I wish that I had read these posts before signing the lease with this absolutely HORRIBLE company. I am glad that I am not alone in my feelings towards American Management. Truly the worst and most disrespectful landlords I have ever had. Before moving in there were many repairs that had to be completed; filthy torn carpets, cigarette smell, fridge that was missing drawers and frozen with a sheet of ice. All repairs brought to the attention of Brandon and Melody. Upon move in NOTHING had been repaired. Since moving in a few months ago I count the days till I can leave this overpriced, previously dirtied home. I have had 6 maintainence calls within the past 5 months. Most recently I asked them to please not enter my home without me being present; so their response was to send an email telling me they would fine me if they were unable to enter....and that legally they could enter the property for any reason. This by law is true, but if you respect your tenants then you find a time that fits their needs and wishes, not by threatening them. This company is entitled, shows no courtesy, and has left me feeling bullied. If you expect to have your privacy, space and wallet respected by your leasing company then DO NOT rent from American Management. more

If I could give them negative stars I would. In the past month, they have managed to make my life complete hell and I don't even live at their property anymore. When my former roommate and I moved out, we cleaned the kitchen and bathrooms thoroughly, and otherwise left everything else that was already crappy in the house as is. A few weeks later, we received our deposit LESS almost 700 dollars for completely BS charges -- ""cleaning"" the kitchen and bathrooms, weeding in the backyard, touching up paint and cleaning baseboards. I contacted the new guys who moved into the house and they were nice enough to let me come back and take a look around...nothing was done to the things they sent me pictures of (including a vent with some cobwebs on it... come on, really?), so I took pictures of the same things and sent them back to the maintenance manager. First of all, this guy is so smug it makes you want to scream. When I confronted him about the charges, he threatened to add more charges onto our bill. I then threatened him with court, which is now where my former roommate and I are headed. They made no attempts to readily fix things that were damaged (not to mention the rats) when we lived there but were so quick to charge us for ridiculous stuff when we moved out. It is a total scam. I'll admit I saw these negative reviews before we moved in but figured people were just being picky....DO NOT put yourself through this. Their properties may look decent but they are falling apart and they make no attempts to fix them. The maintenance manager even said to me that just because they charge us, doesn't mean they have to do anything. I'm sorry, but charging us for labor when the workers go in and do absolutely nothing is wrong. By all means, if anyone has had similar experiences with them, please let me know! Also, don't hesitate to fight them. They will get bolder and keep taking advantage of people if no one does anything. more

I created a Citysearch account just so that I could warn people about how unprofessional American Management is as a business. I was a student at Hopkins and rented a house from American Management for a year. Overall living was okay UNTIL we move out from our rented house. Upon leaving, American Management itemized many ""cleaning"" or ""restoring"" lines on our bill that was outrageously priced. We were charged with yard work for over $200. When asked, they told us that they hired two people for a total of TWO hours at $50/hour. All this just for weeding in the backyard. There were many other items that were equally ridiculous that American Management stands by. When confronted about certain items, they simply would just quote the leasing agreement and tell you to come in so that you can ""discuss"". Please, do not make the same mistake and avoid this company altogether. more

I lived in the apartments on St Paul Street in Mt Vernon, 710 to be exact. I was only there for a short time but while I was there EVERY tenant in the entire place had a problem with bedbugs. I understand that bedbugs are a problem in the city, especially now - it's bad, but it is the responsibility of the owner of the building to ensure that the problem is fixed before they rent a unit out to UNKNOWING individuals. They are so worried about money and so not interested in keeping their tenants happy that when we moved out, because our apartment was INFESTED when we moved in, after only a few months - American Management had the audacity to try to get out us in less than two weeks so they could get someone else in. They had someone come out and spray the apartment once and told us that any additional sprays would be at our own expense. The bedbugs were in the ceiling of that place, and the entire building needs to be completely fumigated. Unfortunately for the unknowing new tenant, the problem is not fixed. We had to get rid of our mattress, box spring, couch, and all of our books. These are slum lords by definition. Avoid at all cost. I have also reported them to the better business bureau. Regarding the realtor, Brandon...he is great, prompt and professional. So now, I need to know about the unit and management. Has anyone lived in the building or in the actual apartment? If so can you please share your experience? Regarding, maintenance, neighbors, parking, and any roaches/mice? Thanks for sharing. please be honest and not just trying to make the company look bad. American Management is the worst leasing company I've ever rented from. The same thing happened to us that happened to elks617, only, they came after us for another $1000 after we moved out. This has happened to two of my other friends, living in two separate properties of theirs, as well. They included such charges as: Moving a folding chair out of the living room. Renovating the house (e.g. new toilet, new light fixtures). Repainting the walls (paint was not damaged by us). Finishing a bathroom (which was unfinished when we moved in). Redoing the floors (not damaged by us). In addition, they stole a grill we had purchased from the previous tenants, and then denied to have done so. We were in college at the time and afterwards, we all moved away, only to get a bill in the mail six months later. I feel taken advantage of by this awful company, who provided terrible service while we were living there. Do not rent from this company. And be aware, companies like this pay people to write positive reviews on these message boards. more

So we just got scammed out of our entire $2400 deposit even though we spent 12 DAYS cleaning and moving our stuff out before we left...the hallways needed a fresh coat of paint but that was about it. it turns out they have done no work at all. They have a scam maintenance company called Titan that writes up invoices full of bullsh*t work that they haven't actually performed on the property...they just hope that you will be stupid enough never to find out that they haven't done anything. So unless you want to live in a property that is falling apart, pay through the nose for it, deal with a bunch of jack*sses and lose your deposit, for your sanity, your pocketbook and your general well being, LOOK ELSEWHERE.
