I am in the landlord/tenant business and for our properties we have an American Home Shield home warranty. When you buy a warranty from them they have good contractors and bad contractors, some rated 5 and some rated 1. Whenever I call with a problem, I will only have R&R come out and fix it. If they aren't available and they try to give me another contractor, I will cancel the request and wait until R&R are available. Whether it is for heating, air conditioner or a heater in a pool we always use R&R.
