Residing one’s house is a major expense and a major hassle! One always wants to get the job done at the lowest cost. Over the years, and many home improvement projects, I have learned to beware of the lowest bid. Even the glowing references supplied by the contractor or good BBB rating often hide serious problems.
Starting with the salesman, who starts off with a low bid only too slyly add on extra work. Then you get a final bill for hundreds or even thousands of dollars more that the initial estimate. When you complain, you find that there is clever wording in the contract that allows the contractor to charge more for “extra” required, unanticipated work. The worst case, however, is when the contractor does not supply the promised lien waivers and then does not pay his subcontractor and home owner gets stuck paying double.

The crew carefully discussed each step in the project and made no attempt to add on any extra work. The final bill matched the estimate exactly and was accompanied with all the necessary waivers.
