Don Walker Rentals

Five Stars--\r \r I rented a 5 bedroom 3 bathroom house from Don Walker. At first I was a little intimidated because they are very strict and come off as a little intimidating because of that. I met one of the previous tenants who just moved out when I first moved in and they told me that they didn't get their deposit back. (which scared me!) Turns out their dog destroyed the property and that's why they didn't get it back! (there were tons of scratches on the bathroom door and flooring in my house from their dog.) I met 2 other tenants that were renting from them that had no problem and said they always got their deposit back. \r \r Worrying about renting from them turned out to be a big waste of energy because they never gave me a problem. I am a good tenant- I always had my rent in early and made it a priority to take care of the property I was staying in. They never took advantage of me & always appreciated my efforts of being a good tenant. (The lawn was always mowed, we never parked in the grass, or disturbed the neighbors, etc.) Whenever something broke they always sent the repair guy over to fix it asap.( Although, that only happened a few times.) Repair guy was very nice. Even helped me with some things he wasn't required to! Like hooking up my washer and drier. \r \r We just moved out of the house we were renting from them and the cleaning list was very detailed--(honestly took me about a week to complete because the house was so big) BUT we did get our full deposit back. I developed a very good relationship with Don Walker and would recommend them to others! Just take care of their property and be sure to have your rent in on time and they will be very good to you. They have to be strict because they have had to deal with some bad tenants in the past. I just got my real estate license so I understand that as I have heard many horror stories about bad tenants. I am grateful to have gotten a chance to rent from them & will miss renting from them in the future. \r \r My advice to anyone considering renting from them would be this: Be the best tenant you can be and they will be the best landlords they can be towards you. You have nothing to worry about as long as you treat their property with respect and get your rent in on time! more

Anybody know if they give deposits back? I'm trying to decide if I want to spend money paying to have my place cleaned in order to get my $500 back. more

I have had 5 landlords in the past six years and have only had problems with Don Walker. The first problem occurred when I noticed that there was mold growing in one of my closets. Their solution was for me to clean in with bleach and spray mildew remover. A week later the mold is back. They come over clean the mold, paint the closet, and leave a dehumidifier for me to run. Mold still comes back. So the tell me the closet is too full and the air won't circulate, that since I live in the basement apartment it is just something I will have to deal with, I need to keep spray mildew remover, ect... This goes on for almost six weeks when a pipe that is in the wall behind the closet burst. By the time I can find the water line and turn it off my apartment is covered wall to wall in 3 inches of water. It takes them 3 hours to come by apartment and asses the damage to see what needs to be done. During this time I am moving all of my belongings on to the street so they do not ruin. The company tells me I they will put in a hotel for one night and then I can find a new place to live. ONE NIGHT!!! They give 24 hour to move out all of my stuff that is covered in water and find a new place to live. Oh and the $650 in rent I paid 3 days prior to this and the $500 deposit I put down will be returned in 4-6 weeks. They did offer another solution I could transfer my rent )( prorated of course) and deposit to another one of their properties. I would however need to sign a new 1 year lease, despite the fact I only have two months left on the current place. My reply was kiss my ass! I currently rent from resident pm and they are wonderful. more

ZERO STARS!!! Don't do ANY business with this man. He has stolen from lots of people. Truly unethical, evil, ruthless. Ask the people at First Bank of Chattanooga. Ask the people at Georgetown Landing. Georgetown Bay, other subdivisions he's involved with. Find out how many projects he's been foreclosed on. He is a TERRIBLE developer and builder. Builds crap. He is as evil & corrupt as they come. He will try to sell you things he doesn't even own. Do your homework. more

I have rented from Don Walker over 4 years now and I have never encountered any problems with them. They have been most accomodating with all my needs even offering to move me to another location if needed. I currently rent from them and will do so until i buy another home. more

I do not recommend renting from Don Walker. They take forever to complete maintainence requests, and will not give back your security deposit. I have talked to other tenants who said the same thing. They come up with reasons not to give it back and keep putting it off. They are rude and do not abide by the law that says they must give a list of charges against the deposit within 10 days of vacating the property. They also do shotty building work. A Chattanooga business that was built by Don Walker 5 years ago just had to tear down an entire wall because of mold inside the wall. more

I stayed there for 2 yrs getting them to fix things takes time but my problem with them is that for the 2 yrs that I was there they all ways came up with a reason not to transfer me to one of there better houses, in the 2 yrs of living on N. Terrace they would never rent the 2 houses up front to a Black person and I have seen them empty for a while and several blacks came by to look at them, additionally when you move out they have a 2 page expectation list in order to get your deposit back but won't give you a move in check off list. Would not recommendthem to no one. Pros: No pros Cons: Try all you want to but they will come up with something more
