I lived in an Omnibus property for a year. The leasing agent is incompetent and reminded us of that with nearly every interaction. Right from the start she had promised us a reduced rate for 1 month (the remainder of the former tenant's lease) with the remainder of the lease being at the full rate. When we went in to sign the lease she written it up without reduced first month rate, a $200 difference. Despite her denial that she had made us that offer, they were able to correct that mistake but it was just a sign of things to come. A damaged screen door took three months to repair. The agent would periodically drive by our place, as evidenced by the fact that we received threatening letters if the lawn wasn't mowed every five days. As I was concerned about my security deposit I took pictures of every square inch of the place when we moved in and submitted a printed copy of all of the photographs with our check-in forms. When we moved out, the leasing agent told us that ours was ""the cleanest move-out"" she'd ever seen! When I received my security deposit refund two months later, they deducted money to haul away items that were in the yard when we moved in! Specifically a role of fencing left by another tenant that the Omnibus agent had pointed out to us when we were initially touring the place, suggesting we use it while we were there. Trying to give them the benefit of the doubt, I informed them (in writing) that they had charged me to haul away items that were not my responsibility. They did not respond (not even to deny me, no response whatsoever). I have faxed, and mailed them the original letter and have sent a subsequent letter and have still not heard from them. The bottom line is, even if you pay your rent in a timely manner and take excellent care of the property these people will try and take advantage of you. Their stated interest is in representing the property owners, to the point that they will completely screw over tenants. Do yourself a favor, look for another rental agency.
