Here's why SALL is terrible. (Notice it's long.)

I picked a SALL place because of the ability to have two well-behaved dogs (they are so absentee that we were betting they wouldn't discover them?they didn?t); because, with only five months left of grad school, we didn't want to sign on to a one-year lease (I signed on to a current tenant's lease and essentially took it over, because he wanted to leave?perfect); and, beginning in January, it was important to us to have heat included.
As a result of the dogs?and because I wanted it done?I did all my own work on the place. I fixed extensive plaster water damage in the bathroom. I repainted this and another entire room (second was unlivablely smelly and smoky). Replaced lock on the rear exit to the apartment, the only existing when I moved in. Since the entire 12-apartment building was on the same thermostat, I found it and turned it down from a sweltering 82 to 72. It kept being changed back until m
