews. more

Avoid this place. The setting was nice, but the management is the epitome of unprofessionalism. You can never contact them, and when you do all you get is a runaround. These folks are either willfully negligent or just plain stupid. Do not expect to get your deposit back minus major deductions. We scoured the place top to bottom but was still charged $260 for cleaning. Lease agreements are nebulous and apparently subject to the whim of the owner. more

Beware!!!! First off ""Alek Hidell"" (Matt Lemery) is the Manager in Fayetteville Pines. He is the major problem at that complex. Refuses to fix anything. From what I understand everything was fine at Fayetteville Pines with his wife (Stephanie Lemery) taking care of everything until he started working here. Matt and Stephanie are severe alcoholics and drug addicts. Up and walking around the complex at all hours of night with their children alone sleeping at home. Matt has been in numerous occasions where he was drunk and high trying to fist fight tenants. Holding childish grudges against tenants and directly harassing them and their children. Which is against the law and a felony. (A landlord is prohibited from any action intended to force a tenant out of an apartment or to compel a tenant to give up any rights granted the tenant by law. No landlord, or any party acting on the landlord?s behalf, may interfere with the tenant?s privacy, comfort, or quiet enjoyment of the apartment. Harassment may take the form of physical or verbal abuse, wilful denial of services, or multiple instances of frivolous litigation. If a landlord lies or deliberately misrepresents the law to a tenant, this may also constitute harassment. Rent regulated tenants who feel they have been victimized by harassment should contact DHCR. Landlords found guilty of harassment are subject to fines of up to $5,000 for each violation. Under certain circumstances, harassment of a rent regulated tenant may constitute a class E felony. NYS Penal Law ? 241.05.) I seriously doubt that the Owner (Ira Dumnoff) has any idea how his employees are representing him and how much trouble he may be forced into by the lacking management. Labudablue was correct. I did check into the Fayetteville/Manlius township and they have been working towards shutting down Fayetteville Pines. Closed hearings have happened in the last three months to push the complex to be shut down. My suggestion to the owner Ira Dumnoff is to oust the managers Matt and Stephanie Lemery they are a plague upon his business. Matt is supposedly a teacher and he bullies tenants and their children. It's prob his drug problem keeping him from being a teacher. Keep away from Fayetteville Pines!!!! more

HORRIBLE 11/12/2011

I lived in this complex and after realizing how awful it was moved out after my one year lease was up. It is very true that the on site management is horrible! They have 3 children (including the two of them) living in a 2 bedroom. I actually did report this to CPS, because it is a clear violation of appropriate boundaries for children. However, many other in the complex do the same. The management (stephanie and her husband) party a lot with certain people living there. I was disgusted when I saw stephanie walking through the complex at 9pm wiith her children smoking a cigg. with beer in hand. As for having anything fixed, forget about that. When I moved in my apt. was disgusting. Also, they dod not follow laws regarding to fire safety etc. The last I heard Fayetteville was trying to shut down the property!! Worst Place ever 10/25/2011

The review below here is most likely Stephanie or Matt. First off those two are real pieces of work. They do not return calls they have parties in the parking lot where Matt gets drunk and becomes belligerent. Matt also attempts to intimidate people to avoid doing his job. It took 4-5 months to get some of my security deposit back. I had to contact a lawyer and the BBB. Okay the apartment was absolutley dirty upon moving in. Doors wouldn't close electrical wires were live and hanging out of the wall. The range in the tiny kitchen was covered in grease inside and out. There were no light bulbs any where not even the fridge. There was no covers on any of the radiators. The sink would fill up and take over an hour to drain. Maintenance was useless and it took over a month to only get some things fixed. I had no power in my apartment for 2 days because Stephanie and Matt would not answer or return my calls. The ceiling hidden under the drop ceiling was rotten and had beams exposed. All the electrical was out dated and the electrician that fixed the power when it had went out told me how dangerous it was and advised me to be careful. The whole apartment was on 2 breakers and none of the outlets were grounded. They would plow the parking lot against the back of my car and never shoveled the stairs or walk way to my apartment. They rent to scum because the management Stephanie and Matt are scum their selves. They allow their kids to run around unsupervised and are very unprofessional. Olivia M's post is very true to what you will experience at Fayetteville Pines. I chose to ignore all the negative reviews I read and there are a lot of them and are worth looking for because they are all true. This is the worst place to live and I have lived on the south side of Syracuse. more

Hypocricy At it's Finest 6/30/2011

Olivia M, the author of this ""review,"" is a former tenant of Fayetteville Pines Townhouses and Apartments, recently removed due to documented felon drug possession and distribution, crack I believe, and is currently serving time in a federal penitentiary, along with her recently acquired husband, for said reasons. Olivia M was constantly under surveillance by Manlius Police Department. Olivia M was a full recipient of all sorts of Welfare services, yet drove a Audi and a Saab...interesting. Additionally, Olivia M was not even in custody of her OWN children, who lived with her mother for reasons I could only guess at, so those living in glass houses shouldn't throw stones. As for her security deposit, which technically was the state's security deposit, I am not surprised that it was not returned to her as her entire apartment, cabinets and all, had to be gutted out and replaced because of the atrocious nature of the unit. There are documented pictures to prove the condition of the unit post-vacancy that I took as I lived close to the unit in question and had been inside it socially prior to the removal of the tenant(s) in question, so I HAD to show people what scumbags lived there, though management does not know I have these pictures. I will be posting them on the internet. Overall, the complex is a great place to live, family friendly, with great management on site. I would recommend this place to anyone now that the trash has been removed off site. Worry about your own legal concerns, Olivia M, before you try pursuing other ones. Have fun in prison, convict! more

The GHETTO of Fayetteville 5/24/2011

I would not recommend this place to anyone. Let me begin by describing the management, absolutely unprofessional. Repairs are not addressed in a timely fashion. There seems to be no organization. As a tenant I repeatedly gave written request for repairs and yet they were not addressed. The on site management live in a two bedroom unit with 3 small children. Not only is that illegal, it is symbolic of the type of things they were allowing to take place there. Initially, they seem like nice people but over time they show their true colors. Stephanie and Matt are often partying and drunk walking around the complex. Their children roam the parking lot unsupervised. Maintenance is a joke. The layout of the townhome is unique and in my oppinion well worth the rent. However, everything is akward. For example, the light switches are all crooked and placed odd. Nothing is centered or properly installed. The yard is kept nice and the landscaping is improving over time. Fortunately, I no longer live there but i would like to share with you some of the things I witnessed at Fayetteville Pine Townhomes. I hope by doing so, you will know what you could be getting yourself into. There is a register sex offender that resides there. Noone told me this, I learned this information by doing my own research. A tenant had a dead deer hanging from a tree and was skinning it. A tenant sells marijuana and has gambling parties in a unit. The police are constantly at different apartments throughout the complex. It seems to be one domestic dispute after another. I used to hear a woman screaming through the walls. On one occassion, I called the landlord Stephanie and she had to come to see if the women was okay. The police did nothing to stop what was going on. Maintenance told me they would pick up doors that were ""suppose"" to be replaced. Typical negligence on behalf of maintenance, they never showed up. The doors were stolen from outside of my apartment. I heard of tires being slashed and even a brakeline cut between fueding neighbors. The rental lease states that security deposits are to be returned on the 20th day after moving out. I spoke to Stephanie on several occassions as regards to my security deposit being returned and she gave me the run around. She told me that she doesnt handle security deposits and that she can not give me the name or contact information of the person who does. They have not returned my security deposit to me, nor have they given me any reason as to why not. They will not answer my phone calls or respond to my voicemails. I am very disappointed. I was not a complaining tenant despite the chaotic atmosphere. I am glad that I took pictures and documented their unprofessional behavior. I will pursue this matter legally. I have never heard of a landlord just keeping a security deposit without even giving the tenant an explanation. I paid to have the apartment professionally cleaned as well as the carpets shampooed before I left. I look forward to exposing what they are doing there. It really is a shame. The townhomes are nice, in an excellent location and school district. Hopefully, eventually new management will take over and this could be a nice place for people to live. more
