We have been long time investors all over the country and this team definitely serves us better than any other we have found. We have 4 duplexes all over the Houston area, some in quite ""troubled"" places and while there are always some difficulties, they always handle it with efficiency and respect. THIS COMPANY IS THE WORST!!!! if i could give them ZERO stars.... I WOULD They sit back and collect money every month but they can't even invest in a telephone service. EMAIL is the only way to reach them. THEY ARE LAZY AND RUDE. our hot water has been out for almost a week and I told them I wanted it done today and they spitefully had someone scheduled to come out tomorrow. They're just butt hurt because this is the 2nd bad review I have written about them. SHITTTTTYYYY SERVICEEEEE DO NOT RENT THROUGH THIS COMPANY!!!!!!!! more

I love these guys! We were renting a house managed by them, but then the owners decided to sell the house at the end of our lease. We were so upset, because we loved the area we were living in and didn't want to move. They were managing another house near where we were living and helped us through getting a new lease on our current house. They even helped us get a discount for a moving truck! Just this past weekend, our dryer went out and we called Saturday morning and left a message so we could get on the shedule for repairs on Monday. They had someone out on Saturday and we were able to do our normal laundry weekend! Great performers!! Thanks to David, Alex and the rest of Dual! more

I have been a longtime property investor and owner and this is a top quality outfit. Easy to work with and rapid email responses. My only regret is that they don't have offices in other locations. Highly recommended! more

I can not say strongly enought that this is a management company you HAVE TO STAY AWAY FROM! At first all was fine, but as the months went on our income property become more and more mismanaged. Every monthly statement had serious mistakes that we had to call Tom/owner about, we were never making a profit, any repairs were extremely over inflated, our tenants began to call us because their calls to Dual were not being returned or addressed in a timely manner. We had enough after 1 year, our mistake to hang in there, after we fired them and hired a new management company ""Miraculously"" our units began making money that very first month again and our tenants are extremely happy. One star was marked because the site makes you! more

A very bad experience! The response was fast, but the unit didn't rent for several months. The unit was never cleaned as promised (fee refunded after a while). They let me get out of the service, but once I wasn't a client anymore, it took them more than 3 months to give a refund for things they offered to refund. After sending tons of email messages, I finally had to threaten them with suing my attorney and got very unpleasant responses from the manager, Tom Niehaus - Very unprofessional with former clients. Thus, 1 star. I wouldn't recommend this company to anybody! And yes, it was a total nightmare! more
