To Patti K: In 2005 you purchased a Bradford White electric water heater for installation from George Morlan (GM). You didn?t mention who installed it. If your electrician husband installed it and didn?t take out a permit and have the installation inspected, he broke the law and effectively that could void your homeowners insurance. Your upper thermostat started tripping shortly after installation and after 4 years your lower stat burned up. Gosh! I?m thinking the factory made and installed part might be suspect. As with ALL items sold anywhere, when the labor warranty expires the CUSTOMER pays for the labor. As far as thermostat brands go, if you believe that is of importance, then you must also believe only Ford labeled motor oil should be put in Fords and that a ?Fram? air filter is of lesser quality than one marked genuine GM part.\r You said ?we changed the breaker?. Did you get a permit? What brand of breaker costs over $200? Was it 24 karat gold plate
