They are awful!!!!!!!! 9/16/2009

They are awful. They have done nothing for High Pointe at Lake Arrowhead. We pay for sprinklers that have never worked. They cut down trees on our own property without asking us. They ignore our calls. Bob especially is a waste of space! I called once with a concern and it took him six months to resolve it. I found out later that he was friends with the person doing the violation. They are the worst management company I have ever come across...avoid them. Pros: NOTHING!!!! Cons: EVERYTHING! more

Not very consistent 7/22/2009

This company does nothing to help the arborview subdivision. They take the money, will not build another pool, and picks out small flaws which must be corrected before the next inspection. When I call to speak to the lady, she is either never there or will not come to the phone. She also plays favorites. There are people in this subdivision that have never received approval for work, but had it done anyway. IS THAT REALLY FAIR???? Really.......I know it's a thankless job but do you have to be so rude when you do it? Glenda thinks she is some kind of dictator and we all must bow to her. She doesn't return phone calls, writes long winded emails and at meetings she won't ever shut up. Most of our subdivision doesn't like her at least I haven't met one person that does. She doesn't even realize who she works for and that when the home owners take over the HOA we will get rid of her and probably the company she works for. I can't stand Douglas Property Management!!!!! THEY ARE SO RUDE!! I called about many issues, and BOB does not call back!! He is very rude!! People work to hard for their money to pay the HOA and the Douglas Property Management does not care and it starts with BOB!!! WE SHOULD ALL VOTE AND KICK BOB OUT!!! HE DOES NOT BELONG THERE!! Worse of the Worse 5/17/2009

I live in Shaw Lake. I have complained many times of the conditions of dog feces and several renters in one home. Did they care?? NOTHING was done. They said they would look into it and get back to me..What a joke Nothing was done at all. They take our dues and all they do is mow around lawn and care for the pool. In the meantime several dogs are unleashed and feces all over. Lawns are over grown with weeds and all they care about are cars in the streets. Homeless people parking cars in the pool area and sleeping there all night!!!! Do they not care about our community. Shaw Lake is a joke. I thought I was moving into a nice neighborhood, I was wrong. Terrible Non-Management Companhy 5/3/2009

Very unprofessional. This management company does nothing but sit in their office and collect their money. Community has become a shambles because they won't enforce covenants. They hire the slowest and cheapest for any job that does get done and subsequently work is subpar. Do not communicate. When they do they use email list that does not include all homeowners. Do not return calls. If you are lucky enough to talk with someone they never have the answer you need and give vague information and never offer to find out what you really need and call back. Poor Customer Service 5/2/2009

Douglas Property Management needs to be renamed to Douglas Property Miss-Management company. They constantly send letters with incorrect information and threaten legal action while not signing inspection letters. In addition they are sending letters to incorrect houses. After over a decade of doing nothing, their focus is miss- directed and should start with the major issues. Rental homes, commercial vehicles, portable basketball goals, parking in the street while there is an entire driveway not being used and then work on getting the worst kept homes to comply before going after the homes that are kept neat and pay their dues on time....They need to remember who pays them. Horrible experiences 4/2/2009

I wanted to put a fence up. I got approval from the HOA and put it up in June of 2007. Decemeber of 2008 rolls around and i get a letter from my HOA saying my fence needs prior approval. So I fax them the letter of approval that they emailed me in 2007. Couple months go by and i get the same letter. I'm thinking, ok they must not have got my first fax, so i faxed the approval form again. I keep getting calls and mail saying i need approval for my fence, finally i send them a fax with the approval saying here it is quit harrassing me about it. The letters keep coming, so i just toss them away. Finally i get a letter from their attorney saying i owe $1200.00 in HOA fees, $160.50 in past dues, $50.00 attorney fees, and the HOA is saying i owe $635.42 in attorney fees. Well what happened was I added privacy boards inbetween the fence slats to my existing fence. Didn't think anything of it. I didn't think it was a fence. The HOA claimed it was a second fence, when all i did was add pickets on top of existing pickets for privacy. They said in their letters ""your fence(s) need prior approval"", months after these privacy slats were added. If they had said your fence modification or changes needs approval, it would have been different. Now i'm in a pissing match with them over these fines and fees, and apparently their not wrong, i am. What do you think? They're going to steel my money or put a lien on my house and property. I've got more to blog about with this company, and you've guessed it. It's not good. The Glen at Kingsgate in Woodstock, Georgia 12/14/2008

Douglas Properties and the HOA that governs The Glen at Kingsgate are truly the most incompetent group of people I have come across. Initially , I felt the actions of some that lived in the community as well as those that governed the board were innocent actions. But, I came to realize relatively quickly that there are people that live in the community whom are considered, in their minds, ""privileged"" and able to say and do what ever they please. They are encouraged by the HOA and Douglas Properties to not only harass ""certain"" neighbors, but they are also encouraged to send frivolous letters to home owners over literally petty concerns. It is also apparent that a few of the homeowners are jealous of ""certain owners"" in the community and have made it known via the above mentioned over the years. It should be stated that if you work hard and have attained in life a good career, then perhaps you would not have time to ponder over what others have. Perhaps instead you would focus more on your daily activities. Therefore, as a member of the board or a past member of the HOA, it should be your duty to act more like human beings versus acting like someone who has never had the responsibility of serving on a board. If you acted more like intelligent human beings versus animals, maybe you would not have such a narrow one-sided view and continue to show favoritism to some in the community versus being fair to ALL in the community. more

Incompetent Management, Very Incapable 4/17/2008

Douglas Property Management filed a lien against my home for a past due balance on Homeowners Association fees, attorneys fees, and the lien fee. I had proof that I had already paid the Homeowners Fees. The day after the lien was filed they said that they did not have the payment. The next day they found the payment. My concern was that for a good amount of time my money was missing since they had cashed the check. What had they done wiht my money? Many of the same problems happened with my neighbors. They may have been collecting interest on our money that was missing for Douglas Property Managment . Then it should have been up to them to absorb the attorneys fees. We are still checking to see if they charged the Homeowners Association for their mistake. Douglas Propoerty Management uses a high powered attorneys' office in Atlanta instead of patronizing a local business in Woodstock. They have discriminated against races in our neighborhood for years. The properties in the neighborhood are not kept up, and they allow this to go on without taking action to get the Homeowner's to fix up the property. Yet, they spend their time making calls threatening when other neighbors call with a complaint about a neighbor that may just be a squabble beween neighbors. Many of the neighbors have received letters asking that they correct items to be taken down or moved because they are against the covenants, and yet the homeowner doesn't even have the item they asked be taken down or removed. When I have called the office about an important matter, like them leaving the sprinklers on straight through for four days at a time when it rained for some of that time, you cannot get anyone to respond. I was not allowed to have a six foot privacy fence approved, which is what the covenants call for, but yet there are three foot fences. In other words, certain homeowners are allowed to do what they want, while others of us have liens filed when we have payed our dues. Pros: Absolutely None Cons: Totally Incompetent, Cannot get any help,. No staff Expertise, are very threatening more
