Due to current economic conditions, corporate decisions with regard to relocations have been put off until the last minute leaving very little time for planning, design and construction. Today's building owners must have the ability to move quickly to accommodate a tenant's move-in date if they hope to secure a lease. This was never more apparent to our organization that with our recent success with Bana Box in McAllen, TX. Bana's lease negotiations with their former landlord had broken down and they were fast approaching their lease expiration and the prospect of costly "hold-over" penalties. By the time we negotiated a lease, prepared and bid construction documents and secured a building permit, we had less than five weeks to construct an eight-week project. Fortunately for us, Bullard Construction Company was the successful low bidder. Bullard Construction was able to complete the project five days ahead of the projected move-in date. As an added bonus, the punchlist for the 98,000 SF lease was the shortest I've experienced in my 30 years of practicing architecture. Speed and quality are not always synonymous with construction projects, but Bullard Construction is not your ordinary contractor.
