We have used Regency Rental Associates for nearly 10 years, and have nothing but good to say about them. They have carefully screened our tenants, each of them staying for multiple years without incident. In the nearly 10 years, we have turned tenants over only twice (on third tenant now). They do it all - calling us only to authorize needed repairs if an emergency occurs, and the contractors and service people they have on their Rolodex are professional, thorough and reasonable. Regency has been the best ""worry free"" management we have used. Unfortunately, our experience was quite different with another agency mentioned here. THAT agency DID NOT properly screen the tenant they leased the house to, and the result was three court eviction orders and over a year to get a squatter out who ""knew how to work the system"" and only ever paid move-in fees (1st & last + dep.) and never another dime. When we finally had to step in to fix it ourselves, we learned our property was being used as a 'drug house', and the damage done was extensive. THAT agency was indifferent to our plight - ""we're really sorry, but it's not our fault - we can't control people."" True, you can't ""control"" them, but you CAN screen them out by doing proper credit and background checks to learn whether or not your applicant has a drug-related 'street name' - something we discovered within only 10 minutes and a few phone calls. Compared to THAT agency, our experience with Regency has been a dream come true!
