We recently sold an 8 unit apartment complex. We had some leaking in the basement and a very slow draining bathroom sink. we needed to take care of the problems before closing, so we called Arnold Plumbing to give us an estimate. The service man came and looked at problem #1: leaking bath tub faucet. When we opened the cold water faucet the water was dripping down to the basement pretty heavily. He told me that he needs to change the faucet, that will require to take some tiles off, cut out the wall, change the faucet and call someone else to put the tiles back. We got an estimate of $721.00 to replace the faucet + $246.00 to open up the wall. and he didn't have time to do it only after closing. Well we had to do it before closing luckily, because we changed an o-ring on the old faucet and the leaking stopped. cost $ 1.46, and 15 minutes labor. Problem #2. Slow drain. 4 months ago we had a slow draining bathroom sink. We were leaving for vacation, and the tenant wanted it done right away, so we called Arnold Plumbing. They came and fixed the problem for $ 186.00. The drain was a little faster after that, but not great. By now it is really slow again. He said that they are going to unclug it again for $186.00. I asked, that isn't there some deeper cause for the clugging, since you guys just did it? He said oh no, it is just soap scum and toothpaste build up. I,m using my house with 4 kids for many many years but we don't have to clean out our drain every 4 months or so....+ we have many other tenants too and none of them having such problem. I'm pretty sure they use soap and toothpaste also :).
Problem #3. Furnace Exhaust pipe leaking water. The estimate was $ 364.00. To cut the pipe here and there 2 places, through away old piping and just put new one there. Our solution was: After taking a closer look at the pipe, we figured, that the pipe wasn't even glued together. So,,,,,, we cleaned the PVC pipe and glued it together. Leak stopped right away. So $ 1521 for all of this. So glad they didn't had time to do it!!!!!:)
