They make the process EASY 5/14/2012

We started considering an extension to our house in Forest Hills, Queens but put it off for a while because it was somewhat overwhelming what with design, contractors, city permits, etc. Paul was like an orchestra conductor. Everything fell into place when it should, and his design was great. The end result was what feels like a new house with very little hassle. What a surprise.Everyone who saw the work said it looked like it was always there, not an afterthought. more

Paul Athineos is the only architect I can recommend! He knows his job well and is very proffessional. If you need a good architect he is the one! Ethical, honest and not expensive b/c you don't go in and out of the building department! Jessie more

DIYers, forget about it in Queens. . . . . 5/9/2012

It's impossible to make any structural changes to your building without DOB approval in Queens. Ask me-I tried and paid for it (fines!!?&^%$). Paul is a licensed architect (yes, the license makes a difference) and Architects Rule represented me at variance hearings (necessary for code violations). yes, I paid his fee, but he actually helped me save money by maximizing my property's square footage (I didn't know I could build out). He was right on the mark with calculating construction costs. Paul made up for the sins of my previous contractor who tried to cut corners. Pretty darn difficult for that shite to happen with Paul inspecting BEFORE the walls are closed up. He's the real deal and a nice guy too (which is important when the DOB is breathing down your neck). more

THE ARCHITECT THAT CARES 5/8/2012

Paul Athineos was a pleasure to work with during the entire process from design to construction. Paul listened to what my wife and I wanted and didnt ignore any of our requests;Paul even opened our eyes to things we would have never have thought of. Paul even helped us with the paper work for all the town filing;if Paul didnt help us we would still be IN the building department. Oh get this, Paul returns your phone call. Bottom line, he cares about his customers and treats you like family.. I would highly recommend using Paul for your next job no matter how large or small;you can thank me later. Gets the Job done 4/27/2012

Architects Rule was very courtesy and helpful to my questions. I called the Principal Architect, Mr. Athineos to ask if the property that I was buying could have extension or commercial use. Surely, he will respond to me quickly and give me the answer truthfully and correct. His answer has help me made my decision and bought my new beautiful house. Architects Rule had done a very nice job on my new extension. He got the plan approved quick and keep me up to date on the status of the job. If you need help on your property, Mr. Athineos will surely help you. more

Ahead of time and within budget 4/15/2012

Architects Rule is located in Bayside, 20-minute train ride from Penn Station. I dealt with the principal architect Paul who returned calls promptly. Paul designed a country house (salt-box style) upstate and then worked on legalizing a two-family house in Bayside where my grandparents live. There were no financial surprises (at the end) and we were never in the dark about the process. Paul is now working on an addition for the house next door. This is an archtiect who designs your dream home, not his own. more

This architect was a life saver 4/3/2012

Mr. Athineos (Paul), is a very professional and experienced architect not to mention well versed with DOB codes and policies. Paul was able to rescue us from our previous expeditor/contractor/architect and managed to get us plan approval in 3 weeks where our previous ""architect"" FAILED. We currently enjoy our new 2nd story addition to our home in Queens. Paul and his experienced team kept us informed during the whole process (this is huge) and we highly recommend Architects Rule. more
